The misconception is that you can just go buy some single-family real estate and retire. It's fucking bullshit. It's literally bullshit. I learned this firsthand by my first portfolio that I bought was a Section 8 portfolio in North Carolina. Probably put $600,000 or $700,000 down, or maybe even a little more, maybe close to $1 million because it was a $3 million portfolio and I had to put down like 30%. So put $1 million down. After all is said and done, every single month when I have to fix one HVAC here and one, you know, broken window here and blah, blah, blah, I make $5,000 or $6,000 a month. Yeah. And I'm not complaining about making $5,000 to $6,000 a month, but that is shitty returns on a fucking million-dollar investment.
