Top real estate agents do dozens of listing presentations yearly because they practice constantly. Newer agents stuck doing a few presentations should aim for one per week, even fake ones with made-up clients, to build the skill faster. There's no shortcut to mastery.

What I think happens is it becomes this sort of self-fulfilling prophecy where agents who've been around a little while, agents who've properly worked their sphere of influence, agents who follow up, well, they get more listing presentations than the folks who are newer or maybe haven't gotten their sphere of influence organized or whatever. Right? And so they're out there going on 20, 30, 40 listing presentations a year, and you're going on 4 and you're wondering why you keep getting your ass beat, right? Well, it's cuz to get good at something, best way to tell my, you gotta do it, you gotta do a lot. Tell my 14-year-old, she's like, dad, I, I want to do this. Cool. You, here's the shortcut. There isn't one. You want to get good at something, you gotta do it a lot, right? Like, hate to break it to you, so you be comfortable sucking at it or just decide you don't really wanna do that. Both are okay. So like I've said, just go on a listing presentation per week. Just go on one a week. If you can't get a real one, go on a fake one. Fake ones are scarier than real ones. Like if I was like, Leigh, I'm coming over, I'm gonna list your house. That stove's amazing. That alone will get us another $40 grand in list price. If I If I knew I had to give a listing presentation to Leigh, ooh, y'all, I would be ready. I would've checked the Zestimate. I would've filled up my gas tank. I would've made sure my suit was prepped. I would be dialed and tight. The fake ones are harder than the real ones.
