Why This Crisis Could Make Millionaires

Hannah Hammond explains Ray Dalio's warning that the US $38 trillion debt is in late-stage crisis, comparing it to arterial plaque. A $900 billion to $1.8 trillion commercial real estate maturity wall hits in 2026, forcing refinances from 3-4% to 6-8% rates and creating a wealth-transfer window for those buying discounted assets.

The United States of America is $38 trillion in debt, and one of the greatest investors who has ever lived just said that the monetary order is breaking down. Those are his exact words. Not slowing down, not under pressure, breaking down. His name is Ray Dalio. He founded Bridgewater Associates, the largest hedge fund in the world. He predicted the 2008 financial crisis. He studied 500 years of economic cycles, and right now he's warning that America is heading towards what he calls a debt death spiral and an economic heart attack, and that most people have no idea what is coming. So now I know what you're thinking. That sounds really terrifying, and honestly, it should be getting your attention. But here's why I'm making the video, because while everyone else is going to panic, the people who understand what's actually happening right now are going to build generational wealth. This is where fortunes are made. This is where wealth gets transferred from the people who don't understand the cycle to the people who do. So in this video, I'm going to break down exactly what Ray Dalio is warning about, why it matters to you, even if you're not a Wall Street investor, and specifically what you should be doing right now to position yourself on the right side of this. Because in my world, commercial real estate and capital markets, I'm seeing this play out in real time, and I'm going to show you exactly where the opportunity lies. So let's get into it. Okay, so let me give you some context on who Ray Dalio is, because if you don't know him, you need to. This is a man who built Bridgewater Associates from a 2-bedroom apartment in New York City into a fund managing over $150 billion. His fund's pure alpha strategy returned 34% in 2025 alone. He studied every major debt crisis in the last 500 years, and he just released a book called How Countries Go Broke that became a number one New York Times bestseller and is being called a must-read by former Treasury secretaries on both sides of the aisle. So when this man speaks, I listen. And here's what he's saying. The US government is spending about 40% more than it takes in every single year. We're running nearly $2 trillion deficits. The national debt just crossed $38 trillion. And here's the part that should really wake you up. We're now spending over $1 trillion a year just in interest payments. Not on schools, not on infrastructure, not on anything that actually helps people, just on interest on debt that we already owe. Dalio calls this the big debt cycle, and he says that we're in the late stages of it. He compares it to plaque building up in your arteries. It happens slowly, quietly over decades, and then one day you have a heart attack. And his exact words were, We are approaching a debt-induced heart attack. Now, he says there are really only two options when a country gets to this point. Option one, you let interest rates rise, which triggers a debt crisis. Or option two, you print more money to buy the debt that nobody else wants to buy, which devalues the currency. Either way, the purchasing power of the dollar goes down. And Dalio said on the Dave Rubenstein Show that his grandchildren and great-grandchildren who aren't even born yet are going to be paying off this debt in devalued dollars. And we are sitting there thinking, well, that doesn't affect me. I'm not a billionaire hedge fund manager. Let me be very clear. This affects you. This affects everyone. Because when the dollar loses value, your savings lose value, your paycheck buys less, your retirement buys less, the house you want to buy costs more, The groceries you need cost more. It's already happening. You're already feeling it right now, aren't you? I am. You just might not have had a name for why. Okay, so here's where I need you to really lock in, because what I'm about to tell you is the difference between the people who come out of this wealthier and the people who come out of this completely broke. Every major financial reset in history has created massive, a massive wealth transfer. Not a wealth destruction, a wealth transfer. The money doesn't disappear. It just moves. It moves from the people who don't understand what's happening to the people who do. It moves from the people sitting in cash, watching it lose value, to the people who repositioned into real assets. It moves from the fearful to the prepared. And this isn't me speculating. This is a historical fact. After the Great Depression, some of the wealthiest families in America were built. After the 2008 Great Financial Crisis, the people who understood the cycle and had the capital ready made fortunes buying distressed real estate. In every cycle, the opportunity is the same. It just wears a different costume. So what does the costume look like right now? Well, let me show you what I'm seeing from inside of the commercial real estate capital markets because that's my world. This is what I do every single day at HB Capital. Right now, there is somewhere between $900 billion and $1.8 trillion in commercial real estate loans that are maturing in 2026 alone. That's loans that were written 5, 7, 10 years ago when interest rates were at 3 or 4%, and now those borrowers have to refinance at 6, 7, or even 8%. The math doesn't work for a lot of them. Property values have come down in multiple sectors. Lenders are tighter and continuing to tighten, and a lot of these borrowers just cannot refinance. This is what's called the maturity wall, and it's not coming. It's here. It's happening right now. Now, for the borrowers who are stuck, that's really painful, and I have so much compassion for that. We never want to see anybody lose, and it breaks my heart to see these cycles happen. And unfortunately, some people get caught up in these cycles. But for the investors and the operators who understand this cycle and have positioned themselves correctly, this is a once-in-a-lifetime generation buying window. Properties that were trading at premium prices 2 years ago are now hitting the market at significant discounts because the owners just— they can't refinance. And well-located, fundamentally solid assets like This isn't junk we're talking about. These amazing assets are becoming available at prices that we haven't seen in over a decade. And here's the thing, this isn't every property type. Offices are getting crushed, yes. Multifamily, industrial, data centers, grocery-centered retail— these sectors are bifurcated. Some have really strong demand and rising rents and limited new supply, and then there are certain markets that have oversupply and dropping rents. So the distress is creating entry points into good assets at great prices, and that's the wealth transfer in action. Okay, so let's talk about what to actually do, because awareness without action is just anxiety, and I don't want you anxious. I want you positioned. Dalio has been very specific about his recommendations, and I want to layer my perspective on top of it because I think the combination is, is really powerful. So move number 1 is protect your purchasing power with hard assets. Dalio has said repeatedly that investors should hold 10 to 15% of their portfolio in gold or alternative hard assets like Bitcoin, which as we speak today, Bitcoin has dropped 50% from its peaks. So, uh, you know, gold might be a better bet right now, although I still do invest in Bitcoin also, but that's definitely more speculative. So yeah, hold 10 to 15% of your portfolio in hard assets like gold. And he said if you're optimizing your portfolio for the best return-to-risk ratio, 15% in gold or Bitcoin is the number. And his reasoning is pretty simple. When governments print money to deal with debt, which he says is the most likely outcome, the value of paper currency goes down. But hard assets, these hold their value. Gold has held its value for literally thousands of years. It's not an opinion. That's 5,000 years of It's history. Now, gold is up significantly over the past year. Central banks around the world are buying it up at record levels. China's been dumping U.S. Treasuries and buying gold instead. And this isn't a coincidence. They see the same thing that Dalio sees. And I'm not a financial advisor. I want to be clear about that. This is not financial advice, but I am someone who studies capital markets every single day. And the signal from the smartest money in the world right now is Get your money into real assets. Move number 2: Understand the debt cycle and position in real estate. This is my lane, so let me go deeper here. If you've been waiting to get into commercial real estate, or if you're already into it and you've been sitting on the sidelines waiting for that right moment, the maturity wall is creating that moment. And here's what's happening in plain English: Borrowers who locked in cheap debt 5 to 10 years ago now have to refinance at much higher rates. And many of them can't. Their properties are worth less than they were, and lenders are requiring more equity. So these owners are being forced to sell, having to do capital calls to bring in more equity partners, or to restructure their debt. And that means deal flow, that means opportunity, that means assets trading at a discount. Now, at HP Capital, this is exactly where we're helping our clients navigate. We're finding capital solutions for borrowers who need to refinance. We're connecting investors with distressed and discounted opportunities. We're working in that space between the crisis and the opportunity because that's where capital advisors create the most value. And if you're not at a level yet where you're buying commercial properties, that's okay. Start learning, start studying, start building relationships with people in the space. Because by the time the mainstream media is talking about how great deals were in 2025 and 2026, it'll be too late. The people who are positioning now are the ones who will benefit. All right, move number 3: diversify your income and your thinking. Dalio uses a Chinese proverb: a smart rabbit has 3 holes. Meaning, don't have one source of income, one asset class, one plan. Diversify. Not just your investments, but your skills, your income streams, your geographic exposure, and your network. And here's what I'd add to that from my own experience. One of the biggest shifts I made in my life was going from trading my time for money 100% of the time to building systems that create value whether I'm in the room or not. That's what building a business does, or investing in a business or into real estate. That's what creating content does, or IP. These are assets that work for you. If the dollar is losing purchasing power, and Dalio says it will, then the worst thing you can do is have it sit in a savings account earning 3% while inflation eats 5%. You need assets that appreciate, you need cash flow, and you have to protect your wealth. Real estate, business equity, hard assets, income-producing investments. That's the playbook. Move number 4: get educated before you get emotional. This is maybe the most important one because here's what's going to happen. The news is going to get louder. The headlines are going to get scarier. People around you are going to panic. And when people panic, they make terrible financial decisions. They sell at the bottom, they hoard their cash, and they freeze. Dalio himself said something that I think is so powerful. He said, we will go through this and we will get to the other side. He's not saying the world is ending. He's saying the system is restructuring. And restructuring creates opportunity for people who are prepared. So get educated. Read his book, How Countries Go Broke. He also has another one called Navigating the Big Debt Crisis or the Big Debt Cycle. You got to check me on that one. But he has that one. And then he also has another one on a debt crisis too that are really, really good. So learn about real estate, learn how the debt cycles work, learn about capital markets, follow people who are actually in the game. Not just commenting on it from the sidelines, because the gap between the informed and the uninformed is about to get very, very wide. And I want to make sure that we are all on the right side of it. So here's what you need to remember. America is $38 trillion in debt. And Ray Dalio, one of the greatest macro investors in all of history, says the monetary order is breaking down. And this is not fearmongering. This is pattern recognition from someone who has studied 500 years of economic cycles. But here's the part that most people miss. Every financial reset is also a financial opportunity. Wealth doesn't get destroyed in these moments. It gets transferred from the uninformed to the informed, from the frozen to the prepared, from the people who sit in cash to the people who move into real assets and take advantage of the opportunity. So protect your purchasing power, position in real estate and real assets, diversify your income, and get educated before the noise continues to get louder. This is the time where fortunes are built, not when everything is easy and obvious and everyone is winning. It's built right here in the messy middle when most people are too scared to move. Please subscribe to this channel because this is what we do here. We break down what's happening in the markets and commercial real estate and in the economy, and we turn it into action. Not panic. Action. Let's take action. Love you guys. Thanks for watching.
