In this solo instructional video, Mundo Sanchez outlines a high‑intensity, seven‑day plan to acquire an RV park before a personal deadline forces failure. He starts by urging viewers to define their "buy box"—the financial and operational criteria (sufficient NOI, debt coverage, management needs) that guide which parks to pursue. On day 1 he stresses identifying one’s personal superpower (resourcefulness) and establishing partnership structures, such as JV agreements, before any money is on the line. Day 2 focuses on finding a credibility partner—an experienced buyer who can lend legitimacy to the deal—while simultaneously launching massive lead‑generation across agents, sellers, and wholesale channels. From days 2‑4 the goal is to generate at least 300 park leads, perform quick “napkin‑math” underwriting on about 100 of them, and begin submitting letters of intent (LOIs). By day 4 the seller should have received an LOI, and the next couple of days are used for negotiation and determining whether the deal is moving toward contract. Throughout, Sanchez emphasizes relentless outreach, handling repeated rejections, and maintaining a resourceful, never‑give‑up mindset. The ultimate objective is to have an LOI (or contract) in hand by the end of day 7, proving that disciplined, high‑velocity action can overcome a tight deadline.

What happens if you only had 7 days and if you didn't get an RV park under contract or under LOI, you lose your whole family? And day 1, how do we figure this out, right? Well, you need to understand what your starting point is. Everyone's at a different starting point. I'm gonna approach this as if all I have is really just being resourceful. That's my superpower. So Day one, we want to look at defining your buy box. How are you going to go and chase leads if you don't even know what your buy box is, right? So I want enough NOI on the bottom line so that way I don't have to be working here 24/7. So I want some management in place, things like that. Also, the NOI that the property is generating is going to have to support debt that we're going to have to put on the property, right? Now, where I would make that exception is if I already have a park in a specific location, I already have a management team, Resources, all those kind of things. So defining your buy box is step one. You can't go and take a bunch of massive action if you're just like running around with your head cut off and don't know what you're looking for. So that's, that's critical. Next thing you want to look at is what is your superpower? What do you bring to the table, right? The value that you bring to the table opens the door and your resourcefulness closes the deal. So how resourceful can you be? You're setting up your team on day one. You're getting JV agreements on day one. Whatever your partnership agreement looks like problem. It's much easier to talk about that when there is no deal than when you have a deal under contract and now there's money on the line. So get that dialed in day 1. Day 2, go find your credibility partner, that experienced buyer that I was talking about. Take your team that you just formed, go find that buyer, wedge yourself into the deal, and hit the ground running. So you need to be generating leads every single way you can think of. Direct to agent, direct to seller, wholesale. You have to throw as many irons into the fire as possible to set yourself up for success. And days 2 through 4, you need to be generating as many leads as you can. But you should be looking at at least 300 park opportunities at a minimum. You should take so much action that it would be impossible for you to fail. Okay. You should be looking at 100 parks from a napkin math perspective. I call it napkin math. I'll do some super, super light underwriting. And so day 4, you should be getting to the point where you have some LOIs being submitted. But in RV parks, LOIs are treated differently. That's kind of like the first step before you go under contract. Most brokers or even sellers will want to see something like that. That LOI is the first step. One thing about getting something under an LOI It's going to take time. You're not going to have someone on the other side that knows that you're going to lose your family in 7 days if you don't get this deal right now. Even if you guys agree to terms, you're probably going to have a seller that's going to kind of be thinking about it, milling on it for a day or two. So by day 4, you should have LOI sent. Then you also have a couple of days for them to respond, to negotiate, work through terms. All that kind of stuff. And then you should get to the point where you have 2 under 2. Like, things will take time. So you will know by day 3 or 4 whether or not you're trending towards, towards closing. And so ultimately the goal is at the end of the 7 days, you should be getting a deal under an LOI. Yeah. The point of that story is that I did not give up. And if you want to get an RV park under contract in 7 days, you have to be relentless. If you hear 300 nos, Go get another 300 nos. Someone at some point is going to tell you yes, and just force your way in. As far as the skills required, all you need to do is just be resourceful. Don't give up.
