In this brief commentary, a REALTOR® explains why they prefer certified appraisers over lender‑trained data collectors when a buyer’s home is being appraised. The speaker argues that lenders’ training programs may prioritize the lender’s interests, whereas a certified appraiser, working independently in the buyer’s home, can provide expert, unbiased valuation analysis. This expertise gives the buyer peace of mind by accurately “running the numbers” on the property, something a data collector lacks due to insufficient training and knowledge.

Now, the way that this is being set up, well, the lenders can do their training. Okay, great. I really don't want a big bank training somebody to go in my house, y'all, because that tells me they're working for somebody else's best interest. I want somebody in my house who's looking out for me. That's the whole reason the consumer calls me as a REALTOR®. They want somebody in there to help them get best information, pros and cons. And when I'm the REALTOR® and my buyer has an appraiser coming in to verify the value, I want that certified appraiser to be able to give my buyer acquire some peace of mind because they can run the numbers on the property and figure out what the numbers look like. A data collector doesn't have that expertise, that training, that knowledge.
