Jake Burhans says join a local REIA chapter or Facebook group and squad up with experienced wholesalers. Start by handling one part of a deal—lead generation, seller calls, contracts, or the sale—instead of trying to manage the whole thing alone.
Chapters
If we're gonna be as effective as we can and as efficient as we can, I'd say the first thing to do is join a group, a community, whether it's a free Facebook group or something where you can get direct access to people who are doing the thing. There's so many parts to it to complete the entire transaction. I like to tell people, hey, go squad up, go find people who are doing deals in your market, whether it's going to your local REIA or a Facebook group and see how you can get your hands on a deal, right? Maybe it's not an A to Z transaction. That's gonna intimidate a lot of people because it's like, okay, what do I do to call the seller? And now the seller's on the phone. What do I do when they say, I ask? What are the questions I ask? How do I get the contract signed? How do I sell the deal? Right? There's a lot of moving parts, but I'd say if you want to get into wholesaling, get into a community, get around people who are doing it, and see if you can get your hands on a transaction, whether that's just generating leads or whatever.
