Most people think buying single-family rentals will let them retire. A $3M portfolio in North Carolina with $1M down generated only $5,000 to $6,000 monthly after maintenance costs, showing the math rarely works.

The misconception is that you can just go buy some single-family real estate and retire. It's fucking bullshit. It's literally bullshit. I learned this firsthand by my first portfolio that I bought was a Section 8 portfolio in North Carolina, probably put $600,000 or $700,000 down, or maybe even a little more, maybe like 30%, maybe close to $1 million because it was a $3 million portfolio and I had to put down like 30%. So put $1 million down. After all is said and done, every single month when I have to fix one HVAC here and one broken window here and blah, blah, blah. I make $5,000 or $6,000 a month, and I'm not complaining about making $5,000 to $6,000 a month, but that is shitty returns on a fucking million-dollar investment.
