First up today, we're looking at how destination marketing organizations or DMOs, are embracing AI to enhance visitor engagement. First up today, Fairfield by Marriott has hit a major milestone in Greater China, reaching 150 open and pipeline hotels a more than 50% jump in just over a year. The growth is fueled by product enhancements focused on the Fairfield living room, restaurant and guest rooms, and momentum is set to continue with another 50 hotels expected to open within the next two years. Signings in the first seven months of 2025 alone surged 75% year over year, with new projects planned for prime locations like Shanghai, China, Beijing and Shenzhen, as well as popular leisure destinations. Meanwhile, hotel investment in Asia Pacific is heating up, with JLL projecting Thailand's transactions to reach 20 billion baht by year's end, despite a 23% dip in total regional volume to $4.7 billion in the first half of 2025. Activity is shifting from institutions to private investors, particularly high net worth individuals. Japan led the pack with $1.5 billion in deals, followed by China and Australia, while Thailand's $301 million in first half transactions is expected to double by December. JLL sees the latter half of 2025 as a Golden window for private equity players targeting assets that need repositioning or active management.
