Danny Roustein of Optimize My B and B breaks down what tanks Airbnb listings: too many photos, contradictory text like conflicting pool or quiet notes, and clutter that confuses guests. He pushes hosts to strip listings down and convert traffic to direct bookings instead.

Welcome back to Boostly. As you know, my name is Mark Simpson and I give hosts just like you the tools, the tactics and the training to get more direct bookings. Now, today's lesson video podcast, wherever you're tuning in from, is a little bit different from the norm because I went and interviewed one of the world's leading Airbnb experts, Mr. Danny Roustein of Optimize My B and B. He did a session for the team Boostly members and it was so good, I wanted to pull little extracts out and share it with you. So. So you can look to implement the tactics and training into Airbnb. Now, even though this is obviously a direct booking podcast, this is not an advice that I give, is where I'm saying, listen, just go and leave them all, because you have to make them work for you, not the other way around. They spend so much money on advertising costs and marketing spend that you have to be visible on them. There's so many things that you can be doing afterwards to convert them into a direct booking. But for. But now, what I want for you to do is to utilize these tips that we're going to share with you on Airbnb and how you can put them into practice. So this is one of the many episodes I'm going to be putting out over the course of the next few days and I just want you to sit back, relax and make note and put into practice. Before we get started, I want to say thank you to our hosts, which is uplisting. Uplisting is a fantastic PMS with what we do with Boostly websites, we've got over 500 clients, so we pretty much have worked with every PMS solution that is out there at the moment, and uplisting is one of the best. You can go and find out more by going to boostly.co.uk uplisting. Their guarantee is that you will never get a double booking, which is great. It will link you to Airbnb, it will link you to VRBooking.com and the rest. It will do a lot of the work for you. It will make your life as a host so much easier. So thank you to Uplisting. Now, next, you're going to go zoom straight into our session that we did with Mr. Danny Roostein from from Optimize My B and B. As always, I'd love to get your feedback. So let's jump straight in.
Out of all the hosts that you've helped and when you've first gone in and looked at a lot of Listings. So they've gone right, Danny, I need your help. Here's my listing. What is the most common mistake or error or what's the first thing that you tend to always tidy up when you're doing these optimizations, would you say?
So let's think of it like you move into a house, a brand new house, and you start buying things for that house and then, you know, you're excited. So the first edition of the house is pretty nice. It's pretty clean and organized. But you live there for a decade and after the decade, you have shit everywhere. And that's no different on the Airbnb listings. You're never going to delete photos. You're always going to. There's going to be too many photos, there's going to be too much text. And then what there's going to be is there's going to be confusing text. In one point you say the pool's closed. In another point you say there's construction outside. And then. And you know, in the third point you say, you know, the pools open year round or something. Or this place is like extraordinarily quiet. So I often taking out a lot of. Taking out a lot of excess confusing or just not needed material.
Yeah, yeah, I do see that in a lot of the videos that you do when you record and optimize, when you're optimizing somebody's listing, I can just see you literally going through the listing itself and it's just right, we're going to cut this, cut this, cut this, cut this. So, I mean, that's really good advice. And I think when we talk about websites, it's exactly the same thing. And I always recommend a tool called usertesting.com for websites because again, it's getting somebody else to look at it. Because it's always easy when you create something that you're just very in the project. I call it being inside the bottle. It's like hard to look from the outside in when you're inside the bottle. And it's same with any form of marketing and the listing. So this is where your service is really good because you can just sort of have that guest eye view and just really go in and get right to the point.
