Short YouTube clip (Hannah Hammond) explaining how recent legislation reinstated bonus depreciation for real estate, and how investors (including high-earning individuals like brokers) can accelerate depreciation on commercial property to create large one-year deductions (example: $300,000 depreciation leading to about $150,000 tax savings). This is how wealthy people save on taxes by investing in commercial real estate. This is especially important right now, today, because the big beautiful bill just got passed. Regardless of your political view, one piece of this bill reinstated the ability for bonus depreciation on real estate assets, including commercial real estate assets. What this allows us to do as real estate professionals accelerate the depreciation of an asset. So let's say we buy an asset for a million dollars can accelerate the depreciation of that asset. We might be able to get $300,000 of depreciation in one year off of our ordinary earned incomes. My broker makes a million dollars in a year. I can go buy a piece of commercial real estate, do a cost segregation or a bonus depreciation on that asset, and potentially get $300,000 of tax deduction against the earned income of from my brokerage. This is incredible. It could possibly be a, in this example, $150,000 tax savings. Being able to save on that, reinvest in my business, reinvest in assets is an absolute key to being able to grow wealth quicker, have more freedom, and truly create the life that we want to live.
