Real Estate Lead Generation: Starting With $0.00

In this solo instructional video, veteran realtor Leigh Thomas Brown shares a step‑by‑step, no‑money‑required system for landing a real‑estate client within 48 hours. She begins by diagnosing the most common pitfall for new agents – an obsession with commissions she dubs “commission breath” – and explains how that desperation repels prospects. Brown then outlines a mindset shift toward a client‑first, curiosity‑driven approach, arguing that listening and solving problems creates instant credibility. The core acquisition tactics are twofold: (1) exploit new‑construction communities by building rapport with on‑site agents, learning inventory, and positioning yourself as a helpful resource to unrepresented buyers; and (2) mine the contacts already stored in your phone, turning acquaintances into warm leads through solution‑oriented conversations. Throughout, she provides concrete examples (e.g., discussing “kiddie condos” with a friend’s college‑bound child) and stresses the importance of acting as a problem‑solver rather than a salesperson. The video ends with a call‑to‑action to book a strategy call, join her email list, and watch a companion video about a common sales mistake.

What if I tell you there's a simple strategy you can use to get clients within 48 hours, and the best part, doesn't cost a single dollar? In this video, I'm going to reveal my strategy that you can use to get in front of real clients within 48 hours without buying a lead or running a single ad. And hey, if you don't know me, I'm Leigh Thomas Brown. For over 26 years, I have been selling houses to the tune of over 2,600, and I've also had the opportunity to speak to thousands of REALTORS® across the globe. Now, here's the first thing you need to understand. The biggest mistake most new agents make when they want quick business is that their ultimate goal is commissions, commissions, commissions, and because of that, they start acting desperate. I call it lovingly commission breath, and it's worse than coffee breath. We can smell it from across the table, and here's what that means. Just hear me out. When you've made up your mind to chase a commission above all else, we all see it. It shows up in your conversations. It shows up in your behavior. And let me just tell you, everybody can smell it a mile away. It repels clients faster than anything else you could possibly do. Let me give you a better picture. Think about this like a house that's been sitting on the market for just too long. The price keeps changing, and every time the agent does another open house, and it's going on and on like this. And so the seller looks desperate, which means buyers wonder, "Well, what's wrong with that house?" And of course they do, 'cause nobody wants the house that's begging to be purchased. Well, in the same way, nobody wants an agent who's desperate for business. That's exactly what commission breath can do to your credibility. So here's what I want you to do instead. Shift. Move your mindset to the place of focusing on the client first, not the dollars. When you stop operating from desperation, that's when everything changes. Well, how do you make that happen? You have to learn how to walk into the room focused on the client, not the transaction. That allows you to actually listen, and you'll be asking better questions. You're going to look at them as a unique individual who has needs that you haven't discovered yet. When you get into curiosity mode, it brings energy, and that's an energy that clients feel immediately. The agents who seem to effortlessly attract business Well, they're doing the same thing. And the moment you start doing this, this client-focused conversation curiosity, you can easily get the first client to sign with you within a few hours. And if you want to know what to talk about when they say yes, when you meet that first client, I can share a few things with you. You can book a call with me using the first link below. So now that your mindset is shifted, Well, where exactly do you go to get these clients within those next 48 hours? What I'm about to tell you is what many agents overlook. I mean, they drive right past this business on the way to Starbucks, which you shouldn't be drinking anyway, but that's a different video. If your real estate market has new construction available, you have a gold mine that you might be completely ignoring. Let me just tell you, model homes in builder communities are full of buyer opportunities, and these opportunities are walking right in off the street or driving in. Either way, they're coming in oftentimes unrepresented. They don't have an agent relationship because they may be early in the journey, and often they're very open to working with a professional who understands how that new construction fits into the bigger market. Believe me, you have a big opportunity here. Yes, your high heels might get dirty, but it's a pretty good trade to make for somebody else's happiness. When I was first getting started in real estate, I spent a ton of time in new home communities. My Papaw was a builder, so I understood the basics of how things worked. But why did I choose new construction? I wasn't building the houses. Well, my Daddy told me that's where I could find unrepresented buyers. Now, I didn't just walk in and talk to buyers. You go in first, build rapport with the on-site agent, and learn what they have to tell you. Get to know what the traffic looks like, what are the price points they offer, what are the floor plans, what are their incentives, all those things. And as I learned, I figured out what people were getting stuck on. Now, I wasn't there to compete with the on-site agent. I'm there to help. And because of that, because I was there to gain knowledge first, if a buyer could walk in who wasn't the right fit for that community? Well, the onsite agent's thinking of me first. So here's what I want you to do. Find new home communities and spend time with onsite agents finding out how to help them. Talk about what buyers are looking for. Help them spread the word about their community at your brokerage sales meeting, or even better, post about their inventory in their community on your social media. Essentially, show up as a resource. And that, my friends, is exactly how you can get clients from new construction communities. If you want more ideas on how you can get referred, you can join my email list using the second link below. Now, what if you're in a market where there is no new construction? Well, my friends, there is still a huge opportunity waiting for you right in your pocketbook. There is one belief I need you to get rid of. Leigh Brown, I don't have any leads. I mean, come on, you got to be kidding me. Surely you have leads because you have a telephone. I know you do. It's glued to your hand. And in that phone is a contact manager and people are saved in it. There's people that you knew in college, people you graduated from high school with. How about people from your former job or Frankly, anybody you ever liked enough to save their number. So at some point they knew you and you knew them, and they might be interested in buying or selling real estate, or they might know someone who is. Let me give you an example before you tell me that your phone is completely off limits. Bob and Jane, you remember them. You've known them for years. You have them saved in your phone, and they're not buying a house. And you just know this because you think you know things. You'll see them at the grocery store and say, hey, and you're friendly and you keep in touch with them. Well, then one day you call them because you're going to call the people in your phone and you find out that their precious Pumpkin is heading off to college and they're devastated by the cost of room and board. And you said, well, I can talk kitty condos. And you realize small talk turned into an opportunity. So as you're talking to them about kiddie condos, you can remind them that buying a property near their darlin's college is going to save them money over 4 years, and hopefully their kid will make some friends that will have roommates that will offset the cost. And Bob and Jane are flabbergasted because they didn't think about it that way. They thought about you as just the regular house realtor. So then you're taking this conversation one step further. You can be kind and ask about how their aging parents are doing that live upstate in New York. You can even offer to connect them with estate sale companies who can help them plan a transition before it happens. And then you'll notice something. You're not selling anything, you're solving. That is when real estate shifts. Because now when Bob and Jane are at work and their colleague mentions, "Oh, I'm going to have to sell the house." Well, they don't hesitate. They say, "Just call Leigh Brown. She has ideas for estates and for college kids and for your house. Just talk to her." This is how the people in your phone turn into advocates for you, and that leads you to actionable clientele. That's how you become the REALTOR® people recommend without ever being asked. Now, I need you to stop thinking you don't have leads. Just start calling the people that you already know. Build trust by bringing solutions. And I bet you, you will have somebody who needs you within just a few hours. Now that you know where to find clients, are you accidentally killing the deal the minute they answer the phone? Watch the video on the screen where I reveal the one mistake that makes you sound like a salesperson instead of someone they actually want to hire.
