5 Skills Realtors Must Master in 2026 (Or Fall Behind)

In this solo coaching video, veteran realtor Leigh Thomas Brown (26+ years, 2,600+ homes sold) argues that most agents focus on the wrong thing—new tools—when the real competitive edge lies in mastering five timeless skills. She outlines each skill, explains why it matters in 2026, and offers concrete actions. 1) Listening and connecting: genuine, eye‑level listening, reading body language, and practicing communication in groups like Toastmasters. 2) Going where others aren’t: adopting a “Blue Ocean” mindset, reviving low‑tech tactics (print calendars, recipes) that have shelf‑life and differentiate agents. 3) Clear differentiation: identifying and broadcasting a personal edge—communication style, community knowledge, energy—especially in an AI‑saturated market. 4) Consistent outreach: staying top‑of‑mind by regularly calling contacts, treating the agent’s name like a phone‑book entry, and overcoming anxiety about visibility. 5) Knowing your market: daily data‑driven market study (MLS hot sheets, new construction, zoning meetings) to build confidence, credibility, and client trust. Throughout, Brown mixes anecdotes, motivational language, and calls‑to‑action (links, email list) to encourage immediate implementation.

Most Realtors think they need better tools to succeed in 2026, but the truth is they're just missing the skills that actually make those tools work. In this video, I'm going to tell you about 5 skills that matter in real estate today, the ones that have always worked, and what you'll want to focus on immediately if you don't want to fall further behind in 2026. Hey, I'm Leigh Thomas Brown. Over 26 years in real estate, I've sold more than 2,600 homes, and I've worked with thousands of Realtors around the US and the globe. I'm excited to share what you need to do today before it's too late. Number 1: The skill of listening and connecting. Let's begin with the most important skill. You want more business? Well, being fully booked is the dream, and I totally get it. We all love the rush of a client picking us. For this, you're willing to do something, but often you get stuck when you don't really know what that magical something is. So you wind up chasing whatever the industry is yelling about currently, whether it's AI, video, pop buys, you name it, you've probably tried it, but none of it really seems to work. I remember I was talking to an agent once who said, "Leigh Brown, just tell me what to do." He was exhausted from trying everything. But then I asked him one simple question. When's the last time you actually listened to a client? Not talked, not pitched, listened. He didn't have an answer. That's when it clicked. The top skill in 2026 is the same as it's always been. Connection. Connection comes from listening, y'all. It's listening with your eyes. Reading body language, reading the response to your body language. And the reality is that most people are listening to respond when the most important part of listening is comprehension. Make it more personal. And if you don't know where to start or where to practice, go where people are who are focused on communication. Toastmasters, Rotary Clubs, community groups, wherever you can find people you can work on your connections. You can't be a good REALTOR® in 2026 if you haven't built connections. It's the absolute most important ladder to go to the next level. If you're the one who's tired of having conversations and they still aren't turning into business, let me tell you my secret tip. Click on the first link in the description and I'll tell you. Now, once you know how to connect, Where do you actually stand out when everyone sounds the same? Well, that's number 2. It's the skill of going where other people aren't. Most agents today are doing the exact same thing. You're doing social content on the same platform, posting the same kind of content, and sharing the same copy and paste strategies. They're basically making the same noise. And hear me, friends, when everyone looks or sounds the same, nobody stands out. That's the real problem we have in real estate. When I got started in the business, I used to receive recipes and calendars in the mail. Like, literally everyone would mail me. I was on the master list. But then one day it just kind of stopped. And here's the part nobody talks about. The people in your community, they haven't stopped using recipes and calendars. It's just not how real estate agents market anymore. So what I want you to do is look at what worked in the past and what's working now, and then look at some of those ideas that nobody else is doing. Maybe you'll go there. That is classic Blue Ocean Strategy, an excellent marketing book if you haven't picked it up.. Now, the reason print often works is because it has shelf life. It stays with them where social media disappears on their timeline in seconds. If you get your calendar on their fridge, honey, that might be there all year long. Get your recipe in their little file and it could be there even longer. There are so many ideas like this that agents overlook. So if you'd like to know more about them, join my email list below and I'm always happy to share. Now, even if start standing out, there's still one question every client or potential client is silently asking. Why should I choose you over every other realtor? Aren't you all the same? Well, number 3 is the skill of differentiation. Let me just give you a reality check. Real estate is a competitive market, no matter what the DOJ says, and it's not getting easier. There are always new agents entering the market. There are new tools available, and there's fresh marketing happening every single day. So how would your neighbors know that you're the one for them? Well, think about it like this. Your business could be perceived as a shelf of identical cereal boxes, same color, same message, and same promises— fortified with vitamins. But if there's no differentiation, People will often grab whatever's closest or what's on sale. One of the best skills that you can sharpen is letting people know what makes you different. Yes, that different part of you, it's absolutely an edge. Perhaps your edge is your communication style or speed. It could be your knowledge of your community. It's how you listen, or maybe it's just your energy. And frankly, most of you are downplaying it. You have stopped sounding like yourself 'cause you're so afraid of being canceled or something. And we're in an AI world, y'all. The AI world is full of slop where your humanity is absolutely an advantage. And frankly, that's when wonders happen. Now, even if you already know how valuable you are, none of that matters if nobody hears from you. Number 4 is the skill of consistent outreach. A lot of agents believe people aren't calling them because they're not good enough and Then all of a sudden you're eaten up by anxiety and insecurity and you think, "Oh, I don't have the experience. I'm not visible enough. I'm not successful. Oh, nobody will ever use me." But that's usually not the truth. The real reason is much simpler. People just forgot about you. And of course, how will they reach out to you if they can't even remember your first or last name? Take it like your business. Your business is a contact in someone's phone. If it's just buried in thousands of contacts and doesn't show up, then you actually don't really exist to them. But you can change this through one of the easiest methods possible. Pick up your phone, open your contacts, and call your people. Hey, call the people in your database or call the people in your church directory. Just call people. And if you called them 6 months ago, call them again. Because when you keep showing up on their caller ID, your name gets imprinted in their mind, and that makes a bigger impact than you even realize. Even if you get sent to voicemail and even if they're texters. Finally, if you want to stop guessing and start knowing what actually works in real estate today, this last skill is everything. #5: The skill of knowing your market. Most agents operate on feelings and assumptions, not data. They feel like the market is slow. They feel like prices are going up. They feel like buyers aren't serious. But those feelings don't build confidence. Data does, and clients can tell the difference immediately. Think of it like this: you're trying to drive at night with no headlights on. You're moving, but you're Guessing the whole time and frankly doing a lot of prayer. Well, that's what real estate looks like when you don't know your market data. You're moving, but you're guessing, and guessing creates uncertainty. The top agents in your market and mine, they don't guess. They know. They know what sold last week because they showed it. They know what's sitting on the market because they saw it in the system. They know what buyers are doing because they're out with buyers, and they know where prices are shifting because they're actively involved in negotiations. When you study your market every single day, when you're checking your Multiple Listing Service, reviewing the hot sheet, going out to visit new construction, and— hear me out— attending planning and zoning meetings, you will be the most informed person in your market. And that's not something you can do occasionally. This has to be a consistent discipline where you learn every day, and it starts to accumulate. Then something powerful happens as that knowledge builds. You start speaking with confidence. And friends, confidence builds credibility.
