EP18: How We Plan to Make $200,000 a Month from Mobile Home Parks w/ Darina Aleksa

Episode 18 of the Discovering Mount Everest podcast (hosted by Mundo Sanchez) features guest Darina (Dorina) Aleksa discussing her real estate journey and five-year "Mount Everest" goals. Darina describes moving from construction and fix-and-flip work into founding/co-owning the TC Collective (transaction coordination), scaling flips around the Twin Cities (Minnesota), and acquiring mobile home parks to replace active income. She states an explicit target of achieving $200,000/month cash flow from mobile home parks and outlines geographic buying preferences (Central Florida and Georgia; flips focused near Minneapolis–Saint Paul). She also emphasizes a social mission—providing safe, affordable housing and direct charitable help to communities (Ukraine/Belarus)—and invites partnerships and deal leads via social media and the email provided.

I have Darina here at Owner's Club. We're in beautiful Monterey, California. So thank you for coming on the show. I'm excited to dive in. I'm going to pretend like I don't know anything about you, even though I do. But for the audience, I'm going to be asking questions about you.
Amazing.
Yeah. So maybe give us a brief intro about how you got started in real estate, and then we can talk about where you are now and then your Mount Everest.
So I started in real estate. My husband actually wanted me to learn about real estate, and I wasn't interested. I came to yes. Five years ago, and I was like, I don't want to know anything about real estate. I didn't know terminology. And he was like, I know these flippers. They make so much money. And he was doing just construction. So he was like, okay, you know English. You need to help me. And somehow he tricked me.
So your husband didn't know English at the time?
No.
Does he know English now?
He speaks a little bit, but all the negotiations, all the paperwork, that's on my side.
Oh, nice. Okay. Very cool. Very cool. And so usually, I mean, it's interesting. So are you taking lead in real estate now?
So when it comes to construction, he is doing construction. He's managing crews. He knows all everything about remodel. And when it comes to paperwork and actually finding deals, I'm the face of the business. So people know me. People bring us deals. Should I go like, what are we doing now?
Yeah, sure, you could. All right. I'm curious to know, is. Is he still Are you. I assume you're working as a team right now.
We always together? Yeah.
Is he doing it full time?
Yes.
Oh, nice. And you're obviously doing it full time.
So we do have construction company. We do take like projects for other people that we run. But we prioritize. Of course. We need to do more flips.
Nice. So that's mainly the active income, more on his side. And then you also.
He was convincing me to do real estate so we can do our own flips. But on a way, I found like, I was trying to like call sellers. So fast forward, he convinced me. He was like. He took me actually for a long vacation for four months. We went to Florida and he was like, okay, it's just a long vacation. I was pregnant and we didn't do much, so he was like, hey, there's a course. Do you want to look at that? And that was real estate course.
Yeah. Was that Pace's course?
No, it was some Russian speaking person. Because my language is Russian, I learned terminology and I was like, oh, I don't know if I can watch it. And then because I was looking at that, I got in recommendation space and I was like, okay, this guy, I can listen to him like 24:47 and I never get bored until this day. So that's how I got into real estate. And I was like, I tried to cold call. I tried to fit in all these boxes and I couldn't. I was like, what's wrong with me? Like, I cannot do the scene. And then I found TC and I was like, here you go. That's my scene.
Now being a TC still involves like a lot of people talking, right? I mean, you're still talking to a lot of people. So it's not just people that are introverted. I mean, you still kind of have to have some.
Oh, yes.
I guess depending on the role. There are some people that just do paperwork. But you're very like active, right?
Yeah, I'm an introvert, but I trained myself to be extrovert. And also because we have such a community, you can be the like the biggest introvert, but people will just come to you.
Yeah.
So you naturally start talking. And also I was like, okay, we want to develop and like build this business, so we have to actually like change. Yeah, we have to uncover. So yeah, so the biggest, like my husband was like working on me so I can start working on real estate.
And so you started doing TC work by yourself, started your own company, right?
Yes.
Or did you join a team first?
No, I started to do TC work by myself. And then two years later, I was like, okay, now I'm at the capacity. I do like 16 deals at a time. It's too much. And then I actually now co own the TC Collective, which is a TC company. So I have girls working on deals, all the creative deals, while I'm focusing myself on like, fix and flips and buying mobile home parks.
Is that is Alyssa Richie?
No, she's with Elite and Rinda Amic and Chelsea Best over. They are with tc, the TC collector.
Okay, so that you're partnered with Rinda.
Yes.
Okay, nice.
Yes.
Nice. So y' all are cranking out a lot of volume.
Yes.
Yeah. That's awesome. And are you actively doing TC work or are you more on like, the sales side?
So I do TC work only when it comes to like, bigger deals. If it's like 500 units or I do more remasters. So when it comes to like complicated deals or bigger volume like parks, I will do that.
But normal sub 2 stuff, you have.
People on your team which are not just regular tc. They are highly trained. They also from top tier tc. They have a lot of experience. We have a really high, like, detailed, oriented TC that like high professionals.
Yeah. Nice. That's amazing. And so tell me about your Mount Everest. What does that look like? What are you looking to accomplish over the next five years?
Yeah, so I hear about a lot of Mount Everest and people tell when I achieve this, I will start like, helping or I will start like building something. And I'm like, I'm here and I already can help. So my Mount Everest will be to buy mobile home parks. So we have 200,000 cash flow in a month. And as of now, we have active income from ABBA fix and flips. Yeah, but then we want to have income from mobile home parks to replace our fix and flip income. Of course. We want to grow the TC company and have more bigger and consistent clients in it. And the more money we make, the more we can help. I do help a lot of people outside, outside of us, like Ukraine and like my husband from Belarus. We also help people in Belarus, but we help physically by like buying people something or giving them money to specific people, not to some funds I don't trust in, like, funds or like missions. Like, it's all good. Like, it's great, but usually only like 10% from whatever you give will go to actual people.
Yeah.
So for me, like, being able to actually help, and I can tell, like, I already can help, you know, so I'm not Waiting for my, like, to achieve Mount Everest to start actually doing some good things.
Yeah, that's awesome. I do have to backtrack for a second and ask you a question that just came to mind. Do you have someone that's, like, managing your Facebook or is it just you? Because, like, every post I see your name. Like, every single time I'm scrolling, it's like I see you commenting.
No, I think it's maybe just Facebook algorithm. I know.
I'm just getting your every comments, I guess. Maybe because we're friends. I guess.
Yeah. So a lot of people actually tell me that they see me on social media a lot, which I think I'm not doing enough. And that's another thing. We always think, like, I'm not good enough. I'm not doing enough. So I think, like, I'm not doing anything.
There's rarely a post I read. I look at the comments and I don't, like, see your name. Okay.
I love to prevent issues. I love to help people. So maybe that's why. And I do have a ton of experience. So I said, like, as a tc, I help people to prevent issues first and fix them. So when I see. Okay. Because I became the person I was looking for when I joined sub 2.
Yeah. Nice.
If I could find someone that I could actually ask questions and they would actually honestly answer me. Like, when I was in the beginning of the journey, like, now we have a lot of good leaders. We also had them back then. I just didn't know that they like how to find them.
Yeah. And you're one of the leaders yourself, right?
Like, you.
Yeah. And how does that. How is that going in your region? Like, is there a lot of healthy, like, awesome participation?
Yeah.
I saw you did a video of Pace.
Yeah.
A couple weeks ago. That was cool.
When I joined sub 2, we didn't have community or meetings in Minnesota, so I didn't have a room I was looking for, like they said. Right. Like, I created that room. I started to do meetups myself, and I was overthinking it. I was like, I don't know English. I don't know. I don't have experience in real estate. I cannot really have people, like, come to my meetings. Like, what can I say them? And I was like, okay. I had another person that actually said, okay, Darina, I will help and organize everything. His name is Brian, and you just need to host it. And I was like, I guess that's a call from God. I need to start doing that. So fast forward now. I buy Flips from community members, local. They also. A lot of people bring me deals from Astro community also like Luke and Ben, they bring me deals before they even get them under contract. And they say, hey, I'm working on this deal. Do you want. Do you want to take a look? I'm going to the salary tomorrow. Do you want to go with me? So we had such a healthy relationship and trust that people just send me deals like before they even take under contract. They know I will never go around anyone.
That's awesome.
Yeah. And we have like really good, nice community. And I think even different communities in Minnesota, they are friendly between each other.
And so what. What would you like people to bring to you? Is it more fix and flip opportunities? More TC opportunities? All the above, I'm sure.
So for tc, we have really good team. And when it comes to tc, a lot of people like trust and they bring new deal, but then they don't know who stay behind the company. And we don't have EAs working on deals. We have really good people. They live here, they train, they are experienced. So if people have deals, we're happy to see them. I'm looking for flips only in Minnesota. Really specific, like, sorry. Miles around Twin Cities. I would never go like far away. And I'm looking for mobile home parks.
Okay.
So we open for partnership.
Aren't you. I thought I heard. Are you partnered with someone else in the community?
Yes.
Okay. Tyler Ware, Is that right? Okay, cool.
So we're looking to buy mobile home parks in central Florida and Georgia. And if people have parks in other states, we do have buyers for those parks.
Nice. So you're looking for, I mean, even wholesale opportunities as well.
So we can still help people to make money if they bring. Yeah, but we're looking like 40 pets plus in Central Florida. And if it's like other state, like red state, we would like 80 pets plus.
Yeah. Why? Why Florida? Is that where you're from?
Taylor, he lives there and he already owns parks in Georgia. And we just want to be able to scale and to have management company in place. And it's really harder to do when you're like everywhere. Sometimes people say, oh, I do deal nationwide. I'm like, does it mean you don't do anything? Because it's really hard to manage. Like you can buy, but then to scale and manage. Even pace. He doesn't really buy everywhere. Yeah, he's really conservative.
Yeah, this makes sense. So where, where can people find you? Are you pretty active on social media, like Instagram.
Instagram. Dorina Alexa. Same with YouTube. I'm trying. I'm trying. And then, yeah, Facebook, of course.
Awesome.
And. Or they can email me. Dorina sub2mail.com. Really easy. I do have different emails, but this one is really easy.
Okay. All right, cool. Thank you so much for coming onto the show. Appreciate you sharing a little bit more about yourself and your background and your Mount Everest and what you're working on. It sounds like you're working on a lot of. A lot of different things and all real.
I'm trying to catch up here. You also do a lot of things.
Yeah.
Yeah. I'm excited. Thank you for having me and thank you for doing it. I'm excited for all your challenges.
Yeah. No, thank you. Yeah. I'm actually an introvert, but I found a way to gamify and let my, like, interior, competitive spirit take over and, like, overcome my introvertedness. So, like, I forced myself to, like, do this. Force myself to, like, find my way back home through, like, doing that. So, like, because my default programming would be like, I'm just gonna go to my room and call it a night.
I know. Yes.
So, like, in these types of environments is like, I don't have a choice but to succeed and achieve this outcome. So, like, in my head, it's like episode 9, 10, 11, 12. And I'm just focused on, like, you know, getting it out and connecting with good people like you and doing all that stuff. So that's what that's.
And how can we help you?
That's a great question. I guess find another five, ten guests. I need to steal. This is. I think this is a 12 one. 11, 12. I think I lost track already, but I'm just looking to just get around like minded people and just elevate and grow. I think one thing that's really stood out to me in this retreat is that I'm thinking too small. I need to think bigger and I need to stop doing things on my own. Like, I want to. I want to get on a team like, that could probably utilize more of, like, my business background that I could kind of wedge myself into a team and not try to do everything on my own.
What kind of team?
I mean, someone. So I'm a CFO of a trucking company during. During the day. So I still work full time during the day, own a few companies. We've done three acquisitions in the past year and a half. I deal with banks all the time. So, like, I know I'm like, really good at underwriting. I know how to structure deals. Pitch decks for business acquisitions, financial statements. So like all of that would play really well in the larger multi family we have operate commercial properties, all that stuff. So like in like larger asset classes, I feel like that background would do really, really well for someone that's kind of got a team that they're trying to like scale out. I can add a lot of credibility from like a banking perspective because you know, the bank's looking at the team and it's like, what's your experience? Who's on your team? Like, can you show that you can operate this asset class? So I can add that kind of credibility to a team, but I don't want to like, figure out all the pieces myself.
Oh yeah, you don't have to.
Yeah. And like in single family, I'm doing it all. Like I'm acquisitions, like I'm closing, I'm negotiating, I'm doing the TC work. Like I'm operating it like I'm doing it all.
Okay.
It's just not very scalable and I'm definitely learning that through looking at how other people are, you know, even like yourself, like partnering with someone else in owners club.
Yes.
To do mobile home partners.
But I just started it like this year.
Yeah.
I was also like by myself. Like, no one can do it better than me.
Right. So that's, that's one huge takeaway is that I need to start branching out and like partnering with more people.
And you can go faster. Yeah. So with owners club, we bless because we have high level individuals that open to good, healthy partnerships and you can like basically jump instead of like growing and slowly like moving to the mountain, you can just jump like, and achieve it very faster. You don't have to know, like, even for mobile homeworks. I don't have to know.
Yeah.
I just have to find a good opportunity and collaborate.
Yeah. So I mean that's, that's the big next focus for me. So I'm excited for that.
Amazing.
Yeah.
Thank you so much.
Thank you for coming on. I appreciate it and we will see you next time.
