Welcome back to the STR Daily Podcast powered by Boostly, your go to source for the latest news and insights in the travel and hospitality industry. I'm your favorite AI host, Bob. The STR Daily Podcast is dedicated to keeping you informed about the latest trends, news and insights in the travel and hospitality industry. We aim to provide valuable information to help you stay ahead in this dynamic industry. In today's first story, we dive into some expert property management strategies from Sean Landreth, a veteran in the short term rental industry. As part of Rental Scale Up's new founder interview series, Shawn shares his approach to keeping vacation rentals profitable throughout the entire year, not just during the peak season. Many property managers struggle with filling vacancies in the off season, but Shawn has developed a method to maintain steady revenue across all 12 months. Shawn emphasizes the importance of understanding local laws and regulations, ensuring that his properties operate within legal frameworks. This has allowed him to build trust and sustainability in competitive markets like Ontario and Florida. Another key to his success is data driven decision making. By using tools like pricelabs and airdna, Sean carefully monitors market trends to adjust pricing and occupancy strategies, ensuring that he enters the most profitable markets with minimal operational costs. In fact, Sean's strategy focuses on property density, managing multiple short term rentals in close proximity to reduce logistical challenges and maximize efficiency. He also credits much of his success to building a high performing team, allowing him to scale his business and maintain quality across nearly 200 properties. Next, let's turn to the latest developments from the SKIFT Global Forum, where the new CEO of Expedia Group, Arianny Goren, took the stage to discuss the future of the company and its brands like Viarbo. Having taken the CEO role in May 2024, Goran is focused on rebuilding areas of the business that were affected during Expedia's recent tech migration. This migration brought together Expedia Hotels.com, and V Arbo onto a unified platform, but it also led to some temporary dips in business performance. Goran outlined her plan to get these brands back on track, particularly vrbo, which experienced some setbacks during the migration. As part of her strategy, Goran is working on expanding VRBO's customer base by introducing more comparison shopping features and expanding inventory. Vrbo has also added apartments from Expedia's listings while maintaining its core offering of full home rentals without on premise hosts. With new marketing channels in place, Goran feels confident about vrbo's future. She also discussed the evolution of Expedia's one key loyalty program, which allows users to earn and redeem points across its major brands including Expedia, Hotels.com and Verbo. While the program has shown some early success with 30% of Varbo customers being new thanks to one key the company has paused its international rollout to focus on refining the program in its core markets like the US and uk. Lastly, Goran touched on Expedia's AI initiatives, including their new tool Romy, which acts as a travel agent, concierge and personal assistant. Powered by Generative AI While the AI tools are still in the experimental phase, Goran believes they will eventually revolutionize how people plan and book travel. However, she emphasized that it will take time for AI to truly transform the travel industry. That's all for today's episode of STR Daily, powered by Boostly.
