In this panel excerpt, Speaker A asks how a younger realtor can discover focus and a niche in the industry. Speaker B responds by framing real estate as a serious business and advises aspiring agents to set clear, high income goals (e.g., $400k‑$500k annually) and to evaluate their progress toward those goals. He stresses the importance of deep contract knowledge—understanding liquidated damages and specific contract paragraphs—as a core competency that distinguishes top‑earning professionals such as doctors and lawyers. By treating real estate as a professional career and mastering its legal foundations, agents can find enjoyment and sustainable success.

get comfortable with what you enjoy and know it really well, and it will sustain you. So if a younger realtor were to come to you and say, David, how do I find my focus? What was the magic sauce? How did you know? What's the advice that you would give to somebody who's struggling to find their niche?
I heard your last speaker and the two of you talking, and there's a lot of things that resonated. And first of all, I think, and from what you just said, This is a business. And so people do come to me a lot and they're like, I want to get into real estate. And I go, fantastic. How much do you think you want to make? And nobody ever answers the question. And I go, well, let me give you some examples. Do you want to make $100,000 a year? No, no, no, no. $400,000, $500,000. Yeah, that's a good start. And I go, great. That's good money. You know, fantastic. What have you done so far? To advance your career to get to that number? Well, you know, I took the test and, you know, this. And I go, have you read the contract? Absolutely. Tell me about liquidated damages. Well, you know, tell me about this paragraph. Tell me about that paragraph. Well, you know, and very rarely do you get the legal definition. And what I say is, now, who makes $500,000 a year? Doctors, lawyers, professionals. There's a lot of other people to do. But essentially, this is a serious profession. And first of all, I think you'll find it more enjoyable if you understand the contract and you understand what they mean. It's, it's fun.
