Going and meeting with the planning commission, planning director, council person, whoever it is, to sit down with them before we bring them something and say, hey, look, what's the vision for the community? What are some things developers have done to create win-wins for you guys? What's lacking? Hey, what is blowing your phone up? What are people calling and complaining about most? If I can figure out how to bake that into our developments, we're gonna have a lot more success. So yeah, it's relationship driven. You've gotta know and be able to speak the language and speak in terms of their interest. You know, we'll bring charts showing the tax revenue, how it's collected. Affected and the impact fees that we're giving and all that kind of stuff. So yeah, you, you've gotta be able to walk that talk and talk about how it's gonna be good for the community and, you know, create something that they're going to be okay with. 'Cause you can have a big say-so as a developer and what like the homes are gonna look like and all that kind of stuff.
