Dirt Rich: How To Escape Solo Economic Dependency Headache Free Feat. Mark Podolsky

This YouTube video (hosted by Joe Polish) features Mark Podolsky (author of Dirt Rich and founder of Frontier Properties) presenting a strategy to create passive income by buying and selling raw undeveloped land. Podolsky outlines a low-headache approach: target emotionally-unattached or out-of-state owners (tax-delinquent lists), offer low-cash purchase prices (example: buy at one-quarter of a low comparable sale), perform basic due diligence via title searches, then resell on seller-financing (land contracts) with small down payments and affordable monthly payments to maximize buyer pool. The talk includes concrete examples, estimated acceptance and default handling, recommended fast-growth states to target, a call-to-action to get the book/audiobook, and a short audience Q&A and presentation critique.

In the life cycle. When you're young, you have time and energy, but you have no money. In middle age, you've got money and energy, but you have no time. And when you're older, you've got time and money, but you don't have the energy to do the things you used to do. Unless you're Joel Weldon. He's an edge case. He has Benjamin Button energy. You're not Joel Weldon. I'm not Joel Weldon. Forget about Joel Weldon. Think about your parents. So we want the trifecta. And that's what passive income is going to get us. It's going to get us time, money and energy in the peak of our life.
His book, Dirt Rich. Okay, right here. This is it. The subtitle is How One Ambitiously Lazy Geek Created Passive Income in Real Estate Without Renters, Renovations and Rehabs. That's great. Okay. Everyone's going to get a free copy of his book, by the way. Mark is the owner of Frontier Properties, a land investment company. Mark, AKA the Land geek, is widely considered the country's most trusted and foremost authority on buying and selling raw undeveloped land within the United States. Since 2001, Mark has completed over 6,000 raw land deals with an average return on investment of over 300% on cash purchases and over 1000% on land deals that he financed. Get set to hear how much simpler investing in raw land is than traditional real estate. Mark's title is dirt. Escaping solo economic dependency.
Headache free.
Give it up for Mark Ladolski. Thank you, sir.
Thank you, Joe. Yeah. So I was nervous Monday, thinking I was going to have to follow Jordan Peterson. This is not any better. I can tell. We'll talk about something that's way more exciting than crypto. Wrong. And you're a genius, though. You're entrepreneurial. Lee Benson. Like rock stars.
But.
Could you take a sabbatical like Joe for a whole year? Or do you have solo economic dependency, which means if you're personally not working, you're not making any money? Think about anybody with a job. Freelancers, Solopreneurs. Let's discuss people that have solved their money problems, but not their time problems. Doctors, lawyers. Let's pick on the dentist. If the dentist's hands aren't in the patient's mouth, the dentist isn't generating any income. So what's the escape? Passive income. When we think of passive income, we think of rental homes. But look, you don't want to be a landlord dealing with renters. You don't want to deal with the Rehabs and renovations, and you certainly don't want to deal with rodents. This strategy is passive income without any headaches. How? Well, let's do a case study. Let's pick on Joe. So we all know Joe and Jason acquired the town of Cleader. But what you don't know is that Joe owns five acres of raw land in Colorado and he owns owes $200 in back taxes. So Joe's advertising two important things to us or to you? Number one, he has no emotional attachment to that raw land. Joe lives in Arizona, property's in Colorado. And number two, Joe's distressed financially in some weird way because he's not paying his property taxes. We don't pay our property taxes. We don't value it in the same way. As a result, the county treasurer keeps sending Joe notices saying, joe, if you don't pay your property taxes, you're going to lose that parcel to a tax deed or tax lien investor. So all you're going to do is look at the comparable sales on Joe's five acre parcel for the last 12 to 18 months. You're going to take the lowest comparable sale. Let's say it's $10,000 and divide by four. That's going to get what Warren Buffett would call a 300% margin of safety. So you send an actual offer to Joe. Now Joe accepts it. Why? Because for Joe, $2,500 is better than nothing. Now in reality, 3 to 5% of people are going to accept your quote unquote top dollar offer, but Joe accepts it. So now we have to go through due diligence or in depth research. We have to confirm Joe still owns the property. We have to confirm back taxes are only $200. We have to make sure there's been no breaks in the chain of title, no liens or encumbrances. And it's very simple to do. We could have our title company do all this research for us. So now that we own the property, we're going to sell it 30 days or less and we're going to make it cash flow just like that rental home. So we have a built in best buyer. Do you know who it is? You have a built in best buyer? Anyone? The neighbors. The neighbors. So here's your opportunity. You're going to send out a neighbor letter saying here's your opportunity. Protect your privacy, protect your views, know your neighbor. So oftentimes the neighbor will buy. If they pass, you'll go to your buyers list. The buyers list passes, you'll go to A little website I'm sure you may have heard of. It's called Craigslist. It's the 15th most trafficked website in the United States. You'll go to one I know you've heard of called Meta or Facebook. Buy, Sell, groups, the marketplace. And then you're going to go to the lands. Landmodo.com, landandfarm.com, landsamerica.com, landflip.com, landhub.com. these are platforms where people buy and sell raw land. But the way that you're going to sell it, the secret is you're going to make it irresistible. All you're going to ask for is a $2,500 down payment so you can get your capital out as soon as possible. And then let's make it a car payment. Let's say 297amonth over the next 84 months. So we're going to get our money out on the down. We're going to 297amonth over the next 84 months. And now we want to make it a car payment. Why? Because it's going to be our biggest buyer pool. Not like Joe's Tesla. Okay, Think Camry. Civic Accord. That's gonna be our biggest buyer pool.
Hey, I hope you're enjoying this video. And I want to let you know that I have a new book that's come out, and if you'd like to get it absolutely free, there's a link below in the description. Or you can wait till the end of this video, or you can Simply go to joe'sfreebook.com and you can get a copy there.
Whoops. Slides. Okay, so once your passive income, you create enough land notes. Once your passive income exceeds your fixed expenses. Total freedom. That's the goal. So why does this work? Let's explore it. Land seller decides they want to sell. Contacts, a realtor. The realtor says it's worth $10,000 and I'm taking 10%. So then say, okay, I'll just sell it on my own. And this is what happens. Put out, a sign becomes dilapidated. So there's no marketing because they don't know how to market it. Realtors don't want it. There's no commissions. And to add insult to injury, you can't go to a bank and get a land loan. So all you're doing is bringing liquidity to this inefficient market where it doesn't exist. The goal is not to create another job for yourself. You Want to use three levers. Other people's time, software and automation, And other people's money. Once you combine all three, you've built yourself a passive income machine. So we can move up Maslow's hierarchy of needs into self actualization. So here's our first plan of action. Number one, read. Listen to Dirt Rich. It's an easy read. One day at the end for everyone online, you'll get a QR code to download the audiobook. Now, I know what you're all thinking. I already have Dirt Rich. I got it at the annual event in the gifting suite. Oh, you didn't get Dirt rich. You got ADH 2.0 instead. That's okay. This is your second opportunity. Number two, check out the Art of Passive Income podcast. I would be delighted. Honored to have anyone in this room to be a guest. I'd love to host you, even Jim Doo. And number three, buy Dirt. This is Roberto Chavez and his fiance Maria. Roberto I met in 2018. He was working full time as a corporate attorney in El Paso, Texas, trading hours for dollars. In Roberto's first year working part time in his land investing business, he built his passive income to $10,000 a month. He went from five days a week, done with three days a week, spending the other two days with his father. In his second year, Roberto built his passive income to over $25,000 a month. And then last year he quit his job. And now Roberto is traveling around the world enjoying his time, money and energy to do what he loves to do. So if you didn't have to work, what would you do? Would you spend even more time traveling? Would you donate even more to your charitable causes? Would you spend even more time with your family and friends? Whatever it is you choose to do, once your passive income exceeds your fixed expenses, you will then have the privilege of asking Yourself. This question from poet Mary Oliver. What is it you plan to do with your one wild and precious life? Joe?
Thank you.
Nick. Do you need any of this? No, Nick doesn't need that.
Yeah, yeah, yeah.
Well, what did you think of that? Under 10 minutes, totally organized. And this man spent a lot of time preparing this presentation. Well, first you get your can of success. So the goal for you is to make your message impossible to be misunderstood. Single message. Anybody know what his subject was?
Buy raw land.
That's it. Are you making it so clear it's impossible for anybody to get confused? How about his credibility? 6,000 land deals. Did that get your attention in the beginning? I guess this guy's done something with this area. How do you establish your credibility to show that you are qualified to talk about what you're talking about? And then the great tie back to what we learned about crypto. And all we heard from Nick that was good in being present. How about his visuals? How the visuals added humor and they were so easy to see. Remember what a visual is? It has to be visible. And how many times have you heard an accountant say at a meeting, I know you can't see this? And they put all these little numbers up there. That's not a visual. So he did great on that, too, Mark. Then he used somebody in the room. He talked about Joe having that five acres. Are you doing that when you're telling a story? Put somebody in the audience into the story. Then he used me as another one. So that was two people in the audience that chose this message was for you for today. And then the humor on the book, how was that? You know, didn't you get this at the. You got that book on add. All right, so that was. That was where he added that humor. And why? Because he's a joyful, happy, enthusiastic guy. And he's that way all the time. I mean, I've talked to him. Every time we talk, it's exactly the same. This is not a performance. I mentioned that yesterday. For you to be effective, be you. How about Mr. Peterson? Was he himself? That's it. That's what you need to be congruent, focused, real yourself. And when you're yourself, you're not nervous. It's so easy to be you. You've been doing it all your life. And that's what you exemplified with the preparation. And then the closing story. And here's something important to think of. He gave you the three steps for the call to action, and then he put a bow on the message, which meant if you do this, here's what can happen. And he told the story of his client that made so much a month and then eventually quit his job and spending his life doing what he did. That's how you need to close whatever the message is. Now, if you did this, here's what can happen. Now you have to do something else as a member. Give him one more hand. Great job.
That's perfect. Thank you.
And just before you go, that was great, by the way, Denise online has a question. You want to ask that question, Denise?
Sure. I was wondering what. Since you're investing in dirt across the whole country, what do you do in the event of defaults on various notes? Obviously, if these people could afford the whole 10,000, they would have paid you the 10,000. So there must be a reason why some of them don't succeed in buying the whole thing. So I just wondered that.
I love that question. So we don't mind defaults in the sense that we're using land contracts instead of deeds of trust. So if they make, if they default, they've got 30 days to cure. And if they don't cure their default, we keep the down payment, we keep the monthly payments, we resell the property.
Okay. And do you get any of your properties from looking at tax lists of unpaid taxes?
So your, your lowest hanging fruit is going to be the county treasurer, people that out of state and owe back taxes. But once you confirm that's a good market, then you're just going to get the entire real property list from the assessor and mail everybody. I don't care if they're delinquent, I don't care if they're in state. It's a market. And at some point they're gonna look at that property just like you might look at something in your garage and be like, I'm never using this. And you'll accept the offer.
How do you know where to focus your attention to find the right properties?
Okay, great question. Let's be honest. Nobody wakes up and thinks to themselves, boy, I'd like to get some raw land in Iowa today. Unless you live in Iowa. So you want to go to Arizona, Colorado, New Mexico, Nevada, Arizona, Texas, California, Florida, the Sunshine States. These are fast growing states and there's just an abundance of inexpensive raw land.
Okay, thank you.
Yeah.
Can we put up on the screen the QR code? So the people that didn't get a chance to get a copy of his downloadable book, that was like just such a great way to present this topic too? Yeah, no, I actually want to listen to your audiobook. Even though I'm acquiring all kinds of crazy properties in towns. And we also just purchased 260 acres of gold and silver mine.
What do you call it?
Yeah, but all the different mines that we have. What do you call. What's the term for it? I can't believe it. We've been having.
Oh, the mining claims.
Yeah, the mining claims.
Mining claims.
Yeah. So now it's a long story. It's what you do when you just like have time on your hands and shit.
Oh, wait, wasn't it up on the screen?
Oh, I'm so. Okay, there we go. Okay, so those of you at. Yeah, so just go ahead. There we go. That's great. Okay. I hope you found that video awesome and useful. So if you want to get a free copy of my book, I want you to click here. And if you want to watch some more videos that will be useful and awesome, click here. Go ahead. You're over here.
Do it now. Come on.
