Cash flow gives you margin, but wealth is built on the balance sheet, not in your checking account. Okay, so let's look at the four engines of real estate wealth so you understand how they all interplay and how you build true wealth with real estate. Because starting with this one that everyone obsesses over, engine number one is cash flow. So, using our example, imagine for a moment that you buy this rental property for half a million and it gets you rent of $3,000 a month. Now we have expenses on it of 2,500 dol a month. So your net cash flow is $500 a month. That means that you're going to generate $6,000 a year. That's great. That's real money. But this episode is not titled how to collect $500 a month. It's about why wealth explodes after the first rental.
