I Studied Top Realtors for 26 Years... Here's How They Win

In this instructional video, seasoned real‑estate professional Leigh Brown shares the three core habits that separate the top 1 % of REALTORS® from average agents. First, she explains that elite agents develop "muscle memory" by repeatedly rehearsing listings, offers, and buyer conversations, so they can act confidently without thinking on the spot. Second, she stresses intentional time management: top agents time‑block their days, set guardrails, and protect off‑days, turning a chaotic schedule into a focused, powerful workflow. Third, she highlights the importance of consistent, simple systems—spreadsheets, intake forms, or other repeatable processes—that deliver a uniform client experience, generate referrals, and prevent the disorganization that stalls many agents. Throughout, Brown uses vivid analogies (surgeons, rivers, restaurant kitchens) and offers actionable steps, encouraging viewers to practice scenarios, adopt calendar guardrails, and implement basic process tools. Calls to action invite viewers to book a call or join her email list for deeper guidance.

I've been in rooms with some of the highest-producing REALTORS® in the country. The top 1% of REALTORS® aren't smarter than you. They just have a handful of habits that you could literally start copying today. In this video, I'm going to break down exactly what the top 1% of REALTORS® do. You'll learn why top agents seem to move with confidence while everyone else is guessing and the systems they rely on to stay consistent even when the market gets wonky. Hey, I'm Leigh Brown. In my 26 years of real estate, I've sold over 2,600 homes and I've worked with thousands of REALTORS® across the globe. Number 1: The real difference between average and number 1. A lot of agents believe the top 1% must know some giant secret. Like, maybe they have better scripts or they have special lead lists or they just got a better personality. Honestly, though, most of the time the real difference is simple. It's actually the muscle memory of doing a lot of real estate. Think of it like the surgeon you'd really love to have for that complicated surgery. The best surgeons don't stop to think about every cut they're making in the operating room. They've done that surgery so many times that their hands already know what to do. Their confidence doesn't come from being told what to do in the moment. They don't have somebody yelling in their ear. Their confidence comes from having done it hundreds and hundreds of times before. Now, the top 1% of REALTORS® have that same muscle memory. They are writing more offers. They put more homes on the market. They're in the Multiple Listing Service every day. They talk to more buyers because they have signs in yards, and that leads to more sellers. They're doing real estate all the time. And the reputation often comes from the strength of being busy. And when a client asks them something, they don't hesitate. They already know. They know what this neighborhood sells for. They know where interest rates are. They know what to say. So how do you build that if you're not working with a full pipeline right now? Well, you can practice before the game starts. Make up a buyer. Pretend that your cousin is buying. Have her list off some criteria. Look in the system, find some houses, go preview them, write the offer. Treat the whole thing like it's real. Make up a seller. Maybe it's the neighborhood where you live. Pull the neighborhood data. Build your listing presentation. Write the paperwork up and walk it through out loud. If you do this enough times, well, then when a real client or a prospect is sitting across from you, you won't feel hamstrung. You won't be figuring it out on the fly. You'll already know. And they will feel your confidence because you know the paperwork, you know the comps. And that kind of confidence isn't born, it's built. You gotta do the reps. And if you want help building that foundation, you could book a call with me. Click on the first link in the description. Now, even if you build confidence, there's another thing top agents do differently that completely changes the way their business feels. Number 2. What you should copy is the top agent's relationship with time. Let me ask you something. Do you feel like you never have enough hours in the day? Do you feel like you're always running, you're always behind, you're always available, but somehow you're just not productive? Honey, that's not a hustle problem. That's a calendar problem. And here's what I've noticed. If you show me an agent who's working 24 hours a day, 7 days a week, and 366 days in a leap year, I'll show you a mid-level producer. Every time. Because working around the clock isn't a sign of success. That's a sign that your time has no structure and possibly no meaning. Think of it like a river. A river with no banks doesn't flow with power. It spreads out in every direction, floods the wrong places, and loses its force. But that river with clear banks, oh, that water's moving. It has direction, it has strength, and it can even take down the trees and the rocks that are in the way. Top agents time block. They're not perfect, and they're actually not rigid because they know things move, but there is an intentionality to their day. They know when they start. What does your alarm clock say? They know when they're finishing. They've got suppertime on the calendar. And they know what day is their day off. They guard it. They protect it. And they tell other people that they have priorities. 'Cause here's the part nobody wants to talk about. When you tell someone, "Well, I am booked on Thursday," that doesn't mean you're available. But if you say, "I'm unavailable," you've just told them you have guardrails. And guardrails mean you're running a real business, like a true professional. And frankly, taking that time off and being intentional allows you to feel like a priority. And when you're filled up, you show up differently in life, in business, with your clients, and with every person you meet. You'll be no longer distracted and depleted and desperate, because when you're empty, other people feel it, and they might avoid you. You don't want that though. So if you want to learn more things about what top agents do and how you can put them into your business, Join my email list. The link is right here in the description. Okay, you got your schedule sorted out, but there's still one more thing the top 1% rely on that keeps everything from going haywire. And most agents don't have it. Number 3, what you can literally copy— a top agent's systems. Here's the honest truth. Most agents live in a series of piles, a pile of sticky notes here, a pile of printed emails, MLS sheets, tax forms, and septic maps. The follow-ups you were supposed to do last Tuesday and it's no longer Tuesday. And in every pile, there's a client experience that could be excellent and another one that's gone horribly sideways. Think of it like working in a restaurant, which many of us did in our younger days. In that kitchen with no system, with no ticket order, no prep list, no good timing, and a staff that comes and goes when they feel like it, the food may get out there eventually, but it's wildly inconsistent and Some customers have a great experience. Others are waiting too long. This one gets the wrong order. This one's raving. Well, inconsistency leads to fast-traveling grapevines. Top agents run a business that has systems just like a great kitchen does. It doesn't have to be fancy because some of the top producers I know run on a simple spreadsheet. Others, like me, have an intake sheet that captures every client detail from the first conversation. In fact, it's not really the tool, it's the consistency. What systems do is allow you to create a great experience for every single client, every single time, regardless of how busy you are, regardless of what else is going on in your life. And that consistency builds a reputation that keeps the referrals coming. It turns you into the restaurant with a waitlist. However, the more you operate out of piles, the more business is quietly walking past your door. Not because you're a bad agent, but because disorganization costs you more than you realize. You can copy the system, even a simple one, and watch how much cleaner everything gets. If you're building systems but still not getting clients, that's the missing piece most agents never fix.
