How to grow your network and find apartment deals fast!

Jonathan Cronin breaks down three ways to source off-market apartment deals: cold calling owners (best outsourced to virtual assistants), contacting service providers like property managers and contractors, and reaching out to attorneys handling probate and divorce cases. One team member bought a 16-unit building for $800,000 with 95% seller financing after a year of cold calls from a virtual assistant in the Philippines.
Hey everybody. So today we are talking about how to quickly grow your network and attract off market apartment deals. Okay, there are tons of ways to do this, but these three ways, I promise you, if you're consistent with these three ways and you laser focus on these, you will find good deals in a short amount of time. Okay, if you've been following us just recently, in the past couple weeks, one of our team members just bought a 16 unit apartment complex. Now, it's a little bit smaller than the ideal size, but it was a killer deal. You know, $800,000, way below market value, 95% seller, financed at a, you know, so 5% down payment, which was $40,000, 4.25% interest. So a killer deal. And in this video, I'm going to break down exactly how that was found, how our partner found that deal. So starting at number three and working our way to the very top one, number one, let's dive in. Number three, how to grow your network, how to find these deals is reach out to attorneys. Now that could be probate attorneys, estate attorneys, divorce attorneys, okay? Just reaching out to them. They are looking at deals that are going away because of certain issues, certain different things that may be happening and needing to sell fast. Maybe it's going to family that doesn't know how to do it, or there's all kinds of reasons why, but you can just reach out to attorneys and say, hey, just want you to know who we are. We're looking for apartments. If you ever need to get rid of them fast, let us know. We'd love to help out. Okay, Boom. Number three is attorneys. Number two. In my opinion, way better than number three, apartment vendors and anyone involved in the process of operating an apartment complex. So in your mind you just think of anybody that is associated with operating an apartment complex and reach out to them. So especially third party companies. Okay, so laundry companies, associations, insurance agents, exterminators, landscapers, leasing companies, property management companies, painters, engineers, roofers, plumbers, electricians, H Vac companies. The list goes on and on. I'm sure there's 20 more that you could think of if you just take time, think about anybody associated to buying apartments. Okay? So you may want to even rewind and just start writing those down. But you know, all those different people are connected with apartment owners and apartment companies. So if they know that there's someone that is wanting to sell, that is getting tired and wanting to, you know, get rid of their property, then you know, you can let them know, hey, I will give you first bid or I will make sure that you stay on. If at all possible, you can just reach out to them and just say, hey, I'd love to keep you on if we can. And maybe you could even give them a fee, whatever that looks like for you. But I would just reach out and say, do you know anybody that wants to sell? So especially property management companies, when you get into the bigger deals, a lot of times they could be third party management companies. You know, it just depends on the management. But they may be managing other apartment complexes that, you know, the people would be wanting to sell and are getting tired or whatever the case may be. So that's number two. Number two is apartment vendors. And anyone associated with number one is cold calling. Okay, now before you turn off, cold calling has a lot more benefits than you think. And if you don't actually want to be doing the cold calling, there's ways around that. And so that leads me to how we found. How the our team ever found this 16 unit was through a virtual assistant cold calling apartment owners. So virtual assistants, we generally use people out of the Philippines. You know, it's a great pay difference. You know, finding someone there for four or five dollars an hour is like finding someone here for 15, $20 an hour. And so, you know, it was a virtual assistant cold calling. And then after a year of just maintaining that relationship, boom, we were able to close. So in the cold calling, here's what's crazy about that. It's really good if you do want to do it, because you're also not just looking for sellers. You're connecting with current apartment owners who would potentially be investors in your next deal. So maybe they don't want to sell their property now, but they may want to be a limited partner or even a general partner in your next deal. Maybe they could be a loan sponsor for your next deal. There's all kinds of benefits. And so you're networking with them. Maybe they don't want to sell the one you're calling about, but they have other properties that they want to sell about. And generally owners know other owners. So you're also connecting with apartment owners who know other apartment owners that may want to sell. So that is our number one piece of advice for quickly growing your network and taking down apartment deals. If you want to find them fast, you want to grow your network quickly. In real estate, in apartments, I would suggest cold calling is the number one and number two is apartment vendors and anyone involved. Number three is attorneys, probate, estate or divorce attorneys. I hope that provides some value for you. If you're someone who wants to go deeper, get the full list. Really dive into a community of people that are networking together and trying to accelerate each other's goals. We'd love to talk with you. We have a mastermind focused on that. So. Otherwise, I hope you had a good time on this video and we'd love to see you next week. Bye.
