Buy Box Club - Willing to Sponsor Creative Nation Tour

This is a livestreamed development session by Mundo Sanchez demonstrating and debugging Buy Box Club, a real-estate deal-underwriting and marketplace web app focused initially on Morbi Method creative-finance strategies. Mundo walks through onboarding, buy-box templates, underwriting calculators, affiliate/free-trial flows, and security/visibility rules while iterating with an AI-assisted low-code tool (Base44) and troubleshooting Stripe, trial activation, and row-level security. The tone is hands-on and exploratory — early-alpha, often breaking, with emphasis on rapid iteration and data-volume-driven matching.
All right. Welcome to a late night jam session. I am excited. We are going to be building some cool tonight. And I've been working on this software. Not for too long, actually, but I'm going to spend a lot of time hammering this tonight. It is only fitting. I am drinking from my Healthy Nut fitness mug. This was my first failed business and may not be my last, but just a true testament to persevering and pushing through and digging deep. You know, I remember when I first started my first business, I thought, if you build it, they will come. I built it. They definitely did not come. I learned a lot about marketing and I am so excited to work on this software tonight because it solves the biggest problem that I have in my business. Not having enough time. I get sent deals, bad deals all the time, and it eats up so much of my time because I have to underwrite the deals. And then not only do I have to underwrite the deals, I feel bad for not responding to the people that took the time to send it to me. I have to tell them why their deal is bad and basically train them. And it becomes pretty exhausting to the point where, if I'm being honest, when I see a wholesaler send me an email, I just delete it. Like, I just gotten so tone and deaf to wholesaler emails that I just hit delete. I don't even look at the deal. I'm just like, delete, delete, delete. Because I just know it's a bad deal and maybe I'm missing some good deals. You never know. But it's just when you get 98 bad deals sent to you all the time, you just. You just start ignoring it. And for me, I just started sourcing my own deals because I don't want to deal. Like, I don't want to spend the time underwriting bad deals and wasting, you know, two precious hours that I could have been sourcing my own deals, which.
Would have been good deals versus, you know, underwriting bad deals that I find.
Out just don't pencil out. So it's really preventing me from scaling. And I'm kind of stuck because, you know, I only have so much time. I work during the day and it's. It's a challenge. And, you know, I'm sitting here wondering, like, man, I really wish I just had this automated. And so that's what I built where.
I'm in the process of building.
So I'm just gonna dive right in and we're gonna start cranking away today.
And let's start Building.
Let's start building some cool.
All right.
So I am using AI actually to build this. I actually got this recommendation from owners club. So shout out to owners club for introducing Nick Fisher, gangster for introducing this base 44 platform. I've used some AI, non code, low code, whatever you want to call it, platforms before. So far, this one is killing it. There's a lot of pros, there's. There's some cons, a lot of pros. I really wish I had an affiliate.
Code, but I don't.
Really amazing software. I was able to do something in.
This software in two days that took.
Me four months to do traditionally and I was already using a tech stack that was somewhat, you know, AI. And this just killed it. Absolutely killed it. So kind of gave me the flexibility and freedom to be really creative. Like if I had to pick all the things that I'm good at, this is the one. The number one skill that I have is my ability to take a complex problem, distill it down into a simple solution, the fastest, most efficient path from A to Z. That is my gift. If I had to really look at everything I've been blessed with and have worked my ass off to acquire over the years and skills. I have a huge lean Six Sigma black, lean Six Sigma background that I spent many years developing. I rewired my brain to think this way. I wasn't born this way. I worked so hard to develop this and I feel like it's really translated.
Well into software development.
And that truly is my gift. To have something like AI at my fingertips when I can just like code something out without even really coding, it's just amazing. So it. I'm super excited. I'm just going to dive right in. So there's a couple things that I'm working on. So at a high level, what this problem, what this platform solves as a problem. Now there's a lot of things that aren't working right now, but we're in that alpha stage or whatever the stage is before alpha. That's where we're at. There's beta, where you're beta testing, we're alpha testing. We're like, I don't know what it is, but we're at the phase where everything breaks every time I click something. So that I just expect nothing to work at this phase. So this is a, you know, it's called Buy Box Club. You create a very intricate, detailed buy box. Go ahead and show you, by the way. Just expect everything I click on to break. I mean, that's Just what I expect, very detailed buy box. So this is a Morbi method buy box. I'm setting very specific parameters of what I'm looking for. Even the location, you can tell which way I'm leaning on states. Very specific criteria that I'm setting here.
I'm going to change that cash to.
Seller and every user on the platform can have a buy box. We're not talking about, you know, if you look at what's happening today, you know, people are, no offense, but people are creating, including myself previously to this, creating JPEG buy boxes or PDFs or whatever and sending it out there to the ecosystem. And people are expected to, to do what? Are they expected to print out your JPEG and you know, source deals and like have your PDF printed on their, you know, desk and be like, oh, there's a, there's a deal in their buy box, let me send it over to them. No, this is 2025. We need to be doing that in a software programmatically and that's what this.
Software is going to do.
So a user has a very detailed and specific buy box and the other user, which would be a wholesaler, right, or whoever has deals with, would be using the platform to underwrite properties. So you guys are both going to be speaking the same language. We're going to have world class underwriting calculators in here. I'm going to go to the best of the best in every asset class. I'm starting with Morbi Methods because if we're honest, I'm one of the best of the best when more methods. So I'm starting with my bread and butter. But I'm going to go to the best of the best and get top tier underwriting. Hold on, Sorry, I didn't see these comments. So good question. This is called base44. It is like chat GPT software development. And the reason why I'm openly sharing this is because I, I honestly just don't think people are willing to go to the lengths that I'm willing to go for this specific vision that I have for this platform. So I don't view anything as competition because I'm a little crazy and by a little I mean a lot, in a good way, kind of depending on.
The day who you ask.
So I'm going to go to Morbi Method for our underwriting calculator. People want to pay me so much money for this information that I'm literally putting out here in this software that's now going to be available to people. My underwriting calculator for Morby methods. So you can underwrite this property as a wholesaler or someone looking to dispo a property. And the beauty of this, now again, we got to assume these things work, right? The beauty of this here is if you look at this as you're underwriting properties, it's going to match against other buyers buy boxes in real time. Okay, so you're underwriting this property, you're trying to get this locked up and you're trying to figure out is this a good deal, Is it not a good deal? Like what? I don't know what I'm doing. This platform is going to literally tell you if you're on the right track. This is telling you the buyers that have their buy boxes and it's giving you a match score, looking at cash flow, looking at buyer surplus, meaning you know, if you got paid at closing on a, on a Morbi method, looking at dser, looking at cash at maturity, meaning how over leveraged are you? So when you get to that balloon period at the end of whatever the term, how much are you willing to stroke a check for?
Right?
And so those are the things that it, it's basically scoring off of. So when I get this thing dialed in, you can underwrite a property, get real time matching results from real buyers on the platform. And basically you don't even have to dispo this thing, you just dispoed it yourself. You're, you're basically playing around with inputs, using this underwriting calculator to lock up your deal. You already know that it matches this person's profile. If it's above 80%, it's probably going to be a pretty good deal for a buyer. And you know who those buyers are. You could just go, hey, Aaron Judge, I know you play for the Yankees, but I got this really good deal. Now in this case it says 68%, but you know, if it was 90%, you could call up Aaron Judge, you'd be like, dude, I really think you need to skip the playoffs because this is a real deal that you need to buy. And so imagine having those kind of con. You don't even have to have the conversation, honestly, you just hit send, they get the match and they're like, oh yeah, I want that deal. Let's do this. It does two things. So the wholesaler, they don't have to worry, they don't have to play this guessing game and searching for buyers and looking at jpeg buy boxes. They just know that as long as the buyer is serious, they're going to buy it because it fits their buy box on the buyer side. So on my side the problem it fixes is I don't get bad deals. If you go to this profile settings here, which I think it's on the profile settings. Yeah. I can set my threshold of like my score. I don't want to get notified if it's less than 80.
Right.
You can change this. You could say hey, if it, if the score isn't 90 or above, I don't want to see it. So you don't even, it doesn't even come in your list. You don't even have to search a marketplace. It just like you're just going to get matches. If it's above 90% and you get a match in your inbox, you should be ready to buy that deal and then you can get notifications, email, you know, whatever.
Right.
Question. Will the owners club buy boxes be in here? This is, this product is literally I just like in the middle of launching this right now as we speak. I've told like pretty much almost nobody. So you're the first ones to even hear about this really. If the owner, if owners club members want to, which I'm going to get.
Them to sign up.
Yeah, absolutely. They can put their buy boxes in here and it won't be just a jpeg, it'll be like an actual buy box that can be looked at. And all of these buy boxes are going to be public profiles. So if you look at my buy box, for example, my profile, it's going to be like really cool professional looking buy box websites. So you can see if you got a video. You know, I got my video up here. I got a little bio background. You'll see my buy boxes. So this is my single or this is my single family LTR buy box for morby method sub 2. This is my short term rental buy box for Morbi Method. Eventually it's going to have other asset classes like RV parks, multifamily businesses, buying businesses. That's like my bread and butter businesses but it's, that's a, the underwriting behind that's kind of a monster. So although that's like my forte, it's, it's a lot of work to build that out. So that'll be later down the road. But everyone can have their own like professional looking buy box. It'll look better than it does now once I'm done. But essentially like I don't, I don't know what's going on with that coloring but it'll give A lot more criteria. When you click on this and see, like, obviously this didn't tell you anything. So that's what I'm gonna be doing. I'm gonna be fixing this tonight. So we got a lot of things that are broken that are not working. We have affiliate codes. So I have. I have essentially affiliates that I can set up. And I have really. The sales platform for this is going to be. By the way, I am the first paying member of this platform. I had to test the stripe connection to see if it works, so I paid myself $99. So this is going to be built on an affiliate system where every user or whoever wants to be an affiliate can sign up and earn commission and can have free trial codes. And the platform, or the access to the platform is going to be driven based on free trial codes. I want people to get in here, test it out, and just post volume. The way this platform really works is by volume of data. The more data in here, the more powerful it's going to become. You know, if you only have one buyer in here and you only got one wholesaler, you know, it's not going to be a good experience. You need volume to be able to make this work. So we're just getting started on this. So I want to get. I don't know what I'm going to accomplish tonight.
Foreign.
It's not all sunshine and rainbows, you know, this is. It is programming with AI, but it's not easy. There's a lot of things, a lot of prompts. If you think about hallucination, you know, the early chat GPT days, this base 44 is like the early chat GPT days. A lot of hallucination. There'll be a lot of stuff that I'll say for it to do something and then it'll go like, break something completely unrelated.
And I'm just like, oh, my gosh.
Dude, you just made me like rework two hours of coding, essentially. So it does help to have a software background, which I do. So I've had to refactor code and strip it out of main code base and create backend functions that are isolated from the main code base. So I don't want to get too geeky, but it does help to have a background in software. If you don't. I'm not saying you can't build something like this, but it is going to be really hard to not understand that. And I need to dive into the database structure a little more as well. And then also there is A related to base 44, there is this platform here that will help with security analysis to check my app so I can see what security vulnerabilities that I have. And the hard part right now is, because I'm in a really volatile state, is that every time I make a change and I rework something, I'm kind of like breaking security, like, in order to get it to the data to show up. It's usually like if, if I'm not seeing data, it's usually like a security permission issue. And I'm like, almost inadvertently, the AI is like breaking the security in order to get it to force the output that I want. So it's this balancing act of, like, earlier I didn't have any exposed records on Buy box. Today I do. So I have to work through this, you know, these vulnerabilities to make sure that, you know, that stuff isn't publicly available. Now, the buy box is one where I do want that information publicly available if the user says they want it publicly available. Because you got to think of the use case, this webpage. I want everybody to see it. I want to post it, you know, in the community and say, hey, here's my buy box. I want to send it to people and I want them to see it without having to log onto the platform. So I want that information public, but I want the ability to say, hey, I don't want my email shared if I don't want to. And that's where I got to try to figure out the security permissions. So it's a really difficult balancing act that I'm trying to, you know, balance features versus security and trying to get this all tied up. So the, the thing I'm having the most trouble with right now is the affiliate codes, getting people signed up on the platform or not affiliate codes, the free trial codes. I've had some users, like, having trouble getting onto the platform and the public facing or the ability for people to see the buy boxes on the marketplace. That's my biggest struggle right now. Because there, there should. I'm thinking there should be more people with buy boxes on here. Let me copy this onto another tab.
Here so I can keep jamming. Give me one second. Okay?
Yeah, yeah, no, I get it. Loi Blaster. All right, so let's get after it. I am going to ruthlessly prioritize the user experience. So let's go ahead and dive in. I'm gonna go to. I'm gonna. I'm gonna sign up as a brand new user. So you could do this too, if you wanted. I'll share the code with you. I don't know if you knew this, but Gmail has this thing. If you have a Gmail, all you have to do is type in like. So this is my email, my personal email. All you have to do is a plus sign and you can type in literally whatever you want after that. And you, in software, it will act as if it's a different email, but in reality the email will still go to your normal email, if that makes sense. So I'm typing in plus six, but it's really, the email's really going to get sent to my personal email. So it's a little software hack if you didn't know. So I'm going to create a new user because I want to test the onboarding experience. So I'm going to create a new user. It's going to send me a authentication.
Code which I'm going to wait for that to send to my email. Watch.
It doesn't send.
And we're like already? That's hilarious. I'm not getting it. That's so funny. Not.
I've been getting this all day long and now all of a sudden, nothing. Okay, here it came. It just, it just took a little.
I was a little impatient.
Okay, all right, so here's the code. We're getting signed up. All right, so now I'm going to put in my email. I don't love this workflow, but it is what it is. The base 44, they handle the authentication workflow so it's not really something I can change. Okay, so I get to this beautiful onboarding screen. Do you have a code? Mundo Orbit 30 for a 30 day free trial. So you can join me in 30 days of banging your head against the wall and having the software break every five seconds. Just kidding. It's a little bit better than it was yesterday. Continue a free trial. Okay, so every single screen I am prioritizing the user experience. I'm thinking I'm putting myself in the shoes of, okay, I'm a user for the first time looking at this thing. I don't know anything about the platform. That's how I look at everything. I'm designing and I'm looking at this. Okay, what is buy box? Right? Later down the road I would have some, some cool videos that'll explain stuff. Like that's what the landing page is for. It's to sell you on like, what is this? Why should I sign up? Right? So we're already past that phase of the user experience. We're just trying to understand what are the different options. Okay, this looks pretty clear to me. What I don't like about this is I had asked it to do some different things earlier and it didn't do anything I asked, which is not uncommon.
Okay.
So let me go to chat.
GPT.
Because I was asking Chad, GPT some. Hey, some prompts. I was like, hey, look, I'm really struggling with my friend base 45. 4, can you tell me how to talk to my bro? Because he is not cooperating with what I want him to say. And he's like, yeah, no problem, I got you, fam. And he's got some prompts for me to try to articulate better in a way that allows me to get the desired output. So this is a little, you know, I'm sacrificing speed for quality right now by really honing in on this user experience. So I'm going to copy something like this.
Let's see, where am I at? No, no, no. This is what I want. Okay.
Goal deliverables.
Okay, I want you to rename the free Connect membership features.
This is text only.
Don't change any workflows or code. Change the text under the header to.
I want it to create two buy boxes as far as the basic features to the platform. So I'm not going to give away the farm for free. I mean, come on, why would I do that? So I want to limit it to creating two buy boxes as far as the free for life membership. Then I'm going to have basic underwriting right now. You get the whole caboodle. I don't want to do that in the free version. So basic deal tracking. No deal score matches. And I'll show you what I'm going to do with that. And I don't think I'm going to.
Get to that tonight, but if I could, that would be awesome.
No advanced underwriting.
How. Let's see. Ask. How can I confirm this is working properly once implemented? Question.
I don't know why it's asking me to do that, but we're.
We're just gonna.
We're gonna roll with it and see.
If this format works.
So that's it. I'm just gonna put in my prompt. What I actually have been doing is like, build. Like you can go do something else. You don't have to sit here and wait. It does take a couple seconds for this to, you know, do its thing. So I'll multitask. I got multiple screens. I'll go do something else. You know, I just got a text Message.
Let's see.
Yeah. Okay, so getting a gator lender is not going to work unless that gator lender is also going to be the capital partner involved. Like on the operating agreement, the lender is going to be sourcing all funds and they're not going to allow a gator to provide the emd. Like the EMD has to come from a partner on the deal. So that gator is going to have to be a party to that transaction in an official capacity in order for that EMD to be held valid.
So they're going to need to be.
A partner so they can't just be like in and out like that. I don't really see a good scenario with a third party gator being involved. I think the gator per se also needs to be the transactional lender.
That's just my two cents.
Okay, so sending a voice memo to someone trying to close a morbid method. Yeah, I would love that.
David.
If you want to sign up, you can sign up buybox club.com or buybox club IO and then you can use the. Oh, you're on Facebook.
My stream yard doesn't allow me to post on Facebook.
Let me go to my live here on my feedback.
How do I make a comment here? Let me put Mundo Orbit 30 for 30 day free trial. Let me put the link here. You can come break stuff with me.
Okay, so going back to the features here. Okay, let's look at what the updates were made here. See this is where it hallucinates. It'll tell me, yeah, we fixed it. Everything's good to go and then like it just breaks and it just doesn't.
It's not good to go.
Go to pricing.
Look at the free connect plan. Okay, let me go to pricing. I don't want to do it on that.
Okay, it's saying I should update that, which makes sense.
That's logical.
Yes, please implement. Wait, let's, let's logically think about this. Choose your membership. This seems like a better output. I hate being super formal. Like all my, all my prompts are like just shorthand like do this, do that, do that. But like I obviously need to try something different because I keep just banging my head against the wall and I'm not getting the right output that I want. So I probably need to be more formal and more strategic about what I'm inputting. I really wish I could jam out to some music right now, but.
Facebook would take down my stream if I did that.
So I will develop in silence. Okay, so I'M waiting on that. I not only have one problem, I have two problems. I have another property that is.
Well, I won't say it on this stream.
Another property that's a problem. So I'm developing a solution for that also on base 44. So what I like to do is kind of, if I can, I'll either be working in the background while this is being implemented, or I'll just be developing two apps at the same time. You know, I'm waiting for this prompt to load and then I'll be making, you know, I'll make a prompt over here while I'm doing a prompt over here. Now, I don't know, resourcing my computer is pretty legit. I got a really expensive computer, but I have never done this working on two apps at the same time while on Streamyard, streaming to Facebook and YouTube at the same time. So I don't want to push it on the resources. But I may, I may float back and forth dabbling on two different apps as I kind of build.
This is.
I'm waiting for this. You can see it's taking a while. All I asked for is a very simple thing. I didn't even ask for it to do anything crazy. This, what you're seeing here is really not that impressive. But this can do some. And I will be doing some really.
Impressive stuff here in a second.
But if you're just looking at this, like, why is it taking so long just to update text? I'm being like hyper vigilant about this. I really want like a good user experience when they onboard because if they're just confused right off the bat, they're not even going to use the platform. Okay, so it says it's implemented. I'm going to push this to live. So this is going to affect the live URL now. And so when I log in here and refresh this page, my hope is that I see the right output. So it's asking me to put in the free trial again, which I question if that's a bug or not. Okay, so create two buy boxes. This did what I wanted to do. Awesome. Okay, so now they have a free trial option. I was getting people, I saw people signing up for free trials, but they were picking the paid option or, I'm sorry, the free option. I think because they were skeptical of like, wait, I don't want to, I don't want to get this option because I didn't have this free trial. It said free trial on there, but it also also said after the free trial it's 99.99. It was worded differently. So I want it to be like super clear free trial. So like they don't have this anxiety about like, oh, I don't want to commit to this 99.
You know, it's, you know, it's only.
99 for 99 generational wealth. I don't know. Which one do you want to pick? Right. I think this is like freaking should be charged. The more be method calculator alone. I should literally be charging a thousand dollars a month. Like literally. I'm not even kidding. So let's go ahead and I'm going to select that. I like this process.
Okay.
We're going to set up the profile. Very, very limited right now. I'm going to add a bunch of stuff later. I'm going to add calculators for all asset classes, all creative finance strategies. But I'm starting with what I know best, which is morbi methods. So I'm going to select single family LTR more view methods. I'll probably have sub2 calculator sometime next week, but right now we're just sticking with more view method. So notification preferences. I want an email notification. What's my minimum match score? Only notify me for deals scoring at or above 80. I could see a user looking at this and being like, what are you talking about? What is a match score? So maybe a video here would be helpful. Show in marketplace. Show phone number. So you're putting in inputs. Like, you know.
That'S not my phone number, just FYI.
Just you're just putting in inputs here. And I'm going to hit.
Continue.
This is not working right now. This is what I want to do. So what I want to do. I think this would be really cool.
Oh, cool.
Allison, how do you like, how do you like lovable? I've heard good things about lovable, but I've kind of gone down a rabbit hole on base 44 and I feel like there's like no turning back.
So I'm, I'm kind of all in.
On the, on the base 44, but I don't know what's better. Base 44 was purchased by Wix for $80 million a couple months ago. So like they are, they are developing that product and they're really like charging hard on it. They have a discord community where all the developers are in and they're very active and the developers respond, which is unique. You know, you usually don't get responses. This is a very, very active discord. I don't know what is going on right here. But you can see like announcements. I mean they talked about security. Like they had a webinar yesterday. Like it's just there's. Where was this daily ad talked about creating. Hey, this is how you create your base 44 using mobile apps. So like a lot of good stuff. Like I can tell that they're like actively improving this product. Yeah, it's, it's awesome. So what I want to do is take the guesswork out of creating a buy box and take like the asset class or the creative strategy, whatever you selected in your onboarding. Whoever's like the go to person you can think of is like that person has that strategy figured out. I want to have that person as like the template if they're okay with it.
If not the second best or whatever.
And you just import their buy box and it's like cool. I don't want to think about all these scenarios. Let me just steal that person's buy box and you can use that as a, as a starting point. I don't think it's working right now. So I'm going to select this option. I believe it's not working. So that could be one of the things that we look at fixing. I'm going to take a screenshot of.
This.
And I noticed that screenshots seem to help in the prompting. So I'm going to hit complete setup. So this is me. I'm creating. I've created a real user in the platform. So now I'm logged into the platform. So I'm going to go into edit this. I don't love the visual design of this yet. Okay, I like this. I like the fact that it tells me it's not public yet.
That's, that's good.
These are the things that you can go in and edit your. In this, like the background video. So if you look at my buy.
Box.
Of how I have that background video there, that's where that section is. You could put in, you know, if you have a video that plays, you could put in that video right there and it'll pay play if you have a profile picture, social media links, yada yada yada. Okay, so this clearly didn't work. I'm going to dissect this a little more. I'm going to go into discuss mode. I don't want to make any changes. I just want to have a conversation. And I think part of my problem of not getting the right output is I'm just so impatient that I'm not taking the time to really articulate in a way that AI understands what I'm actually trying to get. So I'm not getting the right output. So I need to, like, really distill things down and be much slower to get the right output. Because I'm literally, like, I'm sitting here for, like, doing some stupid stuff like, that I should not be worrying about for like two hours, just, like, cursing at my computer, just like, why aren't you working? And I think it's. It's the way in which I'm communicating. It's like, I'll start, like, getting mad at the thing, which is obviously not helpful. I'd be like, why are you doing this? And it's over. The craziest, like, the dumbest things, like, hey, I want you to change this font color. And I'm just sitting there, like, getting angry at it when it does, like, all this other complicated stuff and like, you know, a click of a second. Okay, going back to this. So let's go back to this ChatGPT framework that seemed to work pretty well. So let's try if we can use this framework. Okay, context. The user that is onboarding at.
Dang it.
I already.
I'll just use that URL. Onboarding selects the Mundo buy box and.
It is supposed to inherit.
Mundo's buy box, which is the user of Mundo@dealswithmundo.com this is meant to give the.
New.
User a good starting point. Instead of creating a buy box from scratch, it allows the user to inherit.
Oh, no. To copy the preferences and settings of mundos by box.
That was kind of.
Okay, that was kind of the goal.
So let me the goal. This import Mundo buy box feature is meant to give the new user a good starting point. Okay, constraints. Currently the import. You know what, where. Let's go back to this import. This imported at 5%. What does my buy box say?
I did an LTR. I feel like it was 5% in the very beginning.
Okay, currently the import. What else did it pull in? Let me get rid of some of this stuff. I'm getting confused with my tabs.
Currently, the import.
Where is this?
Okay, this is the imported. Let's look at the different. I know it wasn't 7%. I know it wasn't this.
Currently the import pulls in incorrect values that are not the buy box. Preferences from Windows buy box.
What format do I want back?
I don't know. Just freaking work. That's what I want. Deliverable. I want the actual.
There's got to be a way internally.
Okay, I want A way. I want a way for the user to make their buy box. How do I do this?
I want the admin to have a.
Way to make a buy box from a specific user to be used as a public template for other new onboarding users to import the buy box.
With.
The correct preferences validation. Show me what.
Show me an example.
Of the JSON date. No, of the JSON data of what you would copy from Mundo's buy box over to a new buy box right now. As if I am the user making this right request. So I can compare Mundo's buy box.
Data with what would be copied over.
To the new buy box. Boom.
It's going to take a minute for that to work.
Check my text message. Going to call you. That wasn't sure.
You can call me. But just FYI, I am live right now on Facebook and YouTube.
Ha ha ha.
Oh wait, this is a voice message. So now you're listening to my. Hahaha. Something weird. Okay, that's my actual laugh.
That's funny.
I thought I was doing Siri voice attacks.
That's funny.
Okay, so this is thinking. Let me give that a second as I think through the next. So I really, I really would like that feature to work. If not, I may just have to take it down for now. I want to perfect eventually the onboarding experience, but I also need to just get this off the ground running. Okay, you're right. The import buy box feature. Okay, now it's doing a data dump.
On my face here.
Here's the current setup onboarding and I think as I get better at prompting. Okay, so here's the thing that I love about the base 44 versus the other platforms I've used. The code is actually. I can actually see it and I can actually export it to GitHub. There is a strong dependency on the base 44 engine, but it's not 100% dependency.
It's.
It's very. It would take. It would be a lot of work to remove the dependencies of base 44, but it's doable. Some other platforms are like, we're keeping the code. You can't see it. There's no way you could export it. And you can't rebuild the app without being dependent on it. This. You actually could rebuild the app if you wanted to without the base 44 engine because you have the code base. And if you were.
Well, yeah, no, we'll take it one step at a time. Okay.
Wow, there's a lot.
Okay.
This is more than I signed up for, but I I gave a very specific prompt, right? So it's giving me a lot of information. Usually it just tells me, okay, I'll do that right now, it's done. And then I go and look and it's not done. Question.
To start. Can't see my screen here. Maybe move this closer to my face.
To start, why not have published buy boxes that users could view and manually.
Copy themselves, then have imported buy boxes as a future feature. Why not have published buy boxes that users could view?
So that, that is currently how it's supposed to be set up right now, where the, the buy boxes are publishable. So right now at this onboarding phase, wherever I'm the onboarding here, I'm trying to eliminate confusion. I'm also touting some clout here by having like the number one person you can think of in this asset class be like, oh shoot, they have a, you know, they have a profile on this platform. I want to be like that person. You know, like the, the basans and RV parks. I want to be like them. I'll just use their buy box, right? If it's good enough for them, it's good enough for me. And it's like telling them as opposed to kind of just throwing them out there. Because on this onboarding experience I'm very, I'm guiding them step by step. If I just throw them into the marketplace, they're going to start wandering and then as soon as they start wandering, they're going to be confused and as soon as they're confused they're going to be like, I'll, I'll just, I'll pass on this. So that's kind of why I did that. But if I end up struggling with this too.
Oh, sorry, I need to keep reading this. Okay, let's see.
Current setup Pages used to interact back.
In and data models JSON the import feature. The problem is that onboarding page is.
Designed to filter for any buy boxes.
Marked is template is true and matches the selected. If Mundo has a template set up, it relies on that being the only matching interior. To fix this and make it robust, we need to look for Mundos buy box template.
Proposed solution Admin Designation of templates.
Admin creates admin Mundo creates updates about Mundo or admin will create a buy box configure all design features. I need a way to have a user them.
Man, I feel like this is too.
Complicated for what this is too.
I'm just gonna let it do. I'm honestly thinking I might just hold.
On one second actually, I guess she's you know, willing to take this call.
Hey, what's going on?
So I'm live. You're live on Facebook right now.
You are, you are live on Facebook.
And YouTube right now?
Yes, for the, for the bajillion followers that I have.
How many people are watching this?
A.
You know, you know, you know, just. It's not in the numbers. The numbers don't matter. I love it.
Okay, so let's do some content then.
Okay. Okay. Well, you don't, you don't. Let's, let's be smart about it. Not use names.
Right?
Well, use names, will not use names.
Yeah.
So there's a. So there's a zero day inspection period, but I have to go back to the contract. I don't know if it says that it's contingent on them getting a mortgage. I mean, a DSCR loan. I don't think that that has anything to do with when the EMT goes hard. Right.
Let me pull it up. No, because I think you had a. You. So you had a zero day. I thought it was 10 days. Did it get changed?
She changed it. Yeah.
Okay.
Okay. So it's zero days now. So.
Yeah.
No, the. Technically, if, if the DSCR loan is still a contingency, that would be something that, that they would be able to get a return of earnest money, which I would make it more clear in the earnest money section that, that the bank financing the DSER loan getting approval is a contingency upon. You know that. I mean, the transaction itself obviously is contingent, but it doesn't necessarily specify that the earnest money is right. So I would very clearly specify that if they're even willing to agree to that, which they may not be.
Right. And then the other thing is. So I got your message about they're not being able to.
They're.
They're not being able to put a gator on there for the emd because it would have to be for, whoops, I turned down the wrong block. It would have to be for the trans. For the transactional land part as well. Right. For the gap lending.
Yes.
Which is why, I guess that I see why your, your EMGs are like 500 bucks. Yeah. So I have to explain that to her as well.
Well, there's no going back now. I mean, you can't go from 30 grand to 500.
That's just not gonna.
That is that. That ship has sailed.
And here's the worst part. So we're dealing with an attorney who originally drafted up the contract. And I told her, I was like, you Cannot use this contract because it has both sides of the transaction on it. But she's basically sending all, like, sending the documents that I sent her over to the attorney for him to redline and do whatever he's going to do.
Yeah.
And I just feel like this is a mess. So then on top of that, pretty normal. They're using an attorney. They want the EMD to go to the attorney.
Yeah, I would definitely not do that. I would not agree to that at all. Because, you know, the. I would push back and say, you know, the entire spirit of earnest money is meant to go to a third party. And you could say whatever the heck you want, but the attorney representing the seller is not a third party. They have a vested interest. Yeah, they have a vested interest, and they can say, well, we have a, you know, whatever legal lawyer that they're gonna say of, like, you know, we have a responsibility to do the right thing. Yeah, right. Like, you want to get paid your. Your wages. Right. You know, the time you're putting in and the seller's the one paying you, so you're gonna hold. You're basically, you know, within the law. Obviously, you're going to do what the seller wants, basically.
Right. But so. So the problem comes in when it's an attorney state, which Massachusetts is.
Yeah.
Because she has no choice but to send it to the attorney.
Well, we'll send it to a different.
Attorney.
Not the seller's attorney. Yeah, I mean, I would send it to a. Get a different. Get a different closing attorney, not the seller's attorney. If this is not the seller's attorney, then it's not a big deal. But if it is the sellers. Yeah, I would sell it.
I would send it to someone else.
Hey, we need to pick a third party. I sent EMD, which was much more than 500. It was a couple grand to. This was like my first morbi method that I sent it to the agent, the brokerage, like, they were, like, really adamant about.
And I was just like, whatever, you.
Know, it's not that big of a deal.
And Realtor's office.
What's that?
It was like the. You mean when you say the brokerage, you mean like the realtor's office?
Yeah. Yeah. Well, the agent on the deal was the broker, like, of her brokerage. You know, she was the agent broker. And so I sent it to her, and she represented the seller, and they were holding my freaking EMD hostage.
And I'm like, oh, this is cool.
You know, you're not honoring the terms of this agreement. At all. And you know, you're obviously representing the seller and you know, you're not a third party in this transaction whatsoever. So they were just like holding the EMD as extortion over me because guess what? They had that ability because they had the money. So they could say whatever they want. But I mean, I know what really happens when stuff hits the fan.
Yeah, I know. I was afraid of that too. So it can definitely be another attorney. It doesn't have to be the seller's attorney, which makes sense. Okay. And then she was saying something about, man, she was confusing me because I was like, what in hell are we talking about right now? So she's like, for the contingency, she wants to have a 75% loan to value at the time of refinance. The 24 month extension that's on the total purchase price. Right. Like, that's not just on the seller carry portion of the 300 doll. I mean, $300,000 or whatever the seller carry portion ends up being.
Say that again.
So you know how there's a contingency where it's like, okay, we'll, we'll, we'll pay this if we can refinance out at a certain amount of value.
Yeah.
So that's on the promissory note, right?
Correct?
Or.
Yeah, yeah, right.
But the promissory note is only for the seller carry portion. But that particular section pertains to the entire, the entire purchase price, essentially.
Yes. Well, I mean, it's basically saying, hey, you know, I need to be able to refinance 75% of this whenever the maturity, you know, whenever that maturity date is, I need to be able to get 75% LTV to pay off the debt. Basically.
Right. On the total. But on the total. Because she's like, oh, no, well, it doesn't say that. It's. This is for the seller finance portion. And I'm like, no, it's based on the loan to value of the entire property, not just that $300,000. I mean. Yeah, so she was confusing me.
Let me pull this up.
Actually.
Can you pull up the one that I sent you?
I don't think you've sent a recent.
One version of it.
I don't know if I do have.
The most recent version or did you. Let's see. I have the draft.
Oh, maybe you had it all in one package.
Maybe. Let me see. Did you.
Oh, yeah. You did?
Yeah, I changed the promise right now. So.
Okay, look at this. Okay.
Yeah, the, the audience is saying there's.
Definitely a Conflict of interest.
What's that pertaining to?
The.
The agent or. I'm sorry, the. The lawyer. The lawyer.
Definitely 1000%. Oh, my gosh. Can I just tell you, I am peopled out. I've been around people for, like, the past two weeks. I need to, like, go into, like, a cave somewhere and recharge my social battery.
No, I hear you.
Do the people know who's talking?
No, but they might know your voice. I don't know.
I feel like I'm really creating a.
Confusing feature here that I'm probably need to cut my losses on this one.
On what?
Oh, I'm building a software.
Oh, what does this one do?
This is. Creates very detailed and specific buy boxes and you use as like a wholesaler or whatever. You use an underwriting calculator, and it gives you real time matches against people's buy boxes and it. And it gives, like, score rankings. It's like the Tinder of real estate is what I'm calling it.
That is genius.
I know.
You're always putting together some software and then you tease about it and then you don't finish it, which makes me upset.
Well, this time I'm going all in on it.
I hope so. That would be nice.
Well, I mean, I'm freaking doing a live at 11:30 at night on a Friday, so I would say that's all in.
Oh, my goodness.
Okay. Remove the Mundo Buy box feature from the onboarding experience. I will focus on this later.
I'm cutting my losses on that.
We need to move on and do some. Sorry, I'm not talking to you.
Did you send it to me? Oh, you did?
I did. I sent it to you in a text.
Okay, I just got it.
So this is the promissory note and.
Your question is.
Promissory? No. Just get in there. So section four is where the issue is. I made it very clear that it's that you need to be able to refinance the property at or below a 75%.
Here's what I think. It could use some improvement. Okay, so I get what you're trying to do here where it says you need to be able to refinance the property at or below 75% LTV. But it doesn't. Let's see, it doesn't say anything related to the corresponding debt. Like, if it's worth $50, I could still finance 75% of $50, you know, but if it's where? It doesn't really specify. If it's like 200, does the number need to be 200,000, 300,000, 10 million, 3 million. Like I can get 75% LTV off of any value. And that's the way I read it. Now I didn't read it like that at first, but now I'm reading it again. I look at it as like, well, it's not tied to any actual value. So I technically can get 75% LTV off of anything that it appraises for. That's kind of how I read it.
I don't know if that's really what.
It means or not.
What about section 4.0 when it says for purposes of determining the current loan to value ratio, any liens recorded against the property after the close of escrow shall be included in calculating the total indebtedness. That doesn't, that doesn't have anything to do with it. Right. So do I have to put in that it has to appraise for over 1,000, $1,000,050 or $1,000,000.
Does the seller know how much?
I mean I usually don't put this in my contract because it kind of, unless we're getting, you're. They're having a conversation around what that overall leverage is going to be. Because when you put stuff in here like that, my first question as a seller is like, okay, well what's your loan amount that you're getting? And you know, you may, may or may not want to have that conversation with the seller. But if, if that's not a problem, that's fine. My bigger concern is the fact that.
This is a three year balloon.
Like she's so over leveraged, like she's not going to be able to exit this thing.
I know, I was telling her that.
And what did she say?
Contingency? She said that she would, that she would have the money for it.
Okay, well I mean if she's cool with it then does she know what that a dollar amount is?
I went over the calculator with her. I forget what it was, but I did show it to her and she was fine with.
Was probably several hundred thousand.
What was that?
Is it. I would imagine it was a couple hundred thousand.
I think it was like a hundred thousand because she's not taking out a full, she's not taking out the whole 75% with the lender.
She's only doing 70.
Going to borrow less than 75% from the lender.
She gonna borrow 70?
I think so.
70. Yeah.
I was confused on the.
Hold on one second, I need to mute this.
Oh, you know, someone in the audience knows who I'm talking to.
Oh, no. I'm gonna have to hop on that Facebook to see who it is.
Hold on one second. Okay.
All right, we're. We're back.
I didn't know people, like, knew me like that. Okay.
Yeah, you're famous.
You're Ella Ray all day.
Oh, I guess I just said, oh, not now. They know.
Oh, my gosh. That's hilarious.
Yeah.
So I guess it's really just figuring out. And here's the thing, though, like, as a tv, like, I'm not an attorney, right.
Yeah.
So for me to even be doing this is just kind of like. I'm kind of, like, overstepping, I feel like. Yeah, but it didn't seem like it was. It was that difficult to. To insert in there.
Yeah. Yeah. I mean, I don't really like the. I don't. I don't really like playing in this space of this language on this particular deal. I mean, because this is the wrong sentence in this paragraph could kill the deal. I don't want to be.
I don't.
I don't want to be a part of that.
Like, she should be getting her own attorney, not the seller's attorney. She should really have her own attorney looking at this. And then I can work with her or you and I can work with her salt with her attorney to get the contract. Right.
I mean, she just needs to hire Kira, basically. I mean, honestly, she needs what to hire Kira? I mean, that would be Kira, the attorney from the Morby Method workshop. Yeah. Yeah. I mean, she, you know, she would be the attorney for this, right? I mean, she knows morbi methods.
Right. But then she'll probably be like, well, then why did I hire so and so.
Yeah, probably.
But that's not really my space to be doing that anyway. I almost feel like telling her, listen, if you want an attorney who's going to. Wait, here's the thing, right? You're putting together contracts for people that are doing morphe methods. So in a way, you're still playing in that gray space.
Well, the. When I'm doing it, I'm a partner. Like, I'm like, I'm on the deal. You know, I'm not a tc, which is different. You know what I mean? I mean, not to say that it's.
It.
It's right versus wrong, or like, it's more right than. Than that, but I mean, I have a little bit more of ownership per se in the deal because I'm like, literally ownership in the deal. Right.
A big difference.
And I'm already, you Know, taking risk, you know, already. So, I mean, it's like, what.
What difference does it make to me.
Right, right, right, right. Which I'm not.
Yeah, yeah. Correct.
So I don't feel comfortable taking that risk.
Yeah.
Because then. And I told her about the. The EMD going hard right away, and she was like, this is my first time doing this. I need more guidance. And I'm like, bro, I don't really know that that's my place to be telling you how to structure your deals. I don't know if you have $31,000 to put down an EMP and have it go hard right away.
Like, I mean, she could. She could have just attended the workshop and would have saved $30,000.
But.
But here we are, you know, Here we are.
Right.
I mean, I'm happy to hop on a phone call with her and you and, you know, talk through whatever else. Like, I'm.
That would be amazing.
Yeah.
I telling you that we needed to have a call with her. And I know she's still awake, but she was still texting me.
Okay, Well, I mean, I'd have to get off this live, obviously, but yeah, I'm more than happy to do that if. If not, you know, today or tomorrow, whatever.
Okay. All right. Let me see if she can discuss. That's going to be so funny when. When we're talking to her and she realizes that it's you.
Oh. I mean, yeah, I think she's gonna know. I mean.
Yeah.
Oh, my gosh. So in other words, she wasn't sure about what I was thinking telling her.
Probably.
I mean, it's valid. Don't worry. It happens to me all the time.
Yeah, there was a lot of back and forth. I mean, I don't like advising people on things like that because again, not my place. Right. Like, everybody does their differently. So what is this? I love. You're not giving up on this, are you?
What do you mean? Giving up on what?
I'm watching your live.
Well, I'm giving up on it in the sense that I'm talking to you. I can't develop and talk to you at the same time.
Oh, man.
Oh, no, this is.
This is. I'm super excited about this.
About the buy box thing.
Oh, yeah. Like, if you're looking at the screen.
Right now, like, check this out.
It'll give you, like, this match score and tell you which buyers. So, like, you don't even have to be good at underwriting. You could just make tweaks and your buyers are going to tell you. Oh, That's a good deal.
Oh, that's not a good deal.
And, like, it'll fit their buy boxes and tell you exactly what they're looking for.
Man, I love this. So when are you releasing this?
I mean, it already is released. People can sign up. I already have people on, like, free trials, but I'm, like, fully transparent. Be like, look, this thing's breaking, like, all the time, so don't be surprised.
If stuff doesn't work.
And I'm. I'm starting with morbi. Methods only because, like, that's, you know, mainly what I'm geared towards on, like, I know that like, the back of my hand. And then once I kind of get that dialed in, I'm going to start rolling out. Like, probably next week, I'll roll out, like, a sub 2 underwriting calculator and then just go into different asset classes. I'll probably reach out to more senior people, like, you know, for RV parks. I'll get someone else that's got that experience and plug them in and like, hey, does this make sense? You know, because I'm creating liability for myself, honestly, with users on the platform, on the underwriting, because they're gonna, you know, someone could come back and be like, I locked up this deal. And because your underwriter calculator told me this and said it was a good deal and then it wasn't, you know.
So I have to disclaimer on this for entertainment purposes.
Yeah.
Oh, my goodness. Monique is here.
What's that?
I don't know. She was in the chat.
Oh. What are you doing? Currently, I'm building Cool, Monique. That's what I'm doing.
Oh, I was talking to your. To your friend today.
I got a lot of friends.
Huh?
I got a lot of friends.
Which one are you talking about?
Oh, me too. Gary.
Wilson.
Yeah.
What a gangster.
I love him.
He is so cool. Cool.
He is. No, I. I really like it. Oh, he was in Arizona, too.
Yeah.
What?
So what was. What was the thing like? What was the whole Premise Club?
Yeah, we had the board meeting.
Yeah.
And then I stood for zero down. And then I stood for the RV park training. I don't think he was here for the RV park training, but he came down here because he's buying a house down here. Oh, he's gonna have a summer house in Oregon and a winter house in Arizona.
Man, I should have made him pay for my meal. Sounds like he's balling.
Oh, man, he's good people. I like him.
Yeah, no, he's a good dude.
I Met a lot of new people. It was fun. I'm just, like, collecting. I like collecting puzzle pieces, so that way I can put you guys together whenever you guys need something, like, oh, I know the person that you need.
To talk to, man, Monique, I need to come work for you. You're over here, like, making millionaires, and people are buying houses now. Like, geez.
That'S right. He told me he was working with her.
Yeah.
That's awesome. Love it.
Well, she hasn't sent me a text message back, so.
Okay, well, you know, we can do something tomorrow or whatever.
We'll see when she's available.
But.
I guess. What would your suggestion be at this point? To work with Kira?
I mean, I would just say let's hop on a call and we'll figure it out and just kind of get to the. Get to the core of what.
What the issue is.
Right. Because even though Kira is an attorney, though, she's not. She's not licensed in all states, so can she still. I guess, less of a. I mean, doesn't your. Doesn't your license only work in the state that you, like. You're practicing law in the state where you're licensed?
Yeah. I mean, you can still, like, legally write a contract, but if there was, like, a. I don't know. I'm not gonna speak on it officially. Like, I think you could still write the. I mean, we've had attorneys out of.
State write a contract.
But, you know, I guess you could write anything, but it really matters when stuff hits the fan. And ultimately, you would need an attorney.
In that state to defend it. True.
Very true. Well, I must say that this being my. My first one, I thought it was going to go easier than this, but it's proving to be problematic. The other thing I was going to ask you was. So you underwrite these before. Before you get them under contract?
Yes, absolutely.
Why is that?
What do you mean?
Other than if it doesn't work? But why is that? Like, why is the onus on you to determine whether or not this would work? As a moron.
I'm not following you. What do you mean?
So if somebody says to you, hey, I want you to CC this deal for me, which, of course, you're not ccing these deals anymore, but if somebody wanted you to TC a deal and it was a morbi. And they were like, yeah, I've already done my underwriting. I just want to get this contracted, you would still force them to do an underwrite with you, or you would just be like, all right, fine. And then if it doesn't work out, it doesn't work out.
Oh no, I underwrite it myself. I don't like force them to like, do anything. I just, I do it whether they want it or not. I just, I mean, I can underwrite properties so fast. Like it to me, it's like less than five minutes of my time. It's not even, it doesn't even bother me. I want to know if the deals actually has a chance of closing because if not, I'm not going to touch it. Plus, I feel like I have a moral obligation that if I know they're going to be $100,000 underwater and they don't know that. I mean, go back to the. I'm not going to say the name, but go back to the conversation you and I had on, on a Morbi Method contract where that person wasn't aware that the numbers weren't what they thought they were. And I, we pointed that out, right? And they were like, oh, shoot, like I can't do this deal anymore. And I mean, that's what I feel like I have a moral obligation that if I know something, I need to tell them. So I'm underwriting it. One, to make sure that it's going to close. And two, like they need to know.
What they're getting into, which a lot of them don't.
Yeah, they don't. They don't know what they're getting into. And for your.
I was like, well, it's gonna be like 100 something thousand to refi out of this. Okay, no problem. I was like, oh, okay.
Well, I mean, one, if she, if she doesn't fully understand it, then I would explain it to her more like, no, no, no, like you need to understand you're gonna write a check to refinance this loan out of your pocket. A hundred thousand dollars. But if her answer is like, yeah, I'm okay with that, then, and she has, you know, a million dollars in her bank account, then that's reasonable, right? That's logical for them to move forward. Then if they're comfortable with that risk, cool. I'm not comfortable writing a hundred thousand dollar check. But if, if you know she's balling like that, then good for her. But as long as she knows. Yeah, I mean, so, I mean, it's.
Just a, it just depends.
As long as they're aware of it and they have a reasonable plan for them, you know, I think, you know, your role is to just make them aware of what you know and it's their decision ultimately. And if they are still, if they're aware of it, they want to move forward with the risk that's on them.
At the end of the day.
Right, right. But I was wondering, do all TCs underwrite it? Because I could see a TC be like, okay, I'll do it for you. Knowing if it's not, even knowing if it's going to pan out or not.
Yeah, I don't, I don't think a.
Lot of TCs know how to underwrite like these.
And they probably don't underwrite them.
So they just take the money for the deposit and then the thing doesn't even go through and then it's like, well, what now?
Yeah, I mean, at least they got paid. Right? I think the exposure is just making sure the TC's, you know, doing all.
This work on the front end and.
At least getting paid for their time because they're not a partner, they're just.
A third party service. You know, they should get paid for.
Their, their time 100%. Right. I mean, I just want to know how much of the, of the onus of the underwriting is on me. I guess it's not.
I don't know. I, I don't think any of it's on you. I just feel like morally I'm obligated to. And, and one more so. Well, more so primarily to protect my time. Secondarily, if I see something that is alarming, then morally I feel like I need to tell them at that point. And if they tell me, yeah, I'm.
Good with it and I'll say, okay, well, you know, you know, if something.
Happens that's on you.
Right. Just to make sure that they're prepared for that check that they're gonna have to write.
And it's happened many, many times. I've killed, I've killed my own deals as far as opportunities to TC where I'm like, hey, hate to tell you, but this is what reality is. And I walk them through and they're.
Like, oh, I can't do that.
Right. But better, better that than them coming back to you like three years later and, and you know, smearing your name because, I mean, even though it's not your responsibility, but I could see where they would appreciate it more.
Yeah.
Yeah.
So I mean, that's why I underwrite it. And especially with, I mean, a platform like what I'm building here, I mean, they could, they could literally underwrite it themselves too, and see it in real time, like what the numbers are telling them and see the matches.
Right.
So any like the goal would be any person on here as long as it fit within my buy box. They could underwrite a deal and see how it would score against my buy.
Box if it made sense.
But if they're picking some random, you know, property in Alaska, I'm probably not.
Going to show up because I'm not going to buy a property in Alaska.
That's what I need to test, actually. I need to test that next. So my buy box is in red states.
Let me make sure that's. Yep.
So let me pick a property in Massachusetts. What's that? Oh yeah. I didn't even realize that.
Yeah.
So let's pick. Let's pick New York. Because I know I'm never buying a property in New York so I should not show up.
1, 2, 3 New York Street.
I do have a import from Zillow feature too. New York.
New York. I don't know what the zip code is, but I'll leave it there.
It. What is it?
11105.
Okay, cool. I'm just making numbers up.
I really want to see.
If this.
Shows up on my buy box. No, no, no, no. This is, I'm just, I'm testing New York.
See, See the matches? So what would this be? This would be losing cash flow, buyer surplus. Let me Change this to 2500.
Okay.
So it cash flows. Cash for maturity would be 10. Okay, that's not bad. Let me do 12.
So this should be a good deal for my buy box and I should not be showing up, which looks like I'm not. So that actually works. That's good because I should not be showing up because I don't want to buy in New York. So that would not fit my buy box.
Buy box.
But if there was someone else. So I need to test that user. If someone else was.
Let's see, let me go back to this user. Let me see.
My buy box should be.
I want to be in New York. Oh, wait.
Damn.
Okay, that's not good.
Trial already used.
This is me breaking the software. Okay.
What happened to the underwriter that you were working on?
What do you mean?
You're developing an underwriter that would do like what your spreadsheet was doing.
Oh, I already did that. It's in this software. This, the software on that. I'm doing this live on right now. Yeah, just go. If you look at the comments at 10:56am I put the link in there and then I have the 30 day free trial code.
Oh, okay.
But I built that literally the Morbi Method calculator is literally built in the.
The software.
Oh, like your. Your spreadsheet that you have, it's literally built in here.
Okay. For some reason, it said that this user was not signed up. Oh, wait.
Am I this user right here? Did I not? Maybe.
That's. Maybe because I didn't select anything. I don't know. We'll see. Find out after this. I don't want to match unless it's 90%. Yeah, that is the user Start from scratch. I don't like that user experience.
Okay, trial already used.
That's a problem.
Did you tell everybody about your upcoming Morbi Method Master class already?
Not really. I'm not a very good marketer.
Oh, my gosh. Everybody, all four of you in here, which is probably just two, because it's you and me too, right?
Yeah.
I mean, there's two people in here enjoying this. Mar is having a Morty Method Master class in November. Why don't you tell us more about that?
There you go.
Yeah. It's November 22nd. That's the start. And Pace himself, the man, the myth, the legend will be in person doing Morby Method deals with you, with people attending.
Nice. That's gonna be fun.
Doesn't get much better than that.
Love it. I love it. Are you. Oh, you're gonna be hosting a meetup out there, right?
Yep.
How do you know? Like, I'm supposed to be hosting the one in Orlando, and I don't even know, like, what kind of venue to get. Are you getting sponsors? Are you paying?
What are you doing right now?
I'm paying out of pocket. I am the sponsor right now, but I'm trying to get sponsors to cover my cost.
You're trying to get what?
I'm trying to get sponsors to cover my cost.
I sent. Let's see.
I sent Monique this. This website. You should check this out.
If you see it on my screen. Let me drop it in the chat here.
It's called event. I don't know how to say it. Event. Active. That's such a weird name.
I don't know why they would name.
But you can search all cities.
Let's see.
Where. Where are you hosting yours at?
Orlando.
Orlando, Florida.
Okay, so here's. Here's places.
Venues to rent.
It's really reasonable price too. Like, it was like. Like, that looks.
Actually, that looks pretty cool. Damn, that looks pretty cool.
Well, that's a very small venue for 50 guests.
That's pretty small.
But you can look here. Like, I. Here, I'll drop this in the oh.
There'S one for up to 800 guests. Grow up a little bit. No, no, up.
This one.
No, it was like two rows up.
Oh, this? Yeah. 2000 per event. That'd be. That'd be sick.
This one's look dope. That one looks awesome.
That's pretty cool. That's pretty cool. Blake Shelton.
That's pretty cool.
Oh, it's an icon park.
Wait, I think I've been there. Yeah, icon park is legit.
Yeah, I know we had a big meet up there, but here's the thing, right? Like, if it's an outdoor space, we still need to be. We still need to get, like, permission, right? Or are we just like, hey, everybody, just come and meet us at this place and we're just gonna take.
Oh, no, you need to book a.
You need to book a place for sure.
Right? I like this. Ola Red, please.
I just dropped. I just made a comment with a link to this site, but it at least gives you ideas to look at for venues.
So I thought it was pretty helpful.
Nice.
And that's where I booked. That's where I booked my venue.
So it was pretty nice. Pretty good.
Okay.
User is. User is supposed to be on an active trial, but it is saying that the trial has expired.
So you have to do your own troubleshooting with that, right?
Yeah. And sometimes I'll have to go back.
And forth with this, like, for an hour. It just depends on the problem.
It's a lot of testing.
A lot of testing.
Where do you find the time for all this?
I mean, I just created the time. It's 12 o' clock right now.
Oh, my goodness.
I just teleported three minutes ago.
From Friday to Saturday.
Oh, my gosh. I keep on changing my flight. I was supposed to be back home already, and then I was like, I want to stay longer. And then I was gonna fly out. I was gonna fly back home tomorrow, and then I changed it again and I was like, I haven't had a chance to relax yet, so I'm gonna stay. Terrible. I'm never gonna leave Arizona.
I like Arizona.
It's nice. You ever been to Sedona?
I have not. I've heard good things about it.
Me too. Maybe I'll go up there. Oh, what if we do it like, at the Orlando Cart Center? How about we go co karting?
That would be cool.
I can see a lot of accidents happening. That would be fun.
That would be fun.
Sorry, I'm. I'm distracting you from what you're trying to do.
No, you're Good.
I'll let you know when she contacts me and hopefully we can get this sorted out tomorrow. If you're available, I don't want to encroach on your time either.
Yeah, no, I should be. Well, it depends. I have a birthday party around 2 o', clock, so before, before 1 o' clock would be ideal.
Before 1 o'. Clock. Okay.
1 o' clock eastern.
Okay. I'll. I'll see if she's available.
Okay. What's going on here?
And you loaded up everybody's buy boxes there?
No, I don't, I mean, I need, that's. I need users on the platform to do that.
So if I come on and I'm an owner's club and I wanted to put up my buy box and I would just do.
Yeah, yeah, you would just sign up, you would put your buy box in and then you would have, you know, then I would go obviously get other users that are sending deals and then they'd be posting deals and matching with you and sending you deals and you would only look at the deals that make sense for you or you could just look at them all. You know, that would all be controllable within your settings of like, I want to see everything or I want to see only the top, you know, scoring.
And do you also. I mean, I know you're, you said that you're starting off at the mor, but what if it's like a multi family mor? At what point in the underwriting do you, do they get to put this deal in there? Because most of the time that back of the napkin isn't even right and it needs a deeper dive.
Yeah, the. There's really not a huge difference on the. I mean, it's really the same. Same on the calculator for, for Morvi methods on commercial or multi family. The biggest difference is it's more looked at on like cap rate and noi, you know, and I don't have that built in yet. That would be an easy transition to add that. So I mean, that'll, I mean, within the next like two weeks, I'll probably.
Have that in there.
So then people have to feed the deals in here too.
Well, they're underwriting the deals, right? They're using, they're basically using the platform as their underwriting tool instead of using a spreadsheet. And all they're doing is just, they're putting in the numbers to see if it's a good deal and then they're just saving it and they can see the matches and they can choose whether they want to send those matches or not and just underwrite it and just like, they can kind of see the matches. You know what I mean? So it's, it's not meant for them to be like, oh, I've underwritten this deal, now let me go post it.
On Zillow or Creative Listing or whatever.
It's more of like, this is their underwriting tool that they're using, and they're incentivized to use the underwriting tool because it's better than anything else out there.
And then how are you going to stop it from breaking?
That would be many, many, many hours. The. So the Morbi Method calculator, it's pretty solid. I'm not saying it's like 100 foolproof on every situation, but it's pretty well tested. It's everything else right now that's like, not well tested, just like, normal features. But that actual Morbi Method calculator, like, it's. It's pretty dialed in right now. Which was the hardest part, getting that dialed in. So I. I had that when I was building. I mean, it took me a while to build that. It was breaking. I basically had to strip out the whole code for that whole morbid method calculator and isolate it by itself in order for me to. In order for it to, like. Because every time I was asking for it to make a change, it was like breaking it. So I had to, like, strip it out. So it's. It's pretty solid. So I'm. I'm pretty confident in that. That's like, one of the few things I'm confident in.
Nice. And then do you have to host this on, like, on another platform?
No, it's. It's hosted through base 44.
Oh, nice. And then do you offer, like, just the calculator or is it one package entirely with everything, and then as you update it, that's all included?
What do you mean?
So you have the calculator and then you have, I guess, like this deal matching Tinder or whatever. And let's say you add something else that's also going to be included. Or can they? Can they. And then you do like an a la carte, like, I just want the underwriter tool or I just want the deal matching tool, or they kind of just work together.
Yeah, it's all. It's all the same. I mean, it'll kind of just be like, I got a free. I got a free tier, which is going to be a stripped down, watered version of what's there now. And then like a premium, and then it's just like, everything I build is.
Just like, gonna be included in that.
Nice. I like this. This is good. Oh, this is. So this is how you're writing it. You're basically chatting with it and telling it what you want wanted to do?
Pretty much.
I'm over here thinking you were an actual developer. I'm just kidding.
Yes and no.
Now there.
There does. There is some pretty technical stuff that is required in here that I've had to do. Like, I don't even know what did.
I have to do.
The in. Oh, my gosh. The integration for Stripe was a freaking nightmare. That one. You don't. I don't think a person that doesn't have software background would be able to figure that out. That was.
That was painful.
So that one was not, like, just straight up chatting. Like, it required a lot of back.
And forth with Stripe and looking at.
Their API documentation and, you know, integrating all that.
So, like, it was.
That one was quite painful. So on that day, I had to become a developer.
Yeah, this is where I'm just like, nope, not doing it. I remember I tried one night I was working with. It wasn't Nadan. It was. What's the name of that other software, that other platform? Oh, man. It's basically, you tell it. Like, you. You pick and choose the tools that you want to work together and you tell it what you wanted to do. And I was there for like a good five or six hours trying to figure out how to extract data from contracts that comes in and put it into my Monday board. I got as far as, like, mapping the Monday board columns, and that was it. And then I gave up. I was done.
That's why I'm. That's why I don't care to do this live, because I know people aren't gonna do it.
Like, I'm not worried about competition.
No. Unless it's another developer.
Yeah. I mean, they can go ahead and try, but, you know, they're not quite as crazy as I am. I'm definitely going all in on this one.
This is.
This is one that I'm like, okay.
This is what we're doing for the next few months.
This is what I'm building.
It. I'm trying to really be specific.
We'll see.
You'll get there. I'm facing you. You're. You're persistent.
But once I have this, like. Because right now the stuff I'm struggling with is just like, basic access stuff. Once all that core logic is built out, I'M going to be cranking out buy bot. Like, just cranking out, like underwriting calculators like no other. Like, it'll happen. I'll probably struggle with this for another week, but once I kind of get that down, I could probably build out.
All those other asset classes pretty quick in a couple days and.
Yeah, and then I also have an affiliate program too. So, like here, if you look, if you're still looking, I can have affiliate codes. So these are like the codes that I have. And you could essentially make 10 commission from it. Like if you got people to sign up on the platform with your code.
Right.
You know, I would have a tracking.
Okay.
That's what. So I've already. I've already built that, like, kind of in mind of, like, that's how I'm gonna get it out there. Just partner with people that can kind of just see the value and push it.
I love it.
Yep.
Not something I would do, but I love that you're doing it and I would love to get to use it. So once it's ready. Once it's like, really ready.
Yeah.
Like, I don't even know what this button is.
Like, why is this on the page?
How long do you plan on being up with this tonight? Yeah. Like, was there a set time that you were like, I'm going to go live for five hours?
Oh, yeah. Probably till 2:00am.
Dang. What time is it there now? 10, 11, 12.
12, 12, 12, 16.
Yeah.
Yeah, I'm. My body's still on Eastern time. I've been going to bed like 8 o'. Clock. It's way past my bedtime. Right.
Yeah.
I'm sure you got used to it by now. You're there for what, two weeks?
Yeah, which is why I'm about to go to bed. Because my body is like, go to sleep. I'm peopled out. I need some rest. Maybe I'll sleep in tomorrow. Who knows?
I don't.
I don't blame you.
Yeah, I'm. I'm. I'm definitely. I need to recharge my social battery. My social battery.
Well, I'll let you go and you go do that and get some sleep.
I'll be slaving away here.
Godspeed. I'll let you know. I'll let you know if she contacts me.
Okay, Sounds good.
Awesome. Thank you, Mondo.
Have a good night. See you. Good night.
Bye.
Bye.
All right, let's see what we can.
This trial thing.
Oh, my gosh. It's going to be the death of me trying to get this to work.
Once I can get past this stuff.
It'S going to be resetting. The trial wasn't actually activating it and it was clearing the flags. Now properly, I see the issue. The user object is cached. Not refreshing. Oh cool. You're going to make me do this myself. Awesome. Code functions. Really. Come on. Admin. Where is it? Admin. Activate trial. Okay, that doesn't exist. That totally doesn't exist. Dashboard Code functions. Admin. There we go. It must have got added. Okay, test functions. Run functions. The user must completely log out. Don't just refresh. Okay, let's try that. Another user was signed in today and they told me they had the same problem, so I need to fix this. Oh wait. Oh, I think we fixed it. Okay. I don't love this. Why? Under subscription status, it should display to the user how many days are left on their free trial.
That's not a huge heavy lifting task. So I'm. I'm not going to submit that. Actually, yeah, I will.
I'll just submit it and just. I got other stuff I can nitpick at. Okay, payment history. Okay, let's make sure that this actually still works as I continue breaking stuff. So subscribe. It should take me to stripe. Oh my gosh. Come on, man. Don't tell me this. It's broken. That's fantastic. Okay, so that's non responsive. This was working. Now it's not. Okay, my deals billing. So I should see this on the marketplace now. There we go. There's no active buy box.
Well, there's not that many cool kids.
But yes, this is where the cool kids are. Okay, so single family. This button. This button is no longer working. It used to redirect to stripe.
For.
The user to sign up for membership. Expected outcome one button is clicked. It redirects user to sign up for paid membership. For paid reoccurring monthly membership Use Case UserShip User Gmail.com is unable to proceed with checkout or unable to proceed with this button as it's non responsible bond. Okie dokie.
Oh, Jennifer. Sorry, I don't know.
Well, you're probably not watching. There's only one person watching. Now there's two.
The odds are increased. Well, in case you are Jennifer.
Sorry I didn't get to the underwriting.
I actually built a way. I'm going to clean this up in the ui.
I built a way if you look.
Here, that you can bulk upload. This is so cool. You can bulk. Assuming it works, you can bulk upload properties and it will find that you Have.
Oh, I disappeared for a minute.
It'll find, like, if you have, like. I uploaded a screenshot of six properties and it read the screenshot and it said, okay, underwrite. Boom, boom, boom, boom, and six different properties. And it, like, went through and, like.
Started to underwrite the six properties from a screenshot, which was pretty freaking cool.
That was pretty impressive.
Okay, I have a feeling this isn't actually working, but we'll see. It says it's working. I don't believe it. Yes.
Okay, that looks like we got it back up and running, so that's good.
Feel good about that. That's probably not going to work. Oh, yep.
Okay.
That works too.
Pretty cool. Got that up and running even though it was already fixed before.
Okay.
So as long as I can get.
Users, if anyone is, like hanging out.
Here, like, if you could sign up and like, let me know that that code works, works, that would be great because that. Having that free trial code stay active and allow them to keep. Here's the things I need. So free trial code, make sure that works. The ability to create a buy box and the ability to make that buy box public. Right now, I don't see any users have a public buy box. So I don't know if the users just haven't put it out there or if it's not working. So that's what I need to know. I needed to see people's buy boxes posted on the platform so that way I can figure out if it's actually working or not. In the meantime, let me go check out these affiliates because I don't see that the affiliate codes are attaching properly.
So I'm going to need to do some, like, really sophisticated prompting because I should see.
These codes I'm giving out. I should see people signing up and that be on this referral list so.
I can track commission.
For if they were to sign up and like, the.
Status and all that stuff. Okay.
So yeah, I need to see buy boxes on the platform for me to.
Be able to determine.
So I don't want to share all.
The users, but let me look on my other screen to see what users are on the platform. Trial, trial buy boxes. Let me go to my Facebook. Okay. All right, so let's see if we can fix this affiliate thing.
Explain the context when a new user signs up.
I feel like I've already done this. I need to start saving these.
When.
A new user signs up.
Yes, I saw that. Thank you.
Yeah, I want to see if the buy box actually allows you to create it when A new user signs up and uses a free. Okay, that's not the context, that's the goal. Users are signing up. Users should sign up and have free trial codes and those get. I feel like the context isn't really needed. Let me just go straight to the goal here. When a user signs up with a free trial code, that free trial code that gets redeemed should be applied.
To.
The affiliate, should be tracked under the affiliate user on the back end without affecting security permissions so that the affiliate user can see all the referrals that have become users on the platform underneath them for the provided free trial code context. The assignment of free trial codes are not working. They are. The all referrals list of users is blank, is not being added correctly. When I know users are redeeming the code, I am giving out constraints don't over expose sensitive user information from affiliates. The attachment of free trial codes likely needs to be sent to the back end and then attached to the affiliate user so no data is exposed on the front end. Deliverables user signs up with retrial code. User gets added to the all referrals list from the affiliate that was associated with that free trial code on the all referrals list. It gives the status and how many days left that user has on the trial. Let's give that a shot.
Let's check out some pace Morbi.
That's cool. All right, let's. Okay, what else we need to focus on?
So we got the buy boxes, the matching criteria.
So the underwriting is really critical. Let's see, we got single family, we got short term. We need to find ways to break this thing.
Let's view my buy box, make sure.
My buy box page, make sure nothing broke here. That looks good. Love it.
Okay, we can improve that.
That needs a lot of work. Oh, duh. We need the whole like connecting.
We don't have any way to really connect.
Okay, so I need to go back to.
The problem with having real users on here is if I send a deal, there's only one way to find out. I mean, I'm not going to know unless I just throw it out there. But if I, if I send a deal and it matches someone's buy box, it's going to hit all the users and, and send them an email and tell them this is a good deal when I'm just testing it. Well, I guess now is the time to do it.
So. Okay, so we're here. 123 Main Street. 1, 23 Main Street.
I need a way to send this.
To the platform from the underwriting screen. I need a button to send Deal to Marketplace. I don't know what this Apply template button is. Instructions when deal is sent to Marketplace.
Wait. Before.
Before the deal is fully is actually submitted to Marketplace.
Give pop up to.
User and ask them if they want to share the address or keep it private. If user says share, then the address will be shared with other buy box matches. Buy box user, user matches. If the user wants to keep the address private, then the user. Then the address will be. Will not be visible. Make sure that in this scenario, it can't be visible on the front end from Inspector console or exposed anywhere else. So we're going to save 1, 2, 3, Main Street.
I need to figure out if that.
Applied a template works. Yeah, let's check around with this one. Okay, let me save this as 10%. Save that. Let's do apply to apply template. Wait, did that change? Oh, it did. It did. It did work. Let's change this 7% custom payment. Let's do interest only or amortized. Let's save this assumptions put in 5%. I want to see if all this works. That didn't change. That went to 7.3. Okay, where. Let's go back to the template underwriting. My buy boxes, profile info. Underwriting preferences, cash to seller, interest rate 360, maturity date 10 custom payment. Okay, we need to. We need to instruct this. Hey, what's up, Monique? Thought you were asleep.
You want to come build generational wealth.
With me on this platform? Love it. Whoa, whoa, whoa. Calm down.
What's going on?
All right, go to underwriting page. Fill in the property address. Submit to Marketplace. Share the full address. All right, let's go check this out. Actually, before that happens, I don't want to lose my thought here.
I have a feeling this is not.
Going to be done correctly, but we'll check that out in a second. This one is better with a screenshot. Oh, the default assumptions are down here.
Love it.
Okay, what happened with this recording? Oh, the SD card's full. That makes sense. I wish this wasn't taking so long to load. Oh, I do need to correct that.
Clean that up.
Make that look better. I don't really like the way that looks right now. You sure are taking your sweet time. All right.
Clear all my text messages.
Okay, let's see. Go back to this.
Drop that screenshot.
I want the ability expected outcome. User selects custom payment, then drop, then. What are you talking about? Oh, I see what you're talking about.
I needed to Put more thought into.
That response before I respond to give you value. That's why I haven't responded. User selects custom payment, then has the option to. Where we go? No, to select. Oh, this is principal and interest. That's wrong. To select three options principal and. That's stupid.
Why should.
Why should it be principal and interest? That's impossible.
It would be impossible to calculate that.
Principle only, interest only expected outcome. Can you tell me on the calculator Morbi. I don't know if I Can you tell me on the Morbi method calculator where it says custom monthly payment, principal and interest. Is that really principal only and it is just a miss spelling of text or is it really splitting between principal and interest? It should just be principal only.
I feel like I don't want to make that change.
I just want it to tell me what's going on first.
It.
Yes.
Make the updates. Okay, so this is coming along good.
We got 1, 2, 3, Main Street.
We got the matches. Pretty high match here. Oh, I saw something. This one. No, this one come back to that custom payment principal only. Amortize. I feel like interest only. Principal only. I feel like we don't need custom payment. We just need interest only. Principle only. Yeah, this is redundant.
I don't need this.
This is just causing a lot of confusion. Okay.
This is gonna potentially blow up my.
Logic here. Let me publish this before I really jack some stuff up. Gotta be very, very careful when I tweak the logic of this because this could end up very bad for me. Okay. In the underwriting under financing, seller financing context. Let me, let me go back here. There is a custom monthly payment option and then a payment type of principal only or interest only. This is redundant because above this option is interest only as well. We need to condense this. The goal remove custom payment and replace.
With.
Principal only option. When the user. When the user selects either interest only or principal only, there is a field for the amount to be entered. This. Do not change any code out. Do not change any code. Oh, they have to change code. So I got to figure out how this one's going to be a tough one. Do not change any code. Any code that affects the calculation of numbers on anything. We are just making UI changes.
The.
1, 2. If the user selects principal only on the refinance. I don't even want to tell the user that.
I just want to find out if.
That if they're going to do it. Okay, let's forget about that. Do not change any of the code that affects the Calculation of the numbers or anything. We are just making UI changes. Before you implement this code, tell me how you are not going to alter the MORI method calculator logic. It is critical that you maintain this as is for all the calculations. Let's pray for the best. This is probably not the most polished answer. Actually. No, I'm not sending that now. I'll send that later. Actually, I will send that now. We got a couple seconds.
Okay.
This ensures zero impact on calculations. What do you got for me here? Select Verify seller finance payment. Verify payoff calculation. Man, that actually sounds pretty good. Yes, that was actually a pretty good prompt. Kind of proud of myself. Okay.
Bam. It.
It's doing a lot of stuff here, so we'll leave it.
All right, what do we got?
That took so long, I forgot what I was even doing. What was I doing? Oh, yeah.
Yes.
That's so. That makes so much more sense. Okay, let's go back to this deal. Principle only. Okay. The true. Test.
It.
Check that out later. Okay. Where are we at? Where are we at? All right. 10.
The seller payoff amount is going to be.
Let's do the math here.
The seller finance.
This is ugly. What is this? Okay, seller finance is 96,000. It's $100 times 12 times 10. So that's 12 grand. 96 minus 12.
It should be $84,000.
Boom. Perfect. Now if I flip this to interest only, it should be $96,000.
Wow.
It actually worked.
Shocked. I am shocked. Okay, cool. I like it. All right, so let's go back to my buy boxes. Underwriting preferences, custom payment.
Okay, let's get rid of this because we don't need that anymore.
That's deprecated logic.
On the strategy templates.
Remove custom payment option and just leave it as. As these three options. Amortize interest only.
Principal only.
If the user selects interest only or principal only, then have a user field that appears so that the dollar amount can be entered and saved against that value for value for either principle or interest only under the strategy templates. Don't change any code for calculations.
It.
It's 1:00am all right, let's check out these users.
It.
I feel like we're making great progress tonight. Wish I knew where my headphones were. I'd be jamming out right now. You, like, literally did nothing of what I said. Thank you. No profile settings. That's not what I asked.
Great.
Okay, what's the next thing I need to focus on?
It.
Why did you put this here? I don't want this here. That's irritating.
It.
Okay. Waiting for that to update it.
Where's my marker? Guess I don't have that.
Okay.
Send to marketplace.
It.
There we go. Boom.
Love it.
Okay. Yes, yes, yes, yes. Love it. Now get rid of this. Okay. In profile settings, remove the following strategy templates. Seller, finance, payment. This is already covered now in the my boxes. Underwriting preferences. Before making these changes, make sure that there is no application logic tied to the profile settings. If so, please let me know before making these changes. Okay.
Oh, so we got the buy box.
Profile that needs to be improved. That could use improvement.
I don't really like the way that looks right now.
Yeah, this is ugly. I feel like we really need to tighten up security. So let's rescan that. Okay. Let's see. I've reviewed the app current state profiles. No breaking changes. Users will edit. Yes. Not too worried about. I am worried about this. This entity across 18 properties. Okay. How are we going to make this. We gotta figure this out. E. Whoops. We'll slow down here. This is okay. Feel like I want to remove this stuff too. Default deal assumptions. Yeah, it's right here. One step at a time. Context. Context.
I want.
Want to make sure security is properly implemented on the application and I am not exposing user data on platform when they don't want it to be exposed.
Goal.
User has.
Buy box.
Posted. User has not. Let me see.
User has.
Show in marketplace toggled equals off.
Then.
Security permissions does not make this by box public or searchable. User has show in marketplace equals on then security then by box is public and searchable. User has show in market place equals on but email, phone number or company name fields is off Then those fields are hidden and to not be shown. Don't change code as part of this. I want to see what you will recommend to fix this before making changes. This one's gonna be a pain in the. Oh, so we have public right access here.
Whoa, cowboy.
Bro, I did not tell you to pull the trigger on this. Here, let's see. Wow, that's a lot of information created by your current buy box as releval security create read update. The read rule makes all buy boxes publicly readable by anyone regardless of show and marketplace. This means even if a user sets their buy box to all off it can still be accessed directly if someone knows its id. Okay. The user entity which contains has its own row level security insights.
Non admins cannot write, update or delete.
Okay, we need to modify the buy box entities read row level security and make sure our front end Logic consistently respects the display flags. The read rule needs to explicitly what can be done Read created by owner can always read their own buy boxes. Admin can read all buy boxes show in Marketplace True only if explicitly. Oh yeah, that was a good catch. I didn't even mention that goal show in Marketplace is false then record will not be returned by default. Only the owner admin can see it. If show in Marketplace is true, then anyone can read the buy box record. Proceed, Captain. Okay, let. Let's speed this up a little. Buy box detail Buy box detail page it is a little too plain. Requests. Oh, that's faster than I thought.
Okay, well, that's a good sign.
Okay, so let's test this out. That buy box is publicly available. Does this do anything? Visibility updated. I bet that doesn't work. Oh shoot. That actually did work. Okay, that's cool. That worked. Let's test it here. Showing Marketplace off did not work. Okay, let's see if this is better. The vis visibility button here appears to work perfectly. Problem the visibility icon. I edit buy box settings and privacy show in Marketplace Problem when user toggles show Marketplace to off. I would does not remove from Marketplace like it does with the biz building icon. Oh, cool. Down to five.
Which I'm okay with that because I.
Haven'T even really done anything with that. But. But I do need to clean this up. Let's see if we can run a security test on the back end here and clean that up easily. Easier security. I don't even think this is right. Oh, cool. So the buy boxes are not public anymore. That's not good. That's not good. Yeah, Whatever you did, you just blew that thing up.
It.
Feel like it's in the process of just breaking everything.
It.
Oh, okay. Well, dang it. What's going on here? Something isn't right.
Now.
Buy boxes disappeared from the market place. It appears that other non admin users can't see other buy boxes now. Please review your prior changes and make sure you didn't create more issues. This has definitely been the hardest thing. It's probably the hardest thing in this whole platform is to figure out the security visibility issue.
You.
It was too restrictive. When non logged in users or regular users try to access the Marketplace place the row level security which may be null causing the entire solution. We need to adjust the rulers to allow public access for Marketplace buy boxes while still protecting private ones. Hold on. Security is still maintained through.
Are you.
That's back. Okay, let's rescan this though, to make sure we didn't Re expose that.
Come on.
Please go away. Damn it. By doing this, it appears that you re exposed the security issue. Show me how you plan to address this and make it secure but also accomplish our use case goal of Feel like I need to write this down because this apparently is extremely hard for that to understand. Buy box Buy boxes. User can choose not to publish. If user does not, user can select show in marketplace. If equals no, then buy box should not be public. Searchable equals yes and buy box is public. However, the user can additionally control what other information is shared or not shared, such as phone number, email. We need to ensure we are not causing security issues and exposing too much data from users on buy boxes unless they want their contact information such as as email, phone number and buy box to be shown to the public. That's good enough. Well, hope this works. We're about to see this disappear.
It.
It'S not good.
It.
Doesn'T support an array directly for the read. Expect single fixes to wrap out. Wrap are two rules inside of single clause. The root level sounds like a show waiting to happen. Oh, cool.
Now they're gone.
No, now all the buy boxes are gone. Review what you just did and fix it. So are not restricted.
All right, I think this might be.
My last push here for the night.
It.
Well, I don't got anyone listening, so I'm going to jam out to some tunes. All right, so let's clean some stuff up before we call it a day. Check out the users. We got deals. Okay. That user.
It.
Okay, so next thing I need to worry about is the deals. When I submit this deal, submit it to the marketplace. Buyers will see that. Or buyers will see that.
Okay.
So I want to hide the address. So I've submitted it.
That's my buy box.
If I matched with my own buy box, I should not get an email. Also, these emails should not be coming from but instead coming from no reply at Buybox Club IO. Okay, so I've submitted this deal.
So I go here.
I see the deal I've submitted. Who my match is Aaron Judge.
So I need to log in as.
Aaron Judge, which is this email. Okay. Okay, so there's a 75 match. My deals. My deals. Marketplace deals. Okay, let's play around with the settings here. Minimum match score is 50. Okay, we need to change that logic. Let's let that play out first. 1, 2, 3. It if a user sets whether a marketplace deal submitted comes back as a match or not for the user's buy box will be determined. Ooh, we need to do that. We need to be. We need to set the match score will be determined by the users choice of the scoring threshold. Example user selects that they want their threshold to be set at 5050 at a score of 50. This means that the user will receive matches on any score above 50. Any score at or above 50. If the user moved the score this the minimum up to 80 then they would not receive the match for the previous score at 50 but they would receive it if the score score is at or above 80. Let's move this move this logic from the profile settings. Move this this from the profile settings over into each individual buy box so that each buy box has a threshold setting. Boom. That's a better way of doing. I don't trust it to do to not mess this stuff up. Okay, so. So you didn't remove it from remove deal match notifications from the profile settings. It does not need to be there. Assuming you put it in here. There you go. Okay, I'm tired. I want to clean this up and make this look better than it does now. I don't like the way it looks. Well, that looks like it's.
Better.
I guess.
It.
Okay, it says it's matched against my own buy box. I need to log in as this person. My buy box publish. Okay, my deal threshold should be 70 so I should have a match at that point. Yeah, because that's 70. I should have a match. Okay, the match counts hard coded so this match should be one because I've changed my threshold. Okay, now the deal should be coming in. Applying actions 75 match should appear.
It.
Come on, let's go. Dang. Who gave me a mad face? That's messed up. Oh, it would be Jordan. You would be the guy that do that.
We turn that frown upside down.
This is taking forever. No, that's still not showing as a match. Definitely not. This did not work. Review your changes to see what happened. Come on, let's go fix the variable name. I see the variable name conflict. You suck. Still didn't match. Let's publish it.
It.
That still did not match. Our previous app logic had anything at or above 80% would show as a match. Now let that be by box dependent. So if a buy box user has their notifications at 70% as a match then it should be lit up green because by that user definition it is a match. All right. I am calling it a day based on that. Hopefully if it works. If not, it's going to drive me crazy. All right, it is time for me to call tonight.
So peace out after 4 hours and 10 minutes. Feel like we got a lot done today and this will be the first of many. We'll keep grinding it out till we get it done.
Thanks for watching.
