If I was down to my last $5K, here's exactly what I would do. I would use an FHA loan and use it as a down payment to buy a $100,000 fourplex. I'd live in one of the units and rent the other three out. Then that means I'm basically living for free and it's not going to affect my income negatively in any way. After 12 months, I would move out, bump the rents by a couple hundred bucks, rent out all four units, and probably end up making a couple hundred thousand dollars on this $5,000.
