A first-person site-visit transcript describing conditions observed at the Portofino property on August 3, 2024. The speaker notes proximate commercial uses (EV charging station), various maintenance issues (broken curbing, damaged carports, cracked asphalt, paint-layered wood trim, popcorn ceilings), exterior and amenity observations (siding, gutters, ACs, dumpster/bike racks, pool area), and comparisons to nearby projects (Meridian, Brookwood Club).

So the south side of the property has commercial abetting very closely. There is a charging station, EV charging station behind me. They do have some broken curbing, a lot of damaged carports. Not sure why it's all rumpled up like that. Some big trucks in here. The rest look good overall. And siding so far looks pretty good. Screening gutters offit fascia as far as I've seen look pretty good. I'm doing the perimeter drive here. Some of these darn telecom pedestals get all messed up and they never clean them up. Typical stairwells. So here's a dumpster area. Really large bike racks are everywhere. The ACs so far look to be fairly decent. You can see where there's repairs on that needed forward facing again. Some of these trees need to be trimmed up. The wood trim on the door casings and around the windows and whatnot had layers of paint on them. It's probably time to trade those out to really make things look newer. Popcorn needs to come down. It's a heavy, heavy, heavy maintenance area. Knock down finish most areas. There's some extra storage here. I suspect they pay extra for that. I'll drive through this interior. Some big trees. I would bet there could be some plumbing issues. Most of the bigger ones do seem to be out further towards the parking. There's one that's a little closer but depends on where the plumbing is. I. I don't call this a four star personally, but maybe some people do. The Meridian definitely has higher quality construction amenities and whatnot. And same with the. What you call it. One of them sold for like 88, 000 a unit. I think it was Brookwood Club no. 151, 000 a unit. And I would say that's a better project than Portofino here. There's a lot of cracks in some of the areas for the asphalt. No surprise there. A slurry coat probably would not do it. Sitting area there, that's where the charging station is. I think I started taping after that. Community mailboxes. The ones on the end are crappy, but the other ones look pretty good. The what you saw with the leasing office in that area looked like low ceilings. I mean it's somewhat dated. This is what it looks like from the outside. The pool is behind this. So I'm gonna go walk over to the pool area.
