We Haven't Seen This in Real Estate Since 2008

Jonathan Cronin bought a 90-unit Atlanta apartment complex for $7.2 million, half the seller's $13 million basis. The multifamily market is in severe distress with failing refinancings and bridge loans exploding, creating rare buying opportunities similar to 2008. Quality assets at deep discounts offer immediate cash flow and built-in equity.

A lot of apartment syndicators are in serious trouble right now, and I don't think most investors realize how bad it actually is. Bridge loans are exploding. Refinances just don't work. Banks are quietly taking back deals right now. And over the next 12 to 24 months, I believe we're going to see one of the biggest transfers of multifamily real estate in years. And that is exactly why my team and I just put a 90-unit apartment deal in Atlanta, Georgia under contract last week. And we already have almost all of the capital raised for the deal from investors, okay? Not in spite of the market, because of the market, right? See, most people think a collapsing market means you should be scared, means you should run away. But sophisticated investors understand this very thing, that the best deals are usually bought during uncertainty. Baron Rothschild, famous saying, when blood is in the streets, that's when you buy. Right. And this deal that we just did is the perfect example. The seller bought this property in 2022 for almost $10 million. Then they put another $4 million into renovations, new roofs, new HVAC systems, renovated units, updated interiors. They had over $13 million into this property and we just got it under contract for $7.2 million. All right. Think about that for a second. We're buying a fully renovated apartment complex at almost half of the seller's basis. That's the kind of property this market is currently creating right now. And honestly, most investors are too scared to act. But this is exactly what happens during every market reset. The weak operators get squeezed, the overleveraged owners get wiped out, the people who bought bad debt structures, they're trapped. And disciplined buyers, they have the opportunity. They step in. And let me be clear, I'm not saying every multifamily deal is a good deal right now. In fact, most deals are terrible. A lot of syndicators bought floating rate debt. A lot of people overpaid. A lot of operators assumed rents would grow forever. And now these assumptions are breaking. That's why we're focused on buying right now, because in multifamily, the profit is made at the purchase. And the deal's checked almost every box for us. right? This specific 90-unit deal. First, cash flow day one. It's not massive turnaround project where we're hoping occupancy improves someday, right? The property is already around 90% occupied. Okay. Number two, the renovations are already done, right? The previous owner spent millions fixing the property up. So we inherit all of that work without paying for any of it. We've done many deals in the past where there were renovations that needed to be done, but if you are paying for it at an unrenovated price, and getting it fully renovated, right, that's where you see a unicorn in terms of safety and opportunity. And number 3, we have built-in equity from day 1. All right, there were actually buyers offering significantly more than we paid. So the reason we won the deal wasn't because we had the highest price. It was because the broker knew we could actually close. And in this market today, certainty matters more than aggressive pricing. And side note on that, what's wild, what I love the most, is we had people offering $2 to $3 million more than what we actually won the deal for. So we know if we needed to sell tomorrow, we would actually have an immediate return of $2 to $3 million and plenty of people lined up to buy it. Here's what's really interesting. The big value-add opportunity on this specific deal isn't granite countertops or fancy amenities. It's operations. The current ownership repaired plumbing issues, but they never fully replaced the system, which means the property still has massive utility inefficiencies, all right? So our strategy is pretty simple with this property. Tighten operations, reduce expenses, improve collections, increase occupancy, force appreciation. You know, that's the real way that we're investing. That's real investing. You know, it's not speculation. And this is why I actually believe right now may become one of the greatest multifamily buying opportunities in years because fear creates discounts, right? Banks are nervous, owners are distressed, debt is resetting, bad operators are exiting, but apartments still solve a basic human need, right? So people need a place to live. They're always gonna need a place to live and they're gonna turn to rent whenever things are going down, especially workforce housing. And the Atlanta market specifically still has strong population growth, strong employment, and long-term housing demand. Now, does that mean that there's no risk? Absolutely not, right? Every investment has risk, but I'd rather buy quality assets at steep discounts during uncertainty than overpaying during hype cycles. That's how wealth is really built in real estate, not by chasing excitement, by buying intelligently when others hesitate. And honestly, I think we're just getting started. I think over the next 12 to 24 months, there's going to be incredible multifamily opportunities for investors who understand how to analyze deals, how to structure debt correctly and operate conservatively. That's why we are actively buying right now. Not waiting, not hiding. We are buying. All right. We are intense about buying.
