Ever had a client surprised by their home's online estimate? 🤔

Realtors should check a property's Zillow Zestimate before meeting clients, since homeowners already know it. One agent's mother-in-law was upset her low estimate and outdated Google photo didn't match reality. Ask what bothers them about the online data, listen, and use that to shift away from price talk and find what actually matters to them.

And when we say level up your listing presentation, I'm just gonna have to add in, if you are an active realtor who's out there, you should be looking up your listing appointments on Zillow before you go to them. Because why? Every consumer who watches my show, hey, what's up non-real estate people? All of y'all know your Zestimate. And so if you go to a listing presentation and you haven't looked up the Zestimate, you're actually behind the consumer. Come on now.
Yeah. Way behind.
Like, and then you would know why my mother-in-law is very angry at Zillow and Google. Do you know why my mother-in-law's angry at Zillow and Google, Keith? Can you guess?
Because they have her home at a lower number than she thinks it's worth.
Oh no, she thinks it's worth way too much. She would never pay that much for her house today based on what she paid for it.
Don't you love it when those neighbors come in the open house? You're selling this for what?
I would never pay that much.
Good, don't pay that much. Go to your house that you already own next door. Get out of my open house.
That literally happened. We had a county commissioner forum last night and one of the commissioner candidates, she said, The house that was across the street from me was $186,000 then, and it's $375,000. I've never paid that.
Yeah, yeah. You're doing the meme.
You're doing the meme. But no, what my mother-in-law's upset about is that the photo of her house is not because it's ever been listed, because she built it with the builder, God rest his soul, built wonderful custom ranches. It's got that Google picture, and Zillow uses the Google picture when it doesn't have one. And you know what's outside her house?
What? Garbage.
She is. She's out there pulling weeds. She's so mad.
Mad.
She's mad. And I was like, well, you can actually tell them to take that picture out because it's not supposed to have humans in it. But she doesn't trust them by telling them who she is because then they'll, they'll know, they'll know where she lives. Kind of But to know all of this is not just a funny family story. It's truly why you wanna look everything up. So when you get to the house and they're bristling about their Zestimate, we should be curious enough to say, tell me about this. What do you not like about this? I pulled it up and I can tell you where I disagree with it, but you tell me where you disagree with it. Because we as realtors jump to price first. Sure. And it's not always price first. Sometimes it's something else. And you wanna talk about leveling up your listing presentation, if you figure out what the something else is, you'll change the conversation. You win the listing.
