Several years ago, I was collecting $500 rent checks on single family properties, thinking I was building wealth. I wasn't. I was building a job. But then I met my business partner and I structured my first multifamily deal. And from just one property, I created more equity in 15 months than 10 years of single family rentals. That's when I realized I was in the wrong vehicle. Since then, my partners and I have built a team. And together with our partners and community, we, we have over $550 million in our portfolio. And we've also helped 600/investors make the same shift. In this video, I'm going to show you exactly how to buy your first or next multifamily property in 2026. Even if you're starting from single family, you have an existing portfolio or you're a W2 earner with zero real estate experience. Let's break this down. So why multifamily? Unlike what most people think, it's easier to take down a 50 unit building than two or three single family rentals. Why? You raise capital one time, you close one time and you control 50 units in one transaction. And you're not using your own money. Banks prefer it, Investors want in and you control the value by forcing the appreciation. But here's what stops everyone. How do I raise the capital and how do I find deals? Right. Let's start with the first one. Raising capital. Okay. Okay. Attracting investors is going to be most critical step here. Okay, so here's what I hear all the time. I don't have the connections or I don't have time to raise capital. Most people spend months or even years just thinking about doing bigger deals because they're paralyzed by uncertainty. But here's the truth. The people are the asset. Not the real estate, not your marketing, the people. There are networks of high income professionals actively looking for commercial real estate investments right now. Pharmaceutical reps making 300k a year, getting crushed by taxes. Tech professionals sitting on massive commissions with nowhere to deploy them. Medical device sales reps who want passive income and have no time to find deals. These people exist. They're not hiding. But you need the right messaging strategy to break into this network. First, you got to get super clear about who you serve. Not accredited investors. It's pharmaceutical reps in the Southeast making 250,000 plus who hate paying taxes. That's an example. Second, understand what they're dealing with. Their struggles, their desires. Understanding this is what separates the top 1% professionals versus the rookies. Applying these two principles is exactly how we help Josh go from 0 to 250 units. And in 15 months, despite not having a clue about commercial real estate, Orlando raised $4.5 million in four days using our capital raising system. If you want to see how we help them do it, I'll drop a link at the end of this video. Now, look, once you learn how to attract investors, one of two things happens. Either you find out you have way more access to capital than you thought, or you find out exactly what you need to work on. And either way, you no longer are stuck wondering, can I do this? You're moving forward and you can lock in deals. Step number two. Here's where a lot of people make massive mistakes. They sit around waiting for brokers to bring them deals. Or worse, they're going to LoopNet and Crexi, right? Or they're relying on their limited pool of connections to find a deal. Don't do this. Transaction volume is down in today's market, 70% and most deals on the market don't make sense. So if you're looking at what brokers are sending you, you're competing with everyone else for the scraps. And sellers are still stuck in that low interest rate mentality, thinking their property is worth more than it is. You need to generate off market deals. So going direct to seller, because the truth is there are deals in just about every market. It's just a matter of increasing your lead flow, increasing your deal sourcing, and being willing to work harder than sitting on the sidelines. All right, waiting for the rates to drop or whatever. Here's the key. You've got to process more leads, talk to as many sellers as possible, underwrite 50 to 100 deals to find one solid deal where you're getting instant equity when you purchase it. Most people don't want to do this work, right? And that's exactly why we and all of our community is able to get in on deals where there's less competition right now and a massive window of opportunity for those willing to hustle. So there are ways to get more deal flow than most investors. The same thing is what we helped Parker, a 21 year old with no experience, lock up 107 unit deal within three months. So more on this system in just a second. Now let's talk how to analyze these deals so really quickly. I'm not going to go into too much detail here, but let's talk about the numbers because this is where multifamily gets really interesting. Unlike single family homes, multifamily properties are valued based on the profit, not comparables. Here's the formula you need to memorize. Noi. Your net operating income divided by the cap rate equals your property value. NOI stands for net operating income. That's just your income minus your expenses. The cap rate is basically the return investors expect expect in that specific market. Here's why this matters. Every dollar you increase in the NOI increases the property value by 10 to $15, depending on the cap rate. Let me say that again. If you can increase the net income by just $1,000 per month, you've added 150 to $180,000 in property value. That's why you make your money in operations, not just in buying. So what you are looking for, you want light value add opportunities. Properties where rents are below market. Properties where the owner hasn't raised rents in five years or more because they own it free and clear. Right. Properties with deferred maintenance you can fix cheaply. You do not want stabilized deals with no upside. You do not want heavy repositions where you're gutting every unit. You want the sweet spot, a little bit of work, a lot of upside. Step number four, writing offers. Now that you've found a property, you've run the numbers and now it's time to write an offer. In a competitive market, expect to write 10 to 15, even up to 30 good offers before you win. Right? So don't fall in love with property number one. Your offer has three main components. Price, escrow period and contingencies. The three contingencies you care about are going to be your inspection period, right? Physical, financial and your operational due diligence period. The appraisal value and the loan approval, those are your safety nets, right? As long as you have these in place, your deposit is refundable and you know this deal will play out with confidence. Now here's the pro move. A good investor knows how to make your offer stand out without just offering more money. Shorter contingency periods, longer or larger, earnest money deposits, creative structuring, buyer credibility, etc. These little details can win deals. But never, ever remove your contingencies just to be competitive. That's how you lose your deposit and you buy a limit. Step number five, operations, is where you make your money. Now let's talk About Something Most YouTubers or Gurus Gloss over. You make a lot of money when you buy multifamily through an acquisition fee, typically 2 to 4% of the purchase price. But you make the real money in operations. Once you own the property, your job is to increase the noi. And there are four main ways to do that. Number one, increase rents to market rate. But do it strategically, okay? Tenants leave because of poor maintenance, not rent increases. Number two, lower expenses, shop for better insurance, bring landscaping in house, automate rent collections, improve management processes. Number three, add income, charge for pets, parking, laundry, utilities. And number four, reduce vacancy, keep the property in great shape, respond to maintenance quickly. And look, here's the secret. If you fully renovate the property up front and put systems in place, self management is actually pretty easy. All right? It's when you skip the rehab and inherit deferred maintenance that you end up struggling with occupancy. Okay? Fix it right from the start. And multifamily can actually be low maintenance. So now once you increase the NOI, just say on a 50 unit property, you increase the profit, the NOI per unit by $200 per month. With a 50% expense ratio and a 6.5% cap rate, you just added around $1 million to the value of the property within 18 to 24 months on 100 units, you just added $2 million to your net worth. So let's bring this full circle. You now know the exact process to buy your first multifamily property in 2026. You raise the capital by targeting high income professionals who need tax advantages. You find off market deals by going direct to seller while everyone else waits on brokers. You analyze based on NOI. So every dollar increase in monthly income adds $150 in property value. All right? And you force appreciate through operations. Raise rents, cut expenses, add income, reduce vacancy. One deal, one transaction. Life changing wealth. Okay, but here's reality. Knowing the process and executing are two very different things. Most people watch videos like this, feel motivated for a week, and then go back to whatever they were doing before, right? Nothing changes. And the reason for most people is time or lack of knowledge, right? They don't have the time to cold call 100 sellers every week to find off market deals. They don't know how to attract high income investors. They try to figure it all out on their own, right? And they get overwhelmed and they end up quitting.
