Hey, what's up guys? It's Jonathan. Today I want to talk to you about Chat GPT and its effects on real estate investing, how you can use it, especially if you're doing apartments and things like that. But honestly, across the board of real estate investing, it's extremely helpful tool. And I want to talk about five ways you can use it to accelerate your goals in real estate. You know, if you don't know what that is, it's artificial intelligence and it's an interface. Chat GBT is an interface that you can interact with, you can ask it questions, it can write essays for you, it can write documents, it can write letters and emails and all kinds of stuff. And honestly the main industries that it's disrupting is like, you know, copywriting and content creation and things like that. But, but it definitely feels like you're, you know, I've been playing with it for, for a few days now and it's just been like exciting and you want so badly just to tell it to do stuff for you. But it's not necessarily that advanced yet as far as pulling data, you know, from, from many different place, real time places and you know, right now, you know, being able to pull market analysis, you know, in the real time. But you know, it's so close and you just feel like, man, we're so close just to having overnight, you know, three millions of jobs being eliminated. And it may already be happening, but either way, let's jump into it.

So you can, if you're, if you're looking for limited partners in your, in your syndication, you know, in your deal, if you're looking for investors in your deal, or maybe you're looking for buyers to buy your deals, it can create all that. You know, you can, you can even, you know, just tell it exactly how to do it. Like also include our website of this or also include, you know, that they will get a 10% preferred return. Or also include that they get, you know, $2 million is available. You know, I'm telling you, like if you, if I regenerate this, it'll create a bunch of different ways and include different types of information. And it's just, it's really cool that it's all the, all the guessing is being, all the thinking is being done for you. All right, number three, how can you use chat GPT for real estate investors? One idea is maybe you're looking for a general partner to join your deal. Maybe you're looking for a little bit more than just a limited partner. You know, you can write a general partnership proposal, you know, and it'll just create it for you right there, you know, and let me just do one.
Write a general partnership proposal for an apartment syndication. And the specific role of the potential general partner would be fundraising.
Just one random idea. Dear potential partner, see, and you can say dear limited partners or dear, you know, partners, whatever, see, and you can add details of the, of the thing. All right, so let me move on. We're moving pretty slow here, so you get the idea.
Write a video script for an apartment deal and make it a viral YouTube video script and make it funny.

But you know, if you can take a lot of the legwork out of an attorney or you can just look it over and learn the contracts, learn what should be included, great. You know, or you can, you know, I mean, I, I used it earlier, I was like, you know, what are the SEC guidelines on posting? You know, we, we teach this in our mastermind of and we have attorneys jump in on exactly what people can post. But it's just cool because, you know, it's like Google, like, what are the SEC guidelines on posting? You know, or you can use it for just general knowledge of, of, you know, how to, how to navigate, you know, real estate deals and investments.
