We just turned this 44 unit apartment complex into a 1.2 million dollar profit within 15 months. And guess what? We use zero of our own cash. Let's break it down. How anyone can do this deal. Regardless of experience, cash or knowledge. We purchased this 44 unit apartment complex for $2.41 million with an all in cost of about 2.66 million. After renovations, we brought in a limited partner, a capital partner who invested $500,000 earning a 10% preferred return. Completely passive. After 15 months of purchase, the property was refinanced at an appraised value of 3.83 million, creating about $1.2 million in equity. And here's the kicker. We have a limited partner that owns 10% ownership, meaning we own 90% without spending any of our own cash. Now I'll add, if you do the math, it was a no brainer for the limited partner as well.
