If I had to start with $0 and no license, this is what I would do to get my first commercial property. So first I would either get my real estate license and become a salesperson commercial real estate agent to sell property and then use those commissions to invest in my own property. And also as an agent, start to get more insight on where the deals are and who has the deals. Or I would work really hard to find a good deal for a commercial real estate investor and then I would negotiate equity into that deal once once I found it. So those are the first two things I would do. Either become an agent and sell a deal to an investor, or find an off market deal by calling property owners, searching online, sending mailers and other marketing techniques, and then negotiate with an investor operator to be able to get equity in that deal in exchange for my sweat equity for bringing the deal.
