Price Transparency & AI in Hospitality: The Shift Hosts and Hotels Can’t Ignore
7 May 2025 · 5 min
Podcast episode (hosted by Bob) reporting two industry shifts: Airbnb rolled out a Global Total Price display on April 21, 2025—making cleaning and service fees visible in search results and forcing hosts/property managers to rethink fee presentation, listing accuracy and direct-booking alignment; and the hotel sector is grappling with AI adoption—promising personalization and upsells but hampered by poor data, uneven buy-in, and the need for training and experimentation. First up, the short term rental industry just entered a new era of of transparency as Airbnb officially rolled out its Global Total price display on April 21, 2025. From now on, guests will see the full cost of a listing, including cleaning and service fees directly in the search results without needing to toggle anything. For professional property managers, this isn't just a UI update, it's a shift in how pricing must be communicated, how search rankings are determined and how listings convert. Cleaning fees in particular are now front and center, and high charges on short stays could deter bookings if not bundled strategically. This change follows increasing regulatory pressure, including the US Federal Trade Commission's junk fees rule and Airbnb's broader efforts to create a more OTA like controlled guest experience. The message is clear. Hosts need to clean up their listings, communicate changes to owners and align their direct booking websites with these standards or risk losing visibility and trust. The platform is not just enforcing compliance, it's laying the groundwork for more in platform upselling, tighter ecosystem control and a more consistent guest experience globally. Meanwhile, in the hotel space, the conversation is dominated by artificial intelligence, not just as a buzzword, but as a force that could reshape operations, marketing and guest personalization. At the recent Muse Unfold event, industry leaders shared candid insights on both the promise and the pitfalls of AI. Companies like Muse and Revinated are showcasing how AI can be used to surface tweet sized guest insights to increase upsells and customize experiences. But before any of that is useful, the challenge lies in cleaning up decades of messy, decentralized data, a foundational hurdle most hotels are still grappling with. Adoption is uneven. Some teams embrace tools like Glean or internal policy bots, while others stall due to lack of training or fear of change. Choice hotels, with its 7,400 properties, is focusing on strategic deployment, employee education and outcome based experimentation, a reminder that AI isn't a plug and play solution as costs of labor and operations rise across the board. There's growing pressure on hospitality businesses to build cultures of innovation that empower forward thinking employees to champion new tech. For AI to deliver real roi, hotels must first clarify what problems they're solving, clean up their data, and create space for experimentation without risking core operations. The tech is here, but it's the people, process and mindset that will determine who actually benefits from it. If you need help boosting your direct bookings, check out the Boostly website.
