What's more important in commercial real estate lending? Is it the interest rate or the relationship? 100% the relationship. I have seen so many deals that one lender or one bank wouldn't do or couldn't get done and said it was impossible actually get done when another lender tried to work the deal. And this is why capital advisors or commercial finance advisors, basically, commercial mortgage brokers are so important because even if there might be an additional fee for using their service, the idea is if they are a really, really, really good advisor and they have very deep capital relationships, they can get deals done that other people can't, even if you're going directly to that bank.
