In this YouTube monologue, the speaker addresses real‑estate agents and prospective homebuyers who are hesitant to make offers despite a currently quiet housing market. He explains that the market is uneven—some homes sell within days while others linger for months—creating opportunities for buyers to negotiate with sellers. He contextualizes current mortgage rates (~6‑6.4%) against the 40‑year average and the recent artificially low 3% rates, noting that rates are unlikely to return to the historic low. Consequently, he argues that buying now, while the market is quiet, allows buyers to secure better terms before rates potentially fall and competition intensifies, leading to bidding wars.

Okay, so let me answer this question since we're in terms of buyers and interest rates. An agent friend of mine said, "How do I get my buyers to put in offers on properties? They are looking, but they won't buy anything." Well, I will just tell you, friends, this is a very important thing to understand about housing. Right now, it's a little quieter than it has been. And what that means is some houses are selling immediately. They might sell in 1 or 2 days. Some houses it takes 3 or 4 months. It's a very uneven market. And when that happens and you're the buyer, you should know that the sellers out there might be willing to negotiate. We don't know, 'cause every seller has a different scenario, but this is a great time to buy if you plan to negotiate a little bit. Now your interest rate's going to be a little bit higher than you probably want it, but can I give y'all a little bit of perspective? If you look at 40 years worth of interest rates, the average lands in right around 6, 6.4%. So we're actually pretty close to the 40-year average. And our whole, our whole society just got spoiled by free money for so long, sitting at 3%. And that's a hard thing to overcome. And I understand that you're sad you missed out on it. But y'all, it's not going to go back to 3%. Being at 6.5% right now might be painful because the cost of housing is high. But if the rates come back down, you won't be negotiating very much 'cause there's gonna be a more competitive market and then we're back to the bidding wars. So if you're looking to buy a house, right now while it's quiet is your time.
