Jake Burhans explains why real estate agents need a transaction coordinator. He stresses staying on top of the title company, getting HUDs and settlement statements to buyers and sellers days before closing, and tracking every task so deals actually close.
A great lesson we learned is to always stay on top of the title company, make sure that the HUDs or the settlement statements are getting out a few days before to both the buyer and the seller. A lot of times the title companies can be very busy, obviously. So ideally you'd have a transaction coordinator, which is something we need to get, who is just on top of all this stuff and just checking in with everyone, making sure everyone's okay all the way up to the finish line, because that's what you have to do to get these things across the finish line. But if you don't have a TC, it's great to stay on top of these things until they reach the finish line.
