The PRO Inspection

A short roof-inspection walkthrough by Jim Johnson (Roofcoach Pro) intended as a homeowner-facing video. The speaker narrates visible roof defects—cracked/peeling caulk, animal-pulled shingles, hail damage measured via test squares (counts given), exposed/cocked nail heads at ridge vents, gutter damage, rot/wood decay, and potential satellite-attachment water penetration—while suggesting these issues justify repair or an insurance claim.

Foreign. It's Jim Johnson, the head coach here with Roofcoach Pro. With today's two minute drill, we're going to be talking a little bit about inspections and some of the things you can do to kind of spice that inspection up just a little bit. Probably give that homeowner something a little bit more valuable that you have more of a likelihood of selling that particular customer. What we're going to do today is just a quick little video for the homeowner. And when we get down, we're going to have the ability to go over with that video and show them exactly where their problems may arise from their roof. Hey, Mr. Jones, I just want to give you a little bit of an idea of what's going on with your roof. You can see here a little bit of cracking and peeling of your caulk. And then up here you can actually see where a squirrel or some other type of animal has pulled away your shingles, is gaining access into your roof. So that's something that needs to be addressed fairly quickly. As we move throughout the rest of the roof, you can see that I've done a test square the damages from the hailstorm that we recently had. And on this particular square, we have the west slope. There's eight hits. And for example, here is one of the hits that we've been able to find. You can see the darkened area in the middle there. It's a hail hit that's causing damage to your shingles that your insurance company will cover for you. Then on the rest of the roof here, as we walk around, you can see your ridge vent here. One of the things I would notice right away as a roofer is the fact that your nail heads aren't cocked when those nail heads aren't caulked. That provides a leak point. You can also check down below and you'll see that you have some damage to your gutter down there at the corner where a tree or a limb or something like that has hit it. And then over the rest of your roof, you have a couple of other areas of attention that we want to address. Again, we have some shingles where the nail heads are exposed on your ridge vent here. And then we have another test square with the hail hits marked. This is the east slope. There's seven, which qualifies this for a total replacement of your roof according to insurance company procedures and policies. We also have over here a little bit of rotting. And I just wanted to pay special attention to that because we have some wood over here that we may want to pay some attention to. You can see where your satellite is hooked up. There's some problems there with some water penetration which could be getting a into your house. Hopefully you like this little video. You haven't seen it in a while. Look at there. I found a tool. Don't know why there's a shovel. Maybe from your gutter cleaning, which looks like something else that we could address while we're here. It's part of our job anyway, so that'll be done when we do your rail.
