Millionaires invest in storage units 👀

Why did you pick storage? I know you're in residential development too.

I like storage because it's definitely one of the easiest asset classes to manage. You have to do it well, but it's not toilets, tenants and trauma. Somebody doesn't pay, we can get them out quickly. In storage, I can sweep it out 30 minutes and have it ready to re rent and probably have it backfilled in days, not months or years.

That's nice because it's kind of like multifamily conceptually in the fact that if one person doesn't pay, you still have 100, 500 or however many other units that are coming in and paying. But you don't have all the trau and drama and that human component of having to deal with tenants. I mean, they're basically concrete boxes and they just cash flow and pump out money and there's not a ton of operate management. And then you can partner with these large management brands that have big names and they'll help get them filled up and run everything for you.
