At 18, Hannah Hammond turned a chance encounter with a neighbor into a $1.1 million commercial listing her brokerage thought was impossible. She listened to his concerns, convinced him to list at his asking price, and closed in two weeks. By 19, she'd made $72,000 from that deal and a follow-up Scottsdale property she set up as an Airbnb.

One person showed up in the open house and it was the neighbor, which in real estate we call those the nosy neighbors. I just built a relationship with him and I listened to him and he talked about the chemtrails in the sky and he talked about his traumatic baby mama situation. And I just listened to him and saw him. He ended up listing a $1.1 million commercial property with me within a week or two. My brokerage told me, you can't do the listing, we can't do commercial, you don't know what you're doing. Still did the Hannah way. So nope, I got this, I'm going to do it. They also told me that it wasn't worth a penny over $400,000 and he wanted $1.1 million. I knew I was only going to get a listing if I listed it for $1.1 million. I saw the value. I listed the property. I think I had it under contract in 2 weeks for full price. Close the property. He ended up doing a 1031 exchange, which is where you sell a property and to defer your capital gains tax, you can buy another investment property. I helped him find a luxury home up in Troon, which is a really nice area in Scottsdale. That was another million-dollar sale, and I helped him get that set up as a furnished Airbnb rental. I made $72,000 from those 2 sales. By the time both of those were closed, I think I was, uh, just turning 19.
