Everybody's been saying retail's been dead for 10 years, and they've been wrong for 10 years. JP Morgan says retail fundamentals are holding firm with strong leasing velocity, rising rents, and scarce new supply keeping quality space at a premium. The key word here is quality. Class A retail in strong locations with great tenants is performing well. Grocery-anchored centers with necessity-based tenants are performing well. Experiential retail that gives people a reason to leave their homes is performing well. Random strip malls in declining trade areas with weak tenants, not so much. You have to know the difference.
