Hannah Hammond explains how wealthy people use the buy, borrow, die strategy to avoid taxes. Instead of selling a $100,000 property or stock and paying capital gains, they borrow against it, get cash tax-free, then pass the asset to heirs without triggering taxes when they die.

You buy assets and you never sell them, but you borrow against them. Let's say you own a $100,000 piece of real estate or $100,000 worth of Tesla stock. If you sell it, you have to pay capital gains tax on all your proceeds or all your profits. But if you instead borrow against it, you don't have to pay any taxes because it's a loan. You do have to pay it back. And so that is a secret of the wealthy. We call it buy Buy, borrow, die. You never sell. You buy, you borrow, and someday you die. And hopefully you have your trust set up in a way where there's still no taxes when you die and the wealth gets passed down generation to generation to generation. This is the secret of the wealthy and how they get rich and stay rich.
