EP15: Buying Real Estate using chatGPT with/ Adrian Miller

Adrian Miller and Mundo Sanchez discuss using ChatGPT for real estate deal analysis and underwriting. Sanchez built custom GPTs for real estate applications and plans to offer masterclasses and live underwriting sessions powered by AI tools.
Awesome. Well, I'm excited to talk about learning more about Chad GBT and what you got going on.
Yeah, sure.
You know, you did a little demo of it the other week that I got to see and really interested in implementing that in my business. I haven't really done any sort of underwriting. I honestly stopped using Chat GPT probably like four or five months ago and I started using a different AI and at the time that AI thought was like a way better product, honestly, because it, you know, Chad bt, like forget who you are in five minutes. And this one was actually like storing information. And I use, I still use it every day in my business. But I took a break from Chad GBT and I came back, you know, four or five months later and it's, man, it's advanced so much and I'm just like, wow. And it's probably one of those things where you just don't notice it if you're using it every day. But since I had that kind of like four or five month reprieve, I'm like, wow, man, it's incredible. I mean, it's gotten so much better. I've been an early adopter since it really first came out and I've seen it just completely transform. So you probably don't know this about me, but I actually got my master's in software development and my, I took a two year break because one of my last classes I needed to graduate was like this really advanced programming class and I was just like, bro, this is way over my head. Like, I know enough to be dangerous enough to like manage people and from, from like a management perspective. But I'm not like a hardcore coder. Right.
And yeah, sure.
So I couldn't pass the class. So I, I was, I even took it and then I dropped out and then I took a two year break. And in between that two year break, Chat GPT came out and they actually changed the curriculum to where they forced you to use Chat GPT for the course. Like they redesigned the whole curriculum and the whole course was around using Chat GPT to create programs with code.
Sure.
And then I passed it with flying colors and I was like, heck yeah. So it's pretty cool to see the change in technology just in the past couple years. So I'm excited to dive in to see what you're doing with Chat GPT. You're definitely more technical than anyone here in the room, so we would love to hear from you and see what you're up to with everything you got going on, man.
Oh, absolutely. So one thing that I would say is that my background is in writing algorithms. I worked on flight simulators, I worked on navigation systems, trading algorithms, risk management software. So my background is doing that. And so one of the things that I was trying to do is figure out the best way to incorporate real estate and technology. And just for my own personal business, I started trying to figure out what's the best way that I can do certain stuff. You know, last year I was in owners club, so we were talking about our Mount Everest. And so one thing that I wrote was this, this GPT that's called, it's called Life os. And so one of the things that I would always do is like you have all these tasks, you have all these things that you're supposed to do and you need to figure out what is going to be your highest roi, what are the things that you should prioritize during the day, what are the things you should focus on. So one of the things that I started to do because being a regional leader, a lot of times I get a lot of requests for meetings, a lot of requests for a lot of different things. And so one of the things I had to do was have decision filters that would say what's my mission, what's my goal? Do these align with it? If it does, where do it go? Where do I place it within my life? Just being able to help me stay on task, coming up with solutions and then having it let me know, hey, you spent too much time on this, let's go with this solution. Let's switch to something else. Helping with your schedule, time blocking. So I'm just building this thing out. So a lot of it is stuff that I'm using and I'm beta testing, but I'm using and beta testing like 20 different GPTs. And yesterday, I mean a couple of days ago I got, I was writing so many of them that I made one that knows how to make all of them. So I made one that just makes it easier for me to incorporate what I'm doing and get these things out faster. So one of the biggest things is, and this is going to be coming, so within the next week I'm going to be doing something where I'm going to be doing live underwriting and it's going to be live underwriting with AI and it's going to show you how you can do get some quick easy wins without actually having full blown GPTs. But if anybody wants them, I can definitely create them for you and get them up and running for you. And your business. But if you give me, if you allow me to share, I can share for sure.
Let's see. No, I don't want to share. There you go.
So a lot of this I'm going to do really fast to give you an idea, but when I do this in real life, I train it. And so one thing I will tell you is that this right here, so assume that you find this house and you want to actually make an offer on this house. So one thing that I have right here is a GPT that creates offers for me. So I'm going to say, please analyze. Well, I'm going to say here, are.
You sharing your screen? Because I can't see it.
Oh, you can't see. I thought my screen is being shared. I have put requests. All right, here we go. All right, so this one right here is, here is the red link. So I can give it an address or reference link and I hit enter. So it can just to make sure that it goes through and it says thank you for sharing it. So it wants to know more about how I like to see this stuff. So I'll say I prefer this one. And then what I'll do is I will take this address and I will go over to Privy. Now this is how I do it faster and this is the way I show people how to do it if they want to do it somewhat semi manually and be able to at least do some quick things here, let's assume that we just take all of this stuff, right? These are, these are the comps. And so we're going to take this information, we're going to go back over to here and I'm going to say here are the comps. And then I will put that in and then I'll say please analyze this property. And I'm going to say.
And so to even get to this point where you're at now, did you develop some code behind this ChatGPT?
Oh yeah, no, this. So I'll describe what this is. I want you to see what it does and then I'll describe what it does. So this takes all of the information for that particular property and it gathers it, right? And then it tells me some information about the property condition. It said based on the information available, property appears to be a standard condition. Now you guys don't know what that means, but what the way that I've written it is that I have written it so that ChatGPT analyzes all of these photos and based on its analysis of the photos it will give me A condition. And based on that condition, we can decide to do something. So here it has a condition that says standard. Then we're going to get to the comparable sales part. Okay, so hold on. My screen is frozen one second.
So you don't even have to look at the pictures on the listing?
No, I don't. I, I do look at them because I'm trying to, you know, train them. But the way that I have it set up right now is that it will just pull all the, the photos and analyze it. Right now I have let me close some of my windows now because I've been working on multiple things today. One second. Okay, so I got that one going. Okay, I can close this. Okay. Yeah. So here it's going through and it sees what the, the purchase price is. Now one thing that, you know, I'm in the process of doing is you're seeing this version that I'm using right now. I'm in the middle of fixing it. I mean, training them over. So it will look at the comps and it looks at stuff. So within the last 12 months, I have some rules that I give it for identifying the best comps based on what you, what you have. So you can see the prices are360,363,324, and then325,310. So it has all of these. And it gives me this first pass. And it'll say based on all of this. And it's saying the estimated ARV is 386 based on the size of it. And it's, it's using the, the price per square foot. So it does that. And so sometimes I'll go and say I'll, I'll walk through and I'll have it give me this information because I'm still training. It estimates what the rehab is going to be. It says, okay, it's. The estimated rehab is 2500 square feet. It doesn't look like it's a lot that needs to be done based on what it is. So this looks like just the basic renovation. Like the house looks like it's in pretty good condition. The floors, it looks like you can reuse. The outside of the house looks decent. It's just the color of the house. So based on this, it's just saying it's a standard. And based on the size of the house, this is the rehab budget that we would, that we would give. Now when we go through and calculate our offers now, I just picked this one. This house is not that distressed, but I just I'll pick it. Pick one. This one says, okay, we have two different calculations that we look at Normally, you know, everybody does the calculation. You take 70% of ARV and then you subtract out the rehab cost. And so it's attraction. It does 70 of ARV.
Where do you get the, the 168 square foot up there?
This is what it calculated based on the comps that it has. Now, I don't like, I don't like to use the, the median square foot price per square foot. I like to do something different. So I usually run through the first time and it tells me, okay, 189 is the standard offer that you should make based on the price. I think this is too low for that particular property and it says 169. But I also think that it also depends on how we adjust these numbers. But assuming that those are the numbers and we have a hard money lender that does 90% of purchase price because that's how we do it, then we have 10 days inspection period. These are default values that I have for the offers that we're making. So it went through first pass and I'll always start with these prices. But the other thing that we're doing is we're taking out other costs. So some of the other costs that we're taking out is going to be not just rehab costs, it's going to be holding costs and some other things that we're doing. So we're trying to get a true. We're trying to get the seller to pay for all of our fees. But we know that we can essentially move up a little bit more if we want to. So I can go back and say, okay, this is fine. Can you please give me the ARV based on the flips in the area? Also provide for me the ARV based on the nine flips in the area. I will talk to it like that, have it go back through and it'll update some things and we'll see how it responds. When we go through all of this, it's looking at it, it's going to go through and I have a bunch of filtering rules for how I determine which, you know, models we use. So now it's just looking for renovated properties. It's not just taking all the properties into consideration. It's saying, okay, find me the properties that have been renovated within the last year and let's just isolate those prices as opposed to doing the price per square foot. Because price per square foot, you know, isn't indicative always of the, the prices. And so if you look at non flip properties, you can see the difference. We're at 250, 261, 200. So we're seeing that these are like the as is values for properties that have been purchased without flipping. And these are like the arv. So now I can say, okay, typically these houses sell for around this amount. I can see right away that they're at 314, which is a little bit higher. Let me go look at these properties so I can see the difference between the two if I'm trying to do it. And so right now I'm having it go through and do all of this in a semi automated way. Once I have things to the point that I want it to be, then I won't have to do that. I can literally go through and have it do all of this analysis beforehand. So of course this is too low because this is basing it off of another unflipped arv. But that's the as is value. And so you don't need to, to, to take renovations into consideration when you're doing the assets value. It's just the as is value says that it's 167. I mean, the as is value says that we're around 250, 200, based on the condition of the. These properties in relationship to the property that we're seeing. And so since we're trying to get a discount, our offers are always going to be less than that to. But this is like so far underneath that property. This, this property I'm showing you is not one that I would even go after because it's more of a retail property. It's not something that's necessarily going to require that much of renovation. Or I can just adjust the rehab, you know, adjust the rehab back. So if we go back here and we say, okay, ARV. ARV is equal to 385 in rehab. Say instead of it being 80, let's just say that it's 50. Right? Please analyze, please. All right, so now it's going to go through so I can look through and I can organize the data and do things a lot, a lot faster if I'm trying to analyze it. But I go through these so much faster than I would if I'm doing this without chatgpt. So I'm going through this a lot faster than if I. I'm sorry, I. My affirmations came on once the phone rang, but I go through a lot faster and I can analyze these. So if I drop the, if I drop the, the rehab price and I actually have it go through and analyze things like this, then it'll, it'll push up the value to say, okay, 204 and 246. So depending on how I do it, I always do a risk adjusted mao. And the risk adjusted just says that, hey, for every dollar that I put into the property, I need to get at least one plus dollars back. And so it will go through. And it does this. Whereas this traditional calculation doesn't afford you the opportunity to lessen how much money you try to get off of this property or how much of a discount you're trying to get based on the amount of renovation. So at 50,000 is saying that the renovation shouldn't be that long or that complex. So if you can get in and get out, you might be better by, you know, doing this job in two months as opposed to trying to, to, you know, get the lowest price possible. So I'm on screen. So with that being said, it'll go through and look at both of these prices and figure out which one we want to recommend. And this is just because we always try to push. Hold on one second. We try to push the, the price as much as possible on our first offer. So this is just set up how we do it. But what I'll do is I'll say, so I'll say, please export the offer on an 8.0 real estate contract. So it's going to generate the contract so that I can, so I can submit this offer. It's going to say, please, what the.
Frick, no way it's going to do this.
And so right now I'm putting a lot of this stuff, I'm making it have different phases where I stop and I check it. When I get to the point where I just trust it, then all of this stuff would have just been, just been done. So here's the contract. It has the address, the price, it has everything. The number of days, the percentage. So it just fills out the full contract with the details in it for me to actually submit it. Now if I wanted to, I can actually submit this and have it actually send an email to the agent directly. I can do it all at once. So right now I'm just making it semi automated just because I want to test out what we're doing and make sure that it's functioning 100 the way that I wanted it to function. So that is, you know, one thing that we do. I have another one. We have a boot camp for this strategy which teaches people how to get their money back at closing. And so it's like you can buy a property, get your down payment back, get your closing costs back, and pull out equity in the properties. And so if we were to do that, like the people that went to the boot camp, we would give them this calculator. So this calculator would go through and it will calculate all of these different things to figure out how to structure a deal. So this is one of our deal structure calculators, which will say, hey, assuming that the purchase price is 145 and the ARV is 325 and the rehab is a cosmetic rehab, let's go through and figure out what. Let's go through and figure out what the deal needs to be structured as so that we can pull money out. And can we pull money out. So based on the condition saying it's cosmetic, this is what it said that the rehab amount would be. We would have to, you know, actually look at that. So it's going through, and it's meant to teach you how to structure the deal. And it's also meant to actually qualify if you can actually do this deal. So based on these numbers, 145,000 is the original purchase price, rehab cost of 49,000, ARV of 325. When we go through all of this, it tells us that we have the ability to get our down payment back, have our closing costs paid, plus all the fees associated with doing this, and we would walk away from closing with $15,000 in equity pulled out of your property, just based on how we restructured the deal. So we go through, and the way that we do that, we facilitate this most of the time using a double close. So originally you would ask for, you would have a purchase price of 145 and a rehab cost of 49. We restructured the debt so that you are able to pull money out of the property and get your closing costs and all fees paid, plus get your down payment back. So this property, you walk away with money. You have no money in the deal. It shows you how to structure it. And then the last part of this would be for me to add it so they can write a contract. But right now what I'm focused on doing is creating a bunch of different type of GPTs. Forge is the GPT that I created that creates other GPTs. And I'm going to say forge. Can you please give me a list of all the GPTs in our library and what they do? Oh, I'm sorry, I have to I'm using the wrong one. I have to go to this one right here. You please give me a list of GPTs we currently have in our library. And so it goes through, it's going to analyze. So it should give us a list of what they are and what they do. And so this is what I was working on today, is just getting them out because essentially what I'm going to be doing is creating and providing GPTs for people based on what their needs are in their business and giving them something that they can use. Please. Oh.
Now are any of these GPTs, can you edit any of the variables or is it kind of embedded in code to where it's like, oh no.
I can train it, I can train it for you and make and it once you get a copy of it or once you have, will always start off at the point that I have it and grow based on what we give it that you have.
So if you had a standard variable, let's just say I'm just making something up. 75% LTV and you wanted you as the user, once you had the plugin, you could change it. I don't want 75, I want 80%. That would save the standards going forward.
Oh yeah, if you want to update. So for instance, it depends on how we do it. Right. If I give you a custom GPT, then absolutely. If I give you one that is already pre made that I'm sharing with you, then you're going to have whatever I give it and you can always change it for that session. But that one goes away. But based on what you want, it can be either one. So like here, these are some of the ones we were working on today. So we have Forge that creates all of the GPT. You have Solara, she's an education architect. She designs boot camps, courses, mentorships, digital digital product products. You know Zara, she does offer, she's an offer architect. She does all of the offers for different type of digital digital courses or anything that you want to do. She'll do that. We have kai, which is a content engine. They generate daily content, nurture sequences, value based organic marketing and the list goes on. It's like we have all of these different ones. Now Sage is a relationship strategist. Now this one, I really am playing around with this the most because it helps to map out your relationship flows and it's like a lead generator or it's like a Rolodex in a sense. So imagine that you go to a conference and you use Blink and then you talk to people. Now what's supposed to happen is that you have these people you talk to and you're supposed to take notes, you're supposed to remember them and things like that. But a lot of times people don't do it. So one of the things I want to be able to do is once we use Blink, we can set up automation to take that contact, put in your CRM, then it can have a notification sent to the GPT. The GPT would actually get that contact. And what it will do is once it gets that contact, Blink has all of your information on it, your public information, because this is the information that you give the world that says, hey, you should check me out. So it's going to take that information and it's going to check out your social media and so it's going to take context clues. So if we know Mundo is a real estate investor and we go to his LinkedIn and it says he's a real estate investor, or if it says he's a lender, or if it says he's, this is going to be able to do that and it'll be able to classify you so that I can keep track. So when I'm sitting down and I'm.
Like, it's gonna just so you know, it's gonna tell you that I'm a pretty cool dude.
Yeah, it will actually do that too. But, but the go, the goal would be it's gonna identify people and people who they may know. So when you say I need a short term rental, somebody who does short term rentals or midterm rentals or they do new construction, it will just go through your context and put you in contact with that person rated on their, you know, their level of expertise in that, in that area. And what it's going to end up doing is also give you some indications on who they might know or have in their network that might be a key person to influence just based on their interactions on social media. And so we can do that. And then it might end up saying, hey, you need to talk to Mundo. So now I can reach out to you when I have something that you are specifically looking for and that you actually can benefit. Even if it doesn't do that, once it takes the thing and it comes in, it can create a email and send out information to get additional information that you may not have and actually take those notes for you automatically. So you don't necessarily have to always do it. They might send you an email saying, hey, it was great to connect with you can you respond back to me, what do you have and what do you need and what is your Mount Everest? And boom, now I have this information. I don't have to keep up with it all the time. It's just there. Mundo, you've been doing all of these different zones and things like that. We can take the zooms that you have and we can actually upload them and we can create something so that it can actually, if you want to create webinars, if you want to create podcasts, if you want to, it can script out all of those things based on how you interact with people and what people say to you. If you want to take this information and you want to take all of it and say, out of all of the classes I've had, what are the gaps? What am I missing? What are some of the questions that people are asking? What are the pain points that I'm hearing from the messages that I have now? I'm able to get real life information and use that information to help people to say, okay, next week we're going to talk about this because this is something that have been identified.
We had a question in the chat about Morbi methods.
Okay, what was the question as far.
As do you have a plugin or thoughts on how to make a plugin related to making more method offers?
Oh, absolutely. So what I'm working on right now is I like what the equity flip that I just gave you, I'm going to have a. I'm going to have one for each exit strategy. So that's coming up. There's going to be one for each exit strategy. Then what I'm going to do is I'm going to create one that sits on top of that, which is going to be called highest and best use. So it's going to take the property, run it through each exit strategy and then spit out for you the top three strategies for this particular property in the order that they should be done in. And it's going to have different profitability measures. Because when people look at profitability on these types of properties, we always look at spread, right? And so, you know, you were like, hey, what did you buy it for? I bought it for 125. What'd you sell it for? I sold it for 225. I mean 250. So it's like it's a spread of 125. Well, we don't know. If we did it in a week, that's great. If we did it in a year, it's different. So then the question becomes, do you actually take that job based on the scope of work and based on the time frame and estimates based on what should be done to this property? And so once you do that, it will internally have a profitability measurement which says it gets repackaged and automatically updated to our YouTube page in, in draft mode. Right. And unlisted. I mean, it gets updated unlisted. I can have it updated unlisted. I can also take whatever we talked about and have some other agents in the background running, creating YouTube optimized SEO descriptions so that when it comes time to actually upload or take the video live, somebody on the team can actually do it. It's already prepared before they get there. It has the descriptions, affiliate links, anything that you wanted to do to monetize it already updated and ready for you. You just switch it from unlisted to list it or you schedule it out or if it needs to be edited, it can be edited, but it depends on what you're doing, how you're trying to do it and how much flexibility you want. And so there's always going to be this done in phases. The first phase is to get you your time back. The second phase is to go through once you have your time back and figure out what are the gaps that we're missing within the business so that we can fill those gaps. And then the third one is making sure we have full clarity on how we need to integrate this one in our business and how we need to evolve the business so that we can operate more efficiently. And then it's training, training it continuously, continuously training it, depending on what its task is. Because some things are going to be you, you create it, it's, that's it. And you don't need to train it a whole bunch. And a lot of these will come pre trained already. If you're writing stuff, then we're going to need writing samples. So we'll sit down and figure out where there's blockages in your business and figure out how to, to help you overcome it with software automations or GPTs. Once we have those things set up, then we can really help you try to grow your business in, in the way that you want it to be growing using these, using these tools. But yeah, for the most part that's pretty much what it is. And when it comes to AI, we're starting a podcast because people don't know that there's multiple different types of AI. And so like you have Gemini, I like to use Gemini when I'M walking through a property and I turn it on conversational mode and I just take notes about the property and I have it take notes and just listen and I'll. And I'll describe what I'm seeing. We have Perplexity, which does deep research. You have, you know, all these different ones that you can use and you can figure out. Then you have those things, then you have those agents that other people create and they put online so that you can use it to do stuff. Like there are some that's out there to help you create websites in, in, you know, a couple of hours. Like fully done websites in a couple of hours. So, you know, we'll sit down and we'll help you figure out what you need and try to get you either set up so you can learn how to use it and do it yourself, or so we'll have it done for you, or you can do it yourself and we'll give you instructions and we'll give you a GPT that actually walks you through how to do it and trains you on how to do it so you can do it yourself.
Wow. So what I had go for it. I had some issues with my computer. It crashed on me. So I don't know if you covered this. Why blipped out. There was a question in the side chat about paid version. Do you have to use the paid version for your plugin or can people use the free version?
If I send it to you, then you can use the version that I created. I have to have a paid version. But you can always use it with the free version. If I create a custom one for you, the first thing we're going to do is get you on a paid version so we can create it custom for you.
Yeah.
And so, you know, most, most of.
What do you mean, like cost wise? What, what do you typically. I'm sure it varies based on the scale.
It's gonna, it's. Yeah, it's gonna definitely vary based on so doing simple stuff. Like for instance, I'll give you an example, like giving you one simple thing that you could create that takes like 15, 20 minutes. I will always come into your business, try to find a way to provide value and get something up and running for, you know, relatively cheap, like less than 100 bucks. But there, to be honest, there are some that, you know, it'll cost a thousand bucks to set up and then you'll have a monthly maintenance fee. It can go all the way up to 10,000. It can go all the way up to way more than that depending on everything that is doing. Like for instance, I tell what we're planning on doing is creating the digital staffing agency where people need certain jobs and we can help fulfill those roles for those jobs. So just imagine I'm looking on LinkedIn and I see somebody and they need a marketing person, right? And let's say that the job is like $75,000 for a marketing position. We will be able to analyze the job description and say we can save you this much money by having one of our trained workers who knows how to use these tools do those tasks for you. But then we have to train people on time versus outcome. So let's say instead of you having to pay $75,000 a year for somebody that's doing marketing, it might cost you 40, $50,000 but you have somebody who can get more output done for you. Or maybe, Maybe it is 75,000 but instead of you being able to do 10 marketing campaigns per month or whatever it is, we're doing 100. So it's going to either be we're going to save you time or allow you to scale. But whatever we're doing and whatever we set up is going to be, you're going to get way more value out of it. That's the goal than what you have to, to pay for it. So like right now what I want to do is I want to get a, I want to start talking to people who are interested in these type of things so I can be very specific. I was going to do, and I, I still, I still am going to do like this. I'm going to make it one day, I'm gonna do a one day masterclass on how to use AI so specifically in real estate and how you can use it. And then what I was going to do is I'm going to do live, live demonstrations where I'm going to be working and I'm going to make them live. Now these demonstrations that I want to do are going to be small subscription based things because I'm gonna be showing you how to do how I'm doing some of my GPT so you might see me update them and things like that. And I don't want everybody to be able to see how I'm doing doing it. But I'll have it be like a small fee, like let's say 50 bucks a month or something, I don't know. But I'll be doing live. So you'll see me underwrite a deal, you might see me generate scope of works, but you'll see me using the tools and how I'm using AI to actually do that. And then I was going to do a one day masterclass where I will walk people through. It's either going to be one day for like four hours, was going to be one hour for three days where I will walk people through why AI is important, how to use it in your business. And if people participate in it and finish it at the end, I'll give them a bonus which will be a fully functioning GPT that you'll be able to use within your real estate business. And I'll just give it to you. But these are the things that I'm trying to get set up. So if people are interested in it, I just want to have people send their information so that we can sit down and, and have a conversation about what that looks like. Yeah, I would love to sit down with you and your business and figure out because there might be some optimizations. Like literally I wrote 20 offers in like an hour, less than an hour. And it was like crazy because getting that stuff up and running and checking it, if literally I just let it automatically do it, then it wouldn't have taken me that long. And I actually am in the middle of testing one called Hunter. Hunter is a deal finder. So I give it a spreadsheet of deals and it just goes through analyzing each one and figuring out which ones are the ones we should go after first. Most people that are doing acquisitions, they just look at stuff in the order that they get it in. But I just think that even if I spend a little bit more time setting it up, if I go through it, analyze it and then I can figure out based on certain things which ones are the ones that I should be looking at first, then I'll actually go and do that, look at those things and actually. And actually identify the properties and how I should actually look at them in the order I should look at them in.
Can you. Or I'm trying to think would you be able to pull mortgage information on properties?
Yeah, I can. Whatever is readily available I can pull. There are going. So for instance, I'll give you an example of something. We do this stuff in phases. Right now I'm using chat GPT, custom GPTs because I can get them up and running quick. If there is something that we actually need to do at a larger scale, like for instance, we. What I spoke to somebody about this weekend was being able to go to the county records and be able to pull out all lien, deed, any information that is stored within the county records. Right. So that I can get all this information about a particular property at the county record level. Or it does. I do do multifamily underwriting with. Absolutely works really with that because you don't have to do comps and you can create a analysis of cap rates based off of asset classes and asset types and it makes it a lot easier. So I like to underwrite with multifamily. I just saw a comment in there. I'm sorry. Yeah, but being able to pull all that data and organize it. So these are things we can do, but things like that, that are super data intensive, where we have to figure out where are we getting the data from is going to be the thing that makes it take a little bit longer to implement. And then when you get large sets of data, then you have to actually train the data. There are these tools, there are agents, and then there is like enterprise software suites, which we will develop those as well. And we have a team of people that we could put together to develop those. Like to be completely transparent, right now I'm working on a, a lending solution for lenders so that we can provide lending at a good rate for investors.
I have a. I have a serious question. Are you, are you even human? Are you a chat GPT by yourself? Well, you're just cranking out software left and right.
Yeah. No. So, you know, so just, just a little bit about my background. Like I said, I was a software engineer. And last year I lost my father and my grandmother. So I was having a really, really hard time dealing with that. And then I ended up getting laid off in July from. I worked at Northern Trust doing their hedge fund services, risk management software. And then I was like, I could go look for a job or I could try to make this real estate thing work. So we were doing a lot of renovations. We had seven projects going on at one time. We had a lot of issues with organization systems, processes and contractors. And so at that time I was really struggling to figure out, I was like abandoned software and started really focusing on real estate. Because I'm really good at coming up with creative strategies, understanding stuff, teaching the stuff and things like that. So at some point my partner Urania and I were talking about and she was saying, you really should not feel so torn between the two. Why can't you just do them together? And I'm a notorious overthinker. So I was like, how am I going to do this together? And then within the last month and a half, two months, I really Just started cranking up. My involvement with AI and all of my background and how I think about instruction and stuff just completely took over. So we're doing an AI podcast. I'm doing AI solutions for real estate investors and anybody within arm's reach of real estate. We're going to help make people successful in what they want to do through AI. And it fits right into my Mount Everest. My Mount Everest is to help a million people transform their lives in urban communities through real estate education and technology. And being in the Chicagoland area, there's so much opportunity. Even in Indianapolis, where you are, there's a huge opportunity to help a lot of business owners, solopreneurs and people that are trying to go from a hobby to a business. Because for me, the way that I look at this is year one is always the year of stabilization. How do you stabilize your income and get to the point where you can consistently and predictably make money? Because most people in real estate don't have consistent, consistent, predictable income. I know that I don't, but I see where we're going and what we're trying to build so that we can actually have that. And we want to be able to train people to be able to identify these opportunities, learn how to be able to use the tools, work with us so we can have these type of jobs, and then they can learn how to do the tools and they can make money doing that or create custom GPTs for them in their business and help them get super consistent in trying to achieve whatever it is they're trying to achieve.
That's amazing.
So, like, what I would like to do is, for everybody that's here is I want people to set up a call with me and we can go over what it is that they're trying to do within their business. These calls, I typically have like a small fee form. Just because people always, they say they're going to do it and then they don't show up. But for everybody here, I'll just do a free one. So I'll do a free one. We'll have a discovery call. We can sit down and talk about what your goals are. And even if it's something that is going to help you do the thing you need to do in a more disciplined way, then let's get it set up. Because for some of this stuff, even if it's something as simple as being able to grab a, a link because you're looking at a property, throw it into chat GPT and then have it say, store this in my CRM with all of my columns already pre filled out. So you don't have to do that, just something as simple as that we can do.
So what, what I'm thinking is I would like to take something, whether it be Deal Sauce or Prop wire, prop stream, whatever, right? So let's say it's Deal Sauce I filter on because this answers Mike's question. He had a question about selecting properties. So I put the parameters of the data and I already know that Deal Sauce has the mortgage information. It's already there, right? So download it, export into a CSV and throw it into the the GPT and then have the GPT underwrite all the properties. And you could even take my Morbi method underwriting model and all the logic is laid out for you. All you'd have to do is just make it into a GPT. It'd be so easy for you to do because I have the logic already laid out. And then underwrite, boom, boom, boom, boom, all the properties and tell me, okay, yes, yes, yes, no, no, no, throw them all out. Let's start calling.
Because you're trying to identify if it qualifies as the MORI method. And so like the number one thing is we can get Del Sol so we can download it. Then I have to look at the data that you need, see if we need to supplement any of the data. Because there's going to be different things. Like for instance, the thing that slows everything up is rehab, right? How much of a rehab needs to be done? Or if a rehab needs to be done. So then we can add the photo logic into it, right? So we can say the photo logic, but then, and we can just assume that the photo logic is correct and we can have it indicate to us everything that it used to do it. But I, I, the stuff I have is super specific. Like I take current appraisal rules, so it knows all of the current appraisal rules. It knows the year the house was built, and then it takes into consideration the building codes from the year that the house was built and compares it to the current year building code so it can identify the likelihood that we're going to have to update certain things, which you may or may not ever do. At some point we're going to have it looking at the permit database to see if any permits have been pulled between the data was created and the day that it was made. If it's on market, we can always look at the descriptions for the realtors to see if they say what the upgrades are and things like that. We can build out. This thing I built mines out specific to how we look at properties. And so when I underwrite a deal and I'm trying to figure out, you know, which property is most like this one, I have certain criteria where the data that you're getting from deal sauce or privy or whatever may be off. So then I'll have it right now it's working for Cook County. I can get it working for other counties too, where it logs, it checks the county website for that particular property. Because of the way that Cook county is set up, it's easy for me to look at this data and supplement it with this data and then be able to take that information and look at the difference in square foot between what it says on the assessor's website and what it says on the, what it says on the listing. Now for what I like to do is I like to match up the property characteristics of two properties because usually by definition, anything that has the same property characteristics has the same, the same layout or the same type of feel. So now you're getting apples to apples comparisons from that point of view. And you're not necessarily saying, well, this house is 2,000 square foot and you have another one 2,000 square foot. They're both three bedrooms, two bathrooms, but one is a Cape Cod and one is, you know, a Georgian. Those may, those are not really like, to like comparisons. Now what I can do is look at the same property characteristics which typically for those two are going to be different. So I have a way of excluding those out or including those in. That's where my background in writing algorithms and things like that comes in. But right now we're, we're at phase one. We're at base level. The number one thing we're doing is trying to reduce the amount of time that people are spending doing certain things. We can make it a lot quicker. So soft underwriting is what we're promising. Being able to soft underwrite it, get you to the point where all the data is in one spot, you can see what it calculated and then you can go back and you can always question, where did this come from? Please cite your sour. We'll give you a list of prompts that you'll be able to use to get the information you want so that you can get it to calculate something that is at the same rate as what you would do if you were doing it manually. And the thing is, once we get the system updated and you do all the tweaks saying, well, it produced this number here because remember, we're building it out based on how you do your business. So it's going to be switching from what I put in it that I want it for how I do business. And we're going to start building out what you want for how you do business and slightly changing some of those things.
So how, how would you suggest people get the information out of GPT? Because a lot of times, you know, like I was mentioning before, it's like it gives you great information. Then five minutes later it's like, who are you?
Let me say this. That's definitely one way you can have it stored in Notion. But there's a number of different things you could do. But what I'm going to do this. I am going to go to Life os, which is brand new. Who am I and what, who am I? Tell me about, tell me about me.
Yeah, I had the Pro version, but it's still like 10 minutes later. Again, I haven't used it in several months, but it would just like always forget stuff.
You are Adrian, a visionary CEO, builder, leader on the mission, purpose, integrity, how you operate. You build a personal operating system. Me, to make sure you do things that align with your mission. Prioritize what matters it goes through and it can remember and it talks about who my. I have what I call the council. These are the three people who have different roles in my life. And then I have an advisor on every different type of problem that I could have, where I can get individual counseling, counseling from them on what I should do. And so this is like how it sets up. And then it can look through all of your past, all your other chats, and gather information now. So with it, you know what you're talking about being able to remember stuff or not being able to remember stuff and things like that. I don't think that a lot of that information is, you know, there's ways around it. One, we can store stuff in the database. So it always has that information. Or it can be on a notion page and we, when we, when it comes up, it can just load it. For me, the number one thing I was trying to do and that I was in the middle of building is making sure that the information in one chat that I start today and I open a new chat tomorrow is going to consistently always be there. It's not going to be lost. So I put different things in place to try to do it. Yeah, yeah. So like even let me see if this is working right now, because I was changing my, I was changing my, my. I don't Know if this is working right now, but I was changing some of my logic. So it may not be update, let me say store pass and okay, let's say log update.
So are you even using code to develop these GPTs or you're just using very specific targeted prompts?
I don't use code to do these things unless I put code in a workflow. So like for instance, so I have this lead intake handler that I have set up for some automations that I'm doing and those automations will. So here I can go to my projects and this one happens to have a lead intake handler and I can show you the sequence. It receives a Gideon analyze property. Gideon is our data layer. It grabs all the data, aggregates it for a particular property that we need to be able to do something with it. Then it goes through and normalizes the data and then it generates property, a property report. It's going to be an HTML property report. Here you can see that it has code that I've added into this. So here it takes that data and it's going to actually do some code to normalize the data and make sure that it's set up the way that we want it to be set up. And then it's going to store the stuff in the Google Drive and then it's going to update Monday, our Monday database with the report stored in the column that it's supposed to be stored in. So these are some workflows and automations that we have set up for that for Zap here I have some that are set up too. We can look at some of the zaps that we have set up to create automations. And these are all coming from commands that we're sending from ChatGPT so I can save files from a web hook to Google Drive. This, this life OS right here has the daily logs so I can log a playbook. So I have stuff that log stuff in notion in different places or add a property or read the playbook. This is what we were talking about when we're talking about having it remember stuff, you know, because you might be working on something you want to remember. Well, we have this one to say log what we want remembered and then when we come up read what was logged so that we have it. And then this daily log just does daily logs of different stuff. This is specific, this is like playbook stuff. And then this is like I'm logging tasks that I'm doing and I'm keeping track of my KPIs. So if we look at this log daily thing that we have set up, it'll go through and do some simple stuff like it'll catch the hook, create a spreadsheet and then send a message on the Slack channel. So like if you want to see an example of what that looks like.
And do you have to run. There's a question in the chat, do you have to run these GPTs you build locally or is it just exist within your account?
We start off building using them locally. Unlike when I say locally, it's in your account, right? So you log on, it's stored on the server online. So you log into it from wherever you log into it, but you are running it locally. When I make it a full blown automated agent, then instead of having to go to the console to do stuff, we'll just have chatgpt running like here if I wanted to. Well, this one's already created. If we were trying to create. Let me go back to.
This is so good. Like everybody needs to hear about. I'm gonna put this on my YouTube channel. Like it's so good.
So here we're gonna do this. Like we can set it up here and then here we could just say chat GPT. So here we can do chat GPT here. So I can take this information from a spreadsheet and then I can run it through chat GPT to get, have it do something and then when I'm done I can have this sent to a Slack message. And so here is where you end up having to pay for stuff. And so like right now I can't remember how much. It depends on how much does it cost to run ChatGPT and Zapier. I can't remember what the cost was, but they have like the cost is really low. It all depends on the number of tiers. So here the open AI fees. So you have plus, which is this. But then you have the API usage fees. And so the API usage fees right here is what is going to be something that you have to pay depending on how many tokens on average. If I analyze 100 properties per month, how much would I have to pay? So it's looking. Oh.
Because I would probably be doing something like 3,000.
So here. Yeah, so here input tokens is $0.01 per a thousand tokens. Output tokens are $0.03 per thousand tokens. And so per property. If it. So this is saying per property it probably cost you $0.03. So for 100 properties that's about $3 a month assuming that those token sizes are correct. And so like you know if it's just, and it doesn't have to print out all the stuff that I gave it, a lot of that stuff can just be, can be packaged and sent out. So we can try to find different ways to have it do some optimizations or just, you know, depending on what it's trying to do. But that's $3 per month for 100 properties. So if you're trying to do it's however many you want to do, but those fees will start to, to come. So instead of actually having, you know, to, to do it through a console, you can have it do it through start through WhatsApp. You can have it start through, you know, a back end, I mean a front end that sends everything through some automated workflow and then have it come back. But I am going to.
You would help set it all up to where it's like a non technical person doesn't have to worry about all that. You just like plug and play.
Absolutely, absolutely. That's the way that it'll be set up. It'll be set up.
So then that says is your data safe?
So that's a good question, right? So when you say is your data safe? From what aspect are you asking? So right now if you're, if you go to ChatGPT and you type something in and then it responds back, it's not going to behave any differently than that. Now when you start sending stuff over Zapier and stuff like that, the way that we set it up, we can have authentication, we can have encryption. We would have to do things. We can do things to make it, you know, encrypted. Depending on what it is, what kind of data, A lot of the information that we're using for what we're trying to do is public information. So we haven't really been trying to, to do that. But if you want, there's always different ways that we can encrypt the data and make sure that when it goes across the wire or when you submit it over the Internet that it's not going to be, it's not going to be. Hold on a second. Every time I get a phone call, all the music just automatically starts playing and I can't hear anything. Sorry about that. But yeah, so you know, just in general we can ask ChatGPT, how safe are you? You know, with regards. So they said that they, they said all data is. This is what I thought. So you know how when you're on the Internet there's two different URLs that you can use? You have HTTP and then you have HTTPs. The S stands for secure. That means that the data being sent across the Internet is being encrypted between two data points. You have the data being sent, and so we call that the wire, that the data is going across the wire. And so it's encrypted at the HTTP level. There's other encryptions that we can put on top. That's why when you actually go online and you start doing your banking information, you go through this authentication process, but then you also. It goes through HTTPs because there's going to be some level of encryption. Now once you send the data from one endpoint to the next and it goes to Zapier or Nan and stuff like that, then those things are contained within their, within their, you know, area. And data, you know, data is always has a possibility of being breached. But those. It should be encrypted within their sandbox as well. But no, no system, like I said, is 100% safe. But there are security platforms. So, you know, Zapier, Google Sheets, all these platforms are secure. So awesome. But you know, we still have hackers that have the ability to hack.
So for the people that are interested, how can they book a call with you?
Yeah, so that's what I'm about to give you right now.
And then I'll send reporting out to all the people on the list.
Yeah, sure.
That'll watch this as well.
Yeah, so I'm going to give you my calendar link. It is going to be pretty much set up to. I just want to make sure that I updated the time slots. So I'm going to give you this, this link and then we'll. It'll have like. So let's say it's going to be from between 12 and 30. Yeah, I think that's pretty much. Yeah. All right, so I'm going to give you this link and we can set up these. Hold on, let me see. This one might actually work better. I'm going to put a. I'm going to put my county link in the, in the chat and then you guys will be able to set up some time to actually. Let me see what the time frame. All right, here, we're going to do this one. So you guys can set up these times right here. You want me to message you or put it in the chat?
Yeah, you just put it in the chat and then I'll. I'll send it out. Do you want me to send it out to everybody or.
Yes, just.
Okay. Crapload of people reaching out to you Just so you know.
Yeah, no, for sure. Between tonight and tomorrow, just based on how many inquiries you get. I might change the length of the. The meeting from 45 minutes to 30 minutes just so I can talk to more people. So that's what I was in the process of doing.
Yeah, no worries. I won't send out the link. Probably till tomorrow anyways.
Okay, cool. Yeah, so that would be. That would be cool. So that we can have that set up and. Yeah, I think that that would be great. So I look forward to trying to help people as much as possible.
Cool, man. No, that was great stuff. I mean, I'm excited to take a look at this.
Yeah.
So, anyone have any questions? I think I saw someone waving their hand. Missed it. Yeah, go for it. Damn, bro. I love your setup. That's. You got a YouTube channel?
Yeah, I do. Yeah.
Let's go. Love it.
Yeah, it's true crime. It's from my homicide days called Johnny Law. Yeah. So I had it kind of set up. I used to.
I like that true crime stuff. My kids, they love watching this.
Oh yeah, Yeah, I got a true crime channel. I used to.
When I'm.
When I'm live, I replace those with the blood spatter.
Oh, wow.
They make it red and blue.
Hey, John, John, before you start the whole true crimes thing, I had thought about doing this where you do true crimes, but it's real estate specific. Like crimes that happen at either famous houses or involve people that were in real estate and how people might be able to overcome the stigma of those different things. I just thought it was interesting.
Yeah. If I was an agent, I already had these ideas that every. If I walked a house, it was going to be talking about exits points, know your exits.
You know, we're at jump point.
Hardcover, you know? You know. You know, when I was on swat, we learned all those things and tactical. Tactical stuff that we would do when we breached houses and stuff like that. So approach it as a safety standpoint, you know, I thought that'd be kind of fun, but maybe on a flip, you know? Yeah, yeah. Adrian, man, good stuff, man. I thought I was pretty good at GPT and you just knocked me down to kindergarten, so. Got a lot to learn. It's pretty good. I was using Grok and I saw a video of a guy dropping photos into Grok. And then I did kind of the same prompt where it would. I would say, I want a 15% profit. I want a four month holding cost. Or at 6%, I was adding all those things in there and it was giving me those kind of things, but it wasn't built out like you've got it. So I'm excited to learn. I'm going to sign up and jump on a call with you and love to work with you and obviously get better at this and make it, you know, faster and stronger. My only question was.
And I think you might. Sure, go ahead.
Especially for my.
What? No, I was gonna say. And it's Especially can be useful. Not only your real estate business, but also your YouTube business as well.
Yeah, YouTube is. Is a funny game. I used to work for Think Media part time and I was their brands manager over there. So with Sean Cannell and those guys, when you're. When you're the guy that.
What?
You know, when you work for the guy that teaches people how to use YouTube, you pick up a whole lot of things to grow your channel. I grew 20,000 subscribers in 28 days.
Dang.
So it seems like we need to talk for real because I'm trying to. We're. We're launching a. We're launching an AI YouTube channel. AI real estate and for your business and things like that, so.
That's sick. Yeah, I love that. I think you might answer question.
What's that?
Johnny Law.
Johnny Law.
Johnny Law.
Yeah. Okay. Okay, cool. I'll check it out. Yeah. Yeah. What was your question?
Yeah, I think you answered it. But I use go high level for my CRM and Sure. To get it into. To run the chat GPTs and to run the algorithms and get good offers, especially for like flips like.
These. Hold on, let me see. This one might actually work better. I'm going to put a. I'm going to put my county link in the. In the chat and then you guys will be able to set up some time to actually. Let me see what the time frame. All right, here. We're going to do this one so you guys can set up these times right here. You want me to message you or put it in the chat?
Yeah, you just put it in the chat and then I'll. I'll send it out. Do you want me to send it out to everybody or just. Just okay. Get a crapload of people reaching out to you, just so you know.

So anyone have any questions? I think I saw someone waving their hand. Missed it. Yeah, go for it. Damn, bro. I love your setup.
That's legit.
You got a YouTube channel?
Yeah, I do. Yeah.
Let's go. Love it.
Yeah, it's true crime. It's from my homicide days called Johnny Law. Yeah. So I had it kind of set up.
I like that true crime stuff. My kids, they love watching this.

No, I was going to say, and it's especially could be used for not only your real estate business, but also your YouTube business as well.
Yeah, YouTube is, is a funny game. I used to work for Think Media part time and I was their brands manager over there. So with Sean Cannell and those guys, when you're, when you're the guy that you know, when you work for, the guy that teaches people how to use YouTube, you pick up a whole lot of things to grow your channel. I grew 20,000 subscribers in 28 days.
Dang.
So it seems like we need to.
Talk to grow your channel. I grew 20, 000 subscribers in 28 days.
Dang.
So it seems like we need to talk for real because I'm trying to. We're. We're launching a. We're launching an AI YouTube channel. AI real estate and for your business and things like that, so.
That's sick. Yeah, I love that. I think you might answer a question.
What's that?
Johnny Law.
Johnny Law.
Johnny Law.
Yeah. Okay. Okay, cool. I'm check it out.
Yeah, yeah.
What was your question?
Yeah, I think you answered it. But I use GoHighLevel for my CRM and to get it into. To run the. The chat GPTs and to run the algorithms and get good offers, especially for like flips like, you know what you're talking about. Would it be something like make or Zapier that would put it into the CRM? Is that the connection?
Yeah, for sure. There's a couple of different ways we can do this. You can go the route of just doing everything through the console, or you can go to route of actually creating the front end and then having that send it to something like Nan or Zapier that will run the sequence through ChatGPT. But you have to pay for using the API. But if you're just doing this and you're wanting to control it and you just want to use your Pro version. I can show you this right here. I can share my screen and show you this just so you can see it. For instance, let's go here. If I go to edit, this has some information that has all these files. Let's talk about a lot of different things that I wanted to do. But then you can go here. Here you have these customized hooks. This tells it where to send the data and how to send the data and what to do with the data. You can see one that I have before was called log and analyze property. It knows where to send it and then it knows what the data looks like when you're talking about coding, Mondo. This is where the coding part comes. It's usually the exchange layer. And this is just JSON format where we're sending it to some place so that it can do whatever that action is that I want to do. So if you want to say add to CRM, boom, you can have it set up to go add to the CRM.
Got you. Because I know High Level uses a web hook as well. I've used that.
Mostly everything that's going to come from some something like this is going to be via a web hook. Okay. And you just gotta, you know, plug and pay how you actually do it, how you set it up and things like that. Dope.
I love it, man. I love. I mean, I saw you scrape all that stuff from Privy and I'm like, man, I look at Privy every day and I've never like copied and pasted that thing. That was a sick move.
Oh, a lot of times I just take pictures. If I don't feel like doing it, I'll take the pictures and just upload it because it can do that too. But yeah, like so. And the thing that's great about so I. So we're building out larger things. And I told them like, look, people are obsessed with problems. They want everything to be repeatable and scalable. So the number one thing that we have to do is be able to get them to that place as fast as possible. Now, me as a developer, I always want to develop, so that means I got to get servers, databases, large amounts of data encryption, all these things. Or I can provide a service and I can use somebody who already has a service that has done a lot of the lab work, Privy Deal Sauce, download that information. It has a lot of data in it. We're going to use it to actually make these decisions. You can essentially think of the software that I would be building for you as having a Privy engine running in the background or having a Deal Sauce engine running in the background supplying the data. Now what I'm going to end up doing is I'm like, look, we're just trying to make our deals as fast as possible. We're not trying to be at an enterprise level like Walmart, although we can develop stuff at an enterprise level. And if they give us the. The resource to do it, then we'll do it. But what we're going to be end up doing is having a process and procedure that is written that will say, hey, I have a va. Their job is to every week download whatever's new Even if you don't have it from Privy or Propstream, you can pull it from Propwire, or you can pull it from Redfin, or you can pull it from all of them and then have a superset, have ChatGPT take a superset of all the data and give you all of the information that you need to do something. Then you make your decisions. But once you actually do that, then you have the data that you need to make the decision on the stuff that you're trying to do. We can go to the Accessor website and download the stuff from the accessories website too. So now it's just a matter of making this semi automatic automated in the sense that you're going to have somebody that you can pay a small amount of money, go collect all of this data, download it every x amount of time, or we can create some automations that will, you know, if you have to log into your accounts and do it either one, we can do either one and have all the data wherever we want to have it and then we can consume that data and do something with it. And so it's just a matter of what do you want to do with the data and how often do you want to do it with the data unless it's get really good at that for your business and how you do your business.
Well, I think it's awesome. That's what I think.
Wait, what just happened right now?
He has, he has a button that he pressed.
Oh, you press. I was like, okay. Did it do it automatically? Because I need that.
Yeah, it doesn't automatically.
Okay, yeah.
A follow up question, Adrian, as far as leaning into privy, a flip property, you look at the assessor, you look at the thing, you see an llc.
Right.
It's always a problem trying to find the owners of an llc. Would chat, GPT AI help kind of trying to locate owners or managers of LLCs to skip trace?
Yeah, so here's the thing, right? And this is yes, it will, but this is where we have to get really specific because there's a process. So just think about it. How do you normally find a owner of a llc? You, you find a property, then you find out it's an llc. And then from the LLC you can go look on that particular state's website, you can look it up, look up the llc, then you can find like the managers, the officers and things like that. You can collect their information and then you can try to skip trace it from there. Right. Once we understand the process for where the data is, how to get the data Then it becomes a matter of how can we manage getting access to the data in a very specific way. I will show you one more thing without completely overloading. It is like this. If I go to Cook county assessor website, you see how it says cook countyassessor.com then it says pin and it has the pin. Well, if I can search a record, get the pin, take the pin, I know what the website URL looks like because they made it in a very searchable, systematic way. Then I can go directly to this website. If I go directly to this website and I look at the data, I can look at all the data associated with this website and all this data I can grab and aggregate it and put it together with any of the data sets that I have. Now if we go to Will county assessors website and you look at it right here, Will County, Illinois, that's the county treasurer. Here we go. It does not play very nice like that. So if we have a property search, we can look for a PIN this way. And then let's say for instance we use this as an example. I don't know if this is a real one but we'll use it just to see. And the thing that we're looking for is well actually I'll do this to make this easier. Let's go to. Because like for me these are the things that can make or break, like how fast you can get to a property and how well you can do your business. So we know on here when I'm looking for where all of the information is going to be for the accessories for the PIN here. So here's the PIN for this. And now we can go to the Sessions website and we're going to do a property search for the property search pin. And so we got 1, 813242, 0, 102. Then we get 5 and then we got 0. And so here we're going to hit search. Okay, so this is the thing that, that I want to show you. You see how this has these numbers there. I can't build out this because they made it so that you have to go through this process of putting this stuff and hitting enter. We can create automations that will actually go to the website, put the PIN numbers in, hit enter and then pull it up and then we can scrape the data and we can move on. Or you can pay somebody to do it. Or what you can do is a search and do a large download knowing that at some point you're going to be looking for data in this area but once you get here it's free. Some of them you have to pay for, but this one is at least free. But we have a way to try to get this information. But if we can come up with some easy way to predict how the data is going to exist on the website, then we can go there directly. Otherwise you got to add automations. But we can get all the data that we need if we know where you're going to do it. It's the same thing with trying to get the owner's information for LLC that is created. We just have to know what is your process and then we have to figure out where is that data stored, how can we get that data? Then we can build it up.
Love it, love it, love it. All right, thank you very much. Thanks Muno, for let me come on and ask a couple questions. Appreciate you.
Yeah, man, appreciate it.
Yeah, because one thing that I really want to do is I want to do skip tracing just period. And I want to do it so that it's a part of the software that we have and that it just comes free. I hate having to pay for skip trace information. And the last companies that we, we had, we were downloading 10,000 records that we were going and we wanted, you know, records that had, you know, because the thing is you can download these records, you can get the information, then you don't even know how good the information is. And we were paying 15 cent a record and so like that's a 10,000. It was just 1500 bucks to get this information where, you know, even if we called everybody on the list and it was all accurate, you don't even know if they're interested in selling at all. So you're spending this money without having a good way of knowing that they want to sell. Now just imagine if you take all of the information and instead of having somebody call right away, you ran it through a program that checked, you know, did they, did they come in through your website? If they did, can I retarget them? Can I see what they've been searching online? That's free to be able to indicate if they are talking about moving or not moving and things like. Or I can go get supplemental information in addition to this and make a decision about the likelihood that they're ready to act instead of just doing it blindly or which one should I call first. Because if they came in through my website and they filled out half the information but they didn't complete the information and I can see that they came through on my website to enter, but they didn't finish. Then I would rather call them first before somebody who's never interacted with my website or did they come into my YouTube channel? If they did, have they made any comments on my YouTube page? Do they have any public information that's available? We always try to look at the public information. I don't try to do anything crazy. I'm just saying whatever you have that's publicly available that I can use to make a decision, that's what I'm going to try to do. That's how we call it. Data driven acquisitions. That's what we're trying to do.
Love it. Amazing, man.
Cool.
I really, really appreciate you sharing all that. Really. I think there's some game changing stuff in there for the people that.
Yeah.
Actually take action for sure.
And then set up, set up some time so we can sit down and I can go over, you know, how to get that set up for you.
Yep, absolutely.
And then we can, we can talk about some of your stories. Yeah, I read, I read something you were talking about one of the deals that you did and you were talking about the place that you bought without checking the designing and usage.
Oh yeah, that's an interesting.
Can you imagine that we just have it automatically check that stuff before you even buy it. It's just part of the data.
Just a message, say, hey, literally this.
Property, it has the pin on a lot of these pages. They'll give you the zoning classification. If not, we can find out what the zoning information is. Just depends.
Yeah, I think the problem is not so much like knowing the zoning. It's. Every county is so different that yes, R1 is like fine and one no.
Being able to, being able to find out what an R1 is in the area that you're buying the property in. Exactly. That's the thing. And so like, you know, we'll, we'll go to the county and get the county records and then we'll look to see what that is in that particular area. And so like, you know, just even adding that one thing, you know, I could have saved you 1.1 million.
Yep. But I got a badass property in Pigeon Forge now. I'm going there in a couple weeks.
Oh, cool.
John, you said it says you're Tennessee or do you live in Tennessee or is that just one of your markets?
Yeah, my business partner lives in Tennessee. He lives in Franklin, right outside.
Okay, gotcha.
So we're doing deals there and then I, I live in Vegas, so I'm doing stuff locally here.
Okay, very cool. Yeah, I'll be going to Pigeon Forge here in a couple weeks, get a property set up. So I'm excited for it. I'm gonna put a podcast studio in there too, so it's gonna be fun.
That's dope.
No, that'd be cool.
Yeah, it's gonna be like a business venue that people can stay over and have like corporate rentals and.
Sure.
Content events, stuff like that. Masterminds, boot camps, you know, people that want to put on those kind of things. Three day events they'll bring in, you know, and we'll have a nice facility for them. They can stay overnight and should be fun.
How far is that out of Nashville?
That's a good question.
How far is that out of Nashville?
Is it like, hey, I can grab my charger. I gotta grab my charger. One second.
Two hours, I would say.
I can't remember. Kind of, kind of north, isn't it? Like northwest Tennessee.
Pigeon Forge, Nashville.
Oh, wow. 3.
3 hours and 20 minutes. It's a lot further than I thought. It's east of Knoxville. It's about 30 minutes east of Knoxville.
Or east. Gotcha.
Southeast Knoxville. No, it's. It's beautiful over there. I love going there. I. I personally go there. Yeah. Once a quarter before I even bought property, and there was just an area that I wanted to buy. I'm still looking to buy more. Just very closely going to be looking at zoning.
Dude, I appreciate you putting that out there because it is. I mean, you want to just almost skip that step where you just assume. Yeah, I would have made the same mistake.
I just assumed.
Like, the last offers that I wrote, I never checked zoning on any of them.
The lender gave me a freaking loan and they should have caught that. Like, again, at the end of the day, it's my fault. I take accountability. But there was a lot of steps in that process that should have been caught somewhere.
Yeah.
But at the end of the day, hey, it's on me. So let it ride and got to figure it out. But no, you're like, it's awesome. Love that. I gotta figure that. Do you have a roadcaster or what do you have?
Yeah, I got a Rodecaster Pro.
Okay. I gotta figure. I just got the Rodecaster video. I upgraded, so I need to figure out how to make that beeping sound if it's on here.
Yeah, you can upload all of them. You know, you can. So many things you can upload on here. Like after. After Adrian spoke, I wanted to just.
Go, oh, you guys are Funny.
That's awesome.
It's fun, no? Yeah. So, yeah, no, I would love to, you know, talk more about this stuff. That's why I said, you know, we're gonna be. We're in the process of getting it set up. I gotta talk to one of my friends, and we're gonna be talking about Gotcha, Southeast, Knoxville, AI a lot. And how you can use it in your business in many different ways. So, you know, if people decide they want to monetize what they. They want to come up with some sort of a course or process. I even got tired of writing. I even got tired of writing processes, so I wrote a SOP architect that actually, you give it the scenario, the situation, you upload a video or you give it something, and it creates job descriptions, it creates all of your SOPs, and everything that's associated with really can help you a lot. So let's get on the call, figure out how we can help you guys, and we'll figure something out.
Absolutely, man, absolutely. Well, I appreciate you coming on tonight.
Game for a lot of people.
I'll send it out to everyone tomorrow and you'll probably.
Okay, cool.
I'll make sure that people actually watch it, and they'll be.
Yeah, for sure. Okay, cool. Not a problem. Appreciate it.
All right, thanks, everyone.
Have a good night.
All right, music.
Oh, yeah. Let's go. Let's hear. Let's.
Let's roll. Yes.
So.
John, let's talk about my game.
More about your YouTube. Yeah, for sure.
Yeah, brother, let's do it.
All right. Yeah, I'll talk to you guys later. Have a good night.
