If you're looking to invest in commercial real estate and have no money, here's what I would do. Go make some money. Seriously though, here's what I would do if I didn't have money. I would become a dirt dog. I would go out there and work very hard to source good deals that fit the underwriting criteria of what an experienced real estate developer or investor is looking for. That's how many people that I know have done it and built up their portfolio, including one of our clients at HB Capital. He made his first $10 million by sourcing deals for a real estate developer, and he was able to negotiate commission and or equity into the deals, sourcing those deals. Once he made some money, he was then able to cash out his position, take full equity ownership of handful of those deals, and then build his own development firm on his own.
