It's Raymond's Knights, a little bit more of a rural area, and we're being kind of specific with what we are buying right now. So we're going to be able to come in, buy it as it sits. We can do a 45-day closing, so a little bit sooner than that 60-day mark, but that'll give us both enough time. Absolutely no real estate commissions taken out of this, so this number is all net to you, and then all of the closing costs will be completely covered by us as well.
