Weekly Video Blog #63 - How are YOU going to get there?

Dean Graziosi leads a weekly vlog teaching a short, repeatable three-part exercise: (1) assess where you are, (2) define where you want to go (one-year vision, deals, income, time allocation), and (3) choose a vehicle to get there (he emphasizes real estate and his training/events). The episode includes a testimonial from Carol Stenson who recounts using Graziosi's book to execute her first creative real estate transaction: she put a five-unit property under contract, found a buyer within days, and earned a $10,000 assignment fee without using her own money. Dean also promotes his Real Estate Success Academy and an Edge 2010 live event (with a refund plus $500 guarantee).

Hi, this is Dean Graziosi and welcome back to the weekly blog. I'd like to do an exercise today that we did probably about a year ago. And if you don't remember it, good, because I want to do it again. If you've never done it, it's extremely powerful. I was just up in Utah with some of our platinum members doing a small group mastermind, brainstorm, conference, whatever you want to call it. And I did this with my students and I remember how powerful it is because in life you need to know where you want to go and you also need to know where you are. So what I'd like you to do, if you want to hit pause and grab a pen and a pad or a piece of paper, do so. And what I'd like you to do is I'm going to go through this kind of quick, so I'd love for you to watch this blog again and do this exercise. Grab a piece of paper and make two lines on it. Ok. And what I want you to write up top. And I'm going fast here. Remember, you don't have to. You can hit pause. Where are you? I want you to write on the top one. In the middle one I want you to write where do you want to go? See how I spelled wanna W A N N A. Where do you want to go and how are you going to get there? Okay, I want you to do that. Then I want you to take the time and fill this out. Where are you in life? The first question, there should be question marks, obviously after those. And remember, all change starts with being honest with yourself. Where are you right now? What are your daily feelings? What's going on in your life? What are you stressed about? What do you want out of life? Where are you right this minute? Sometimes you need to really look at where you are and be honest with yourself so you can use that as the fuel and motivation to take action. If you're stalled in real estate, if you've read some. If you're in my real estate success academy and you're just feeling a little overwhelmed or should I fit it in? Of course you should fit it in. So you could be like the students that are on this site whose lives have been changed forever. So you got to know where you are and we're going to use that as motivation. Secondly, where do you want to go? This is a fun part. This is. Where do you want to be in a year from now? Here's a great thing. I'm not the best at setting goals because I'M like in the ditch, digging really fast, not really looking where I want to go. I just want to go and as fast as I can. But what allows me to write down where do I want to go? Is if you and I were having this conversation in one year from today and everything went exactly the way you wanted it and you had an amazing year, what would have had to happen for you to tell me it was the best year of my life? Look ahead and then look back on what happened. So where do I want to go? How many deals do you want to do? What kind of money do you want to have? What do you want to be doing on a daily basis? How much time do you want to spend with your family or free time or your time? How much time do you want to spend on your hobbies or your likes or figuring out what you really want out of life? That's where you want to go. And I want you to write all those in. Again, I'm going a little quick, so I want you to revisit this because this is a powerful tool. And then the last thing is, how are you going to get there? Folks, if you keep doing the same things you're doing today, for the next year, you're only going to have the same thing compounded. You know the definition of insanity? Doing the same thing over and over again and expecting a different result. So how are you going to get there? What vehicle are you going to use? I hope it's real estate. If it's not real estate, what? Let it be something, but don't just dabble in real estate and dabble in something else. All I know is real estate is the greatest thing on the planet right now in this time in history to make money. And I'm here to do everything I can to support you, give you guidance. Our Real Estate Success Academy, my live event, the Edge 2010. If you're making excuses why you shouldn't go, start making excuses on why you should be there. Because that could be the tool that's going to let you get there. And if you're thinking about my Real Estate Success Academy, look at other people who've been there and the success they've had and get in the academy and take action. Because all I know is your best habits. Everything you're doing up to this point has got you where you are. So you need a tool or a vehicle that can let you see where you are and can get you where you want to go. And it can be the rocket ship to take you there. Well, that's my lesson for today. Do this paper, break it up into three points. Stick this on your refrigerator next to your computer. Put it. But figure out where you are, figure out where you want to go and what vehicle are you going to use to get you there. Now I'm going to end this with a great clip that I had. I told you this is going to be a very intense training video. Today a blog. Today a clip with me and Carol Stenson. She sat right here in the studio just a couple days ago and I grilled her on all the techniques that she went from literally using her last 30 something dollars to buy my book. Her kids ate peanut butter and jelly that whole entire week. She looked me straight in the face and said, I used the last dollar I had to get your book. Within two months, she did her first $10,000 assignment. Didn't use any of her own money, didn't use any of her own credit, didn't have to go to a bank. She got out there and took action. And here's one thing, her desperation caused her to take action. That's why it's good to know where you are. Because if you're desperate, if you're scared, good, because that will give you the desire to take action and use my techniques that she Now Carol's going to be at the live event. She's going to be at the Edge 2010. We've done an early bird special just for DG members, the people that are watching right now, people who bought the Empowering conversations and last year's attendees. Oh, and if you bought the Edge Home Study course, those four people have the chance for the next week or so to get in before we open the floodgates to hundreds of thousands of our students. So if you're thinking about it, don't think, do. It will be the best experience of your life. Oh, and one last thing is I'm going to offer such not even a money back guarantee. Better than money back guarantee that if you come to the event and the first day at 5 o', clock, you don't think it's the greatest thing you've ever experienced, giving you capabilities. Not just rah rah inspiration, the capabilities to change your life. If you don't agree, my staff will give you a full refund and $500 extra to get yourself back home. Maybe enjoy yourself a little bit while you're in Arizona. That's how confident I am. I know we didn't have one person take us up on that last year, but we did have some People make hundreds of thousands of dollars after they left. And I want that to be you. Okay, this is a long blog. Watch this really great clip of Carol. You want to meet Carol in person. You want to get all her techniques. Get your butt to the Edge 2010. I'll talk to you soon. So people know where you came from, know the struggles you had. Now you got the book, you dug in, you just were going for it. What was your first deal? I mean, especially because you had no money, couldn't go to the bank. You know, you had to put all these pieces together and just find a way to, you know, match up buyers and sellers or whatever you did. So what was your first deal?
My first deal, Dean, believe it or not, I was actually going through the newspaper one day and I was going through the for rent ads and I started calling all the for rent ads to see if the house was also for sale. Because a lot of times, you know, my mentality was, you know, even with my own house being in foreclosure, I thought if I could just rent the property, I'd be able to pay the mortgage, you know what I'm saying? So I thought maybe some other people would have that same mentality. So I went through the rent ads and actually got ahold of a landlord who had a house for rent on there. And as I was talking to him, he's like, you know, I have four other properties I'd like to sell.
I'm tired.
I'm a tired landlord. I don't want to deal with rentals anymore. So I was like, great, you know, let's go take a look at them. So I ended up locking in a five unit apartment building that he had. I went out there, I knew nothing about apartment buildings, you know, let alone houses. And I went out there and actually made him an offer on the property that he took. We locked it up. I didn't have much of a buyer's list at that time, but what I did is I basically took that house and I put an ad in the newspaper and I put an ad online and I just left it run. And three days later I had a buyer. So it was really awesome because I didn't know what I knew nothing. I didn't know what I was doing then. Even after I got a buyer, I'm like, okay, what do I do with it?
Right?
So basically I would have to keep going back to the book to see, okay, what do I use?
What do I use? Pages Dog eared.
Yes. I didn't know what to do so basically I went out there, I locked up the property, I found a buyer, assigned that property over through one of your assignment forms through DG.com youm can find those forms online. And I assigned it over to an end buyer for $10,000. And like that was the first $10,000 that I made. And I made that in three days.
That's unbelievable. Now we're talking because you've evolved so much of you locked it up, you signed it, People are going, what's lockup? What's assignment? But basically, if you don't have money, if we want to explain this, and this is what Carol's doing every month, we're going to talk about more of your deals, is to teach you how to get out there and find amazing deals, to find deals that are creative. They're not just in the MLS looking for the cheapest deal on the multiple listing service through a real estate agent. Carol's out there finding deals very creatively. So her first deal she found creatively by being thinking outside the box. By calling landlords. She found somebody who wanted to get out of their house. Well, they wanted to get out. Carol locked it up, meaning she put that property under contract. That person said, if you could sell it, Carol, if you could give me X amount. How much did he want for it?
$259,000.
So he wanted 259. Carol locked it up on paper. Now she had the ability to go out there and look for a buyer. So you got creative, found a way to find a buyer. When she found a buyer, all she did is hand the deal off to the buyer. The seller handed it off to the buyer. And you made $10,000 living in the middle, right? And you made everybody happy. The guy who bought it got a good deal. The guy who sold it, you went to him. He didn't have to get a real estate agent. He didn't have to put it for sale, didn't have to list it, and you got to make $10,000.
And what was great too is after I sold that property, because I helped him sell that property, he was able to pay some of the arrears and keep the other properties. So it was pretty cool to see that just selling that one property helped three people.
