Ginny Bolling shares what's happening in real estate investing right now, including a return to medical office building deals after a long pause. She's inviting people to local CFRI meetings and investor groups, and plans to discuss how commercial real estate performs during recessions.

Hello. Hello. Happy Sunday. What's happening? Pivotal things are happening. That's what's happening. I have been out weeding. That's pivotal. Long overdue. But I swore I was going to get a post done yet this weekend. So. Yep, pivotal things are happening every day. It's whether or not we choose to pay attention or if we have the time to spend on them. Right. So that's a. Okay. I had a long dry spell myself and this week I was able to get into a medical office building first thing in a year and a half pretty much. So if you are anxious to invest, you probably need to know more people than just me because I'm super conservative and my markets have been overpriced really. So. But things are changing. And so I would say that if you are looking for deals seriously all the time, you need to know several of us that are doing syndications or fund to fund models. And that's if you want to be passive, if you want to be active, I'm happy to work with people and look at potential opportunities to be active. I prefer to have the active ones local. But in any case, the other thing I wanted to share with you. Oh, lots of people have been asking me what I mean by play on work days on my new podcast intro. If you haven't heard it, take a listen, please. I am talking about whatever play means to you for me, yes, pickleball, tennis, something like that. That's what I would prefer. Ideally ride horses or water ski too. But you know, you'd think I'm real active because I say those kinds of things. But I pay the price because I don't do them very often. So I'm so injured. And so, yep, I pay the price. But I love them. So also, as far as my inner circle, it hasn't been very active because of that dry spell that should be changing very soon because like I say, prices are discounted. Things are getting way better. And so I would say stay tuned. If you and I haven't had a conversation, we need to have one log in and sign up in the portal to be able to be notified. But we'll still have to have conversation if you A few conversations if we don't know each other. If you want to know when a deal comes available. And then also I wanted to say that the next week at CFRI we'll have the Brevard and Lake county meetings, the landlord meeting, excuse me. And my women's group is the following Wednesday, so advanced investors will be Thursday. So if you're not a member of cfri and you want to know about investing in real estate. That's the local group that I suggest you join. And so if you have questions, please let me know. My topic this week will be talking about how real estate fares in recessions, and I'm going to link below to a Bigger Pockets article that talks about the residential side of it, but I'm going to talk about the commercial. I think it's six recessions I've been through, so I'm going to put a little personal slant on it too. Have a happy rest of your weekend. Thank you.
