Welcome back to Boostly. As you know, my name is Mark Simpson and I give hosts just like you the tools, the tactics and the training to get more direct bookings. Now, today's lesson video podcast, wherever you're tuning in from, is a little bit different from the norm because I went and interviewed one of the world's leading Airbnb experts, Mr. Danny Roustein of Optimize My B and B. He did a session for the team Boostly members and it was so good, I wanted to pull little extracts out and share it with you. So. So you can look to implement the tactics and training into Airbnb. Now, even though this is obviously a direct booking podcast, this is not an advice that I give, is where I'm saying, listen, just go and leave them all, because you have to make them work for you, not the other way around. They spend so much money on advertising costs and marketing spend that you have to be visible on them. There's so many things that you can be doing afterwards to convert them into a direct booking. But for. But now, what I want for you to do is to utilize these tips that we're going to share with you on Airbnb and how you can put them into practice. So this is one of the many episodes I'm going to be putting out over the course of the next few days and I just want you to sit back, relax and make note and put into practice. Before we get started, I want to say thank you to our hosts, which is uplisting. Uplisting is a fantastic PMS with what we do with Boostly websites, we've got over 500 clients, so we pretty much have worked with every PMS solution that is out there at the moment. And uplisting is one of the best. You can go and find out more by going to boostly.co.uk uplisting. Their guarantee is that you will never get a double booking, which is great. It will link you to Airbnb, it will link you to VRBooking.com and the rest. It will do a lot of the work for you. It will make your life as a host so much easier. So thank you to Uplisting. Now, next, you're going to go zoom straight into our session that we did with Mr. Danny Roostein from from Optimize My B and B. As always, I'd love to get your feedback. So let's jump straight in.
Can I have too many photos? Siala turn in S showing property use local area. What is the perfect number of images to Have Airbnb would have you believe that the. That. Well, there's no perfect number of images. But Airbnb, they say very little about their search engine. 14 photos is perfect. They say very, very little about their search engine. But you can infer, based on their writing, what they value. And it seems based on their writing that they actually value more photos. I'm the opposite. I think that's the wrong way to approach it because I'm looking at conversion. How is someone gonna. Is someone more likely to finish 12 photos or to finish 32 photos, which is what most hosts have? 32, 42, 52. I. I optimized a listing, but 67 photos the other day, they're not going to see any photos in the back half or the back 60%. So how to answer this question? How to answer it? It's going to be the same for text, anything you want to communicate the most information in the least amount of time. So in other words, you don't need four angles of the bedroom. You need one angle, maybe two. You need, same thing with the living room, the bathroom, the most information in the least amount of time. In general, if it's like a studio or one bedroom, there's really only, like, going to be like eight to 12 photos. In this case, what you can do is you can add a couple neighborhood photos, which I call them. A neighborhood photo is going to set you apart from your competition. It's going to be a high quality photo, but it's going to be like a guidebook. You're going to be recommending something about your neighborhood. It's not the best because your neighborhood is the same as your competition. So there's no differentiation there. But if you have a studio, one bedroom, I highly recommend this. Otherwise, what I do on one of my listings that I managed, it was a student, it was a one bedroom, I guess. And what I did is my neighborhood photo was a picture of a place that it was a national park that most people, a lot of people go to. And my caption said, if you book with me, you're going to get my tips, which include a way to park at this place and get in for free. Free parking, free access. You get that with booking my place. That's a good use of a neighborhood photo.
