Jonathan Cronin (speaker) explains the single most important rule for finding off‑market apartment deals quickly: treat sourcing as a numbers game. He advises setting a 12‑month target (units/income), breaking it into monthly/weekly/daily outreach metrics, and consistently contacting many potential sources (owners, brokers, property managers, service providers) to create a funnel that yields offers. He cites rapid-scaling examples (a 51‑unit win after two weeks of work; a 250‑unit scale in nine months) and briefly mentions a new done‑for‑you recruiting service for lead outreach. The tone is instructional and motivational.

A done-for-you recruiting service to find leads and recruit VAs for outreach
What's up guys? It's Jonathan. Today I want to talk to you about how to find off market apartment deals fast, okay? And specifically the number one rule, if there's one thing I'm going to tell anybody, the number one rule to skipping the mistakes, getting into apartments not two years from now, but being able to get in quickly and finding good deals. We just had a guy get in and we have people constantly getting into working with us and then finding off market leads. But it's not just your mediocre deals, right? The deals that you gotta, you gotta work your tail off to get the funds in the deal, right? Deals that are gonna be a no brainer for investors to jump in and put the money in for you to take it down. Okay? We had a guy jump in two weeks of working with us, putting systems in place, locked in his a massive dealer. It was 51 units, which is 10 times bigger than what he's ever done before. Okay? So it's totally possible to do it very quickly. But what you have to understand is there's something extremely important that if you forget to do, you're going to be lost. And it's simply this, okay? And we just launched a done for you recruiting service for finding leads, right? So VAs recruiting VAs getting them into your business. We just launched a done for you service to be able to, to send you leads. But that alone is not what's going to get you into apartments quickly. It's one piece that will help. But there's one overarching principle you have to understand. Okay? One, Here it is. Number one thing, it is a numbers game, all right? You cannot expect to just go find some stuff on market and just barely, you know, just, just happen to find a good deal. First off, on market is few and far in between that it's going to be a smoking deal, a killer deal that investors jump in and is a no brainer, okay? You need to understand in order to find a good deal and do it quickly, you've got to back it up. Where do you want to be 12 months? What kind of deal do you want to be in 12 months from now? How many units do you want to have 12 months from now? Okay, so what does that look like this month, this week, today? What kind of numbers do you have to be hitting in order to guarantee that outcome? Okay? Because all it is is a funnel, right? We're trying to reach out to so many sellers, so many owners, off market owners. So we're going direct to seller, okay? That's where the great deals are found. We need to hit up so many people, to find so many leads, to find so many, to make so many offers and to get an offer accepted. Okay, of that, how many people do we need to include in our network and let know of what we're looking for in order to guarantee the outcome? In order for to finally find that first deal? Okay, so you're going direct to seller, you're increasing your network and it's just a matter of a numbers game. I'm telling you guys, we've seen this time and time again. If you want to scale quickly, it's totally possible. We've seen a guy hit 250 units in nine months. Okay, it's totally possible to hit massive goals. But you, the number one rule is you have to understand it's a numbers game in order. People come to me, I've been looking for so long, you know what's going, you know, I'm really wanting to find this deal. How many people have you reached out to? How many sellers have you talked to? How many brokers, how many property management companies, how many plumbers, whatever, Whoever is talking to the people that, to your sellers, whoever is talking to the apartment owners to get you that next deal, how many have you reached out to? Well past few weeks, probably five. Five is not going to get you to your number. In fact, I don't know what will. You have to find that for yourself. So what I'm suggesting for you today is back in where do you want to be 12 months from now? What kind of income do you want to be making? How many units do you want to be in? What kind of impact do you want to make? It's not the lottery, guys. It's not a, just give it a shot and then hope that it works, right? It's a formula and that's a good word. This isn't a chance game. If it's a chance game, it's not scalable. You can't scale the lottery, right? If it's a chance game, it's not scale. You've got to get in, you've got to understand it's just a math formula. Figure out how many people and if you need help with that, if you just don't know the metrics, if you want a little more information, you know, on how to build you out a plan, let's jump on a call, I'll put a link in the description. Other than that, I just want to send you guys out with this. It is totally possible to accomplish whatever the goal is you have. But you've got to understand it's just as simple. It's not complicated, but it's not easy. You've got to be consistent. So I hope that helps. Hope you have a wonderful day, and we'll talk soon, all right?
