Multi family vs single family investing | Jonathan Cronin

Jonathan Cronin (video, Aug 2022) explains why he and his wife are shifting from single-family rentals to multifamily apartment investing. He gives three practical reasons (greater passivity, scalability, and upside), cites a market claim that ~4.3 million apartments must be built in the next 12 years to meet demand/affordable housing, and frames multifamily investing as a vehicle for creating passive income and "kingdom impact" through a faith-centered mastermind and waitlist.

About 4.3 million apartments needed in the next 12 years
Hey everyone, it's Jonathan. Good morning. Hope you're having a wonderful day. I want to share a couple little nuggets and a little thing. I've gotten a lot of response from the post we made on Friday about real estate and people reaching out about their specific situations. And one, one good friend of mine has several properties and, and I kind of want why we're switching gears. Jess and I both have been blessed outrageously. That is literally the beginning and end of our story. It's God has radically blessed us, brought amazing people in our lives. And we have several single family rentals. We use a couple for Airbnb. And if you have been following us at all, you see some of our videos where it literally shares a supernatural story of God blessing us with these things. But in this next season, we are shifting from single family to multi family and apartments, larger apartment complexes, because it allows us several benefits that single family does not. And I want to share a couple of those really quickly. One, as you know, we're wanting to use this vehicle to bless people, to impact more lives. Jess and I's commission on our life is the gospel of Jesus Christ going forth as rapidly as possible to speed the coming of Christ. Okay. And we honestly thought about offering this mastermind that we've created to help people create passive income. We thought about offering it to missionaries solely so that people could go and do missions and do things that God's calling them to do with passive income and invest even for retirement, for the sake of having a retirement in their life. But we also feel like it's for the body of Christ to understand wealth and understand kingdom impact. But the three reasons we're getting out of single family or not doing that anymore and shifting into multifamily apartments is threefold. One, because it's more passive, because it allows us to basically be not consumed with the day to day of, you know, rentals. Okay. Now you can say, well, you could have a management company do your single families. Yeah, but you're still going to be involved in a lot of the decisions. You're still going to be involved in a lot of the conversations when there's issues with the property and as soon as a tenant moves out, you're out of cash. You've got to race to get people in there. And of course your management company would help do that. But you're still, you're out of cash, you're out of luck if you don't have a tenant in there. With multifamily, it's more scalable. And passive because, because, let's see, make sure I say this right. If you say you have a hundred unit apartment complex, you know 10% of those people leave, say 10 or just say 20. 20% of your tenants just leave randomly, that's 20 people have just left. If it was 100% occupied, 20 tenants just left. You still have 80 people paying their rent and potentially cash flowing still while your management company gets other into the apartments. Okay, so it's, it's more passive, it's more scalable and it has bigger upside. So apartments, I just read a study, 4.3 million people million apartments are needed to be built in the next 12 years to keep up with the demand and affordable housing as well, affordable rents. So it just makes sense. Apartments are more economically wise thing to do investments because you can build a bunch on one piece of property, you can create more affordable housing and it's just a big need right now. So just to give you a little insight, that is a basic reason why we're shifting into apartments and it's also something that we can do together. So you don't have to know everything to get into this game. I don't have to know everything to get in this game. I need to simply network with people who do. Okay. Because no one is starting out just going and buying a big multi family apartment complex. But it's safe, it's secure, it's not going anywhere anywhere. It's going to be needed for a long time. And ultimately it's to me and from my partner Larry and from our experience is it's even easier to get into than single family simply because it's not so much about you, your credit, your cash, it's about the deal. Does it cash flow, has it been cash flowing? Will it continue to cash flow? What's the odds of it continuing to cash flow? What's your experience rather than. And your experience comes from the network, the people you know. So anyway, I hope that helps you. I'd love to hear your thoughts on that and yeah, reach out to me if you want to be involved in this Mastermind. If you want to learn more about how you could potentially be get into it with any cash or maybe you want to invest some cash, whatever that is for you. There's so many ways to enter into this. The only thing we're wanting to do is bring together real estate investors, people who love real estate but want to make it kingdom impact, want to make an impact with their lives. Want to leave. The Bible says to leave a inheritance a smart man, a wise man leaves an inheritance with for his children's children and we are called to utilize the resources God has given us to see his kingdom come on earth as it is in heaven. So this is simply a vehicle not to get rich. It's a vehicle to steward the resources God has given us and that means multiplying what he's given us. If you are actually called according to the Bible to multiply what he's giving you, read the parable of the talents and in so many cases all throughout the Bible he's calling you to steward well what he's giving you. So we want to partner with you. We want to see a community of people learning to invest very smartly and create passive income no matter where you're at financially. So if that resonates with you, we are building a wait list. It's filling up pretty, pretty fast so I'll link it on this video. All right. God bless you. Bye.
