Hey, guys, Today I am talking about our plan for 2023, and specifically over apartment buying and all the businesses God's put in our lap and just radically blessed. But 2022 has been an incredible year despite the downturns and the challenges that we've seen with interest rates going up. And you know, we're hearing that it's not expected to change now. I've heard some people talk about it. They think it's plateauing and it's leveling out and it may just stay where it's at and then come down later on. And some people saying it's just going to keep going up, small bumps, but, you know, I believe it will continue to go up in 2023. So the cool thing is there's still massive opportunities out there. We were able to see some massive goals hit in 2020 22. We started this mastermind and we've all been working in this, in buying apartments and moving together. And I'll say even this week, my partner's closing on a deal and was able to get about 95% of the purchase price to be seller financed. So there's still some major opportunities out there if you understand how to position your offer, how to talk to the sellers and how to think long term. Okay. In 2023, you know, we all, in the mastermind, we all have different goals. Some maybe a thousand units, some may be a hundred. For me, I'm looking more like 30 to 50 units per quarter and maybe adjust that higher depending on how the year goes. But I would say for those that are looking to get into this game or looking to scale your current portfolio, it's going to be a year of growing your knowledge and growing your network. Okay. And like I said, there's so many issues with the market today. There's so many things that are happening. But in spite of that, it also creates massive opportunities if you know how to approach it. You know, I just read a statistic that said the vacancy rate right now in apartments and rents are about 4.4%, which is a five year low. It hasn't been that low in five years. Of course, it's probably contributed to the fact that interest rates are higher and it's harder to buy a home, and so it's forcing renters to rent longer. Okay. But that's a good thing for running an apartment right now. So, you know, there's so many different things that, yeah, there's, there's issues, but there's also great opportunities. And the same goes for those people that over leveraged or thought that, you know, with the natural appreciation that was happening a couple years ago or a year ago, they would be able to refinance at a certain amount and they're not able to get what they need in the refinance stage. And you know, they're in a desperate situation where they need to sell and they need to get out. So it's for the small guys. If you know how to approach it, know how to lock things in with creative financing or, or you are able to partner with people to get cheaper financing, then you are going to understand and you're going to realize big, big deals. Okay? And then the other thing that you probably want to figure out is also how to increase lead flow, how to get the deals that are off market. You know, there's some awesome things happening on market and you're probably going to stumble across one or two. But if you really want a really serious about taking these big deals down, especially the bigger guys, you know, 16 plus units, you're going to need to find out ways to increase your off market deal flow. The one that just happened this week, that's closing this week was from a year ago. Okay. It was a, it was a virtual assistant cold calling apartment owners. And one apartment owner answered and said, yeah, I'd like to sell, just don't know if I'm ready yet. And also of a sudden, a year of following up and a relationship building and we're coming to the closing table or my partner is. And so that's what you've got to think about. Quantity in terms of cold calling and then consistency in terms of relationship building. Whether you're in behind the scenes in real estate or you're in some retail business, you're in a people business, you're in the business of people. You know, I talk about that a lot because we're a group of faith based investors and we are focused on impact. You know, that's why we do what we do. We are focused on people. And so I'm telling you that in my opinion is another reason that God continues to bless what we do. And we've seen such increase in, in our journey and our goal setting because when you make it about people, you generally get better deals. I heard somebody say friends get deals and everybody else gets crumbs or something like that. I think I probably screwed that quote up. But either way, you understand that the more relational you are, the better the deal you're gonna get. Okay. So anyway, that's our plan for 2023. You know, we. We are also in ministry. You know, I have a major focus of ministry, and so I'll be going overseas, going to Africa and all kind of places like that to partner with ministries. But outside of that, the big focus is seeing the real estate deals, seeing apartment deals taken down, and us creating passive scalable income that can create opportunities for a lot of other people. So if that sounds cool to you, if you're in the same boat and you want to do it with a group of people that are focused on the same thing and with the same mindset, we would love to partner with you. So check out. I don't know, there may be a link in the description or something where you can schedule a call with us. If so, do it. I think you're going to appreciate it. Or there may be a free training or something you can check out. Anyway, I hope this video was helpful for you. I would encourage you write down your goals. Let's look at them, let's map them out, let's put a game plan to them. And 2023is going to be your year. Let's go. All right, guys, have a great day.
