I'm Funding My Way to Dallas for Squad Up Summit!

This is a YouTube video titled "I'm Funding My Way to Dallas for Squad Up Summit!" created in May 2025. The content features a single speaker narrating their 30-day challenge to fund a trip to the Squad Up Summit by closing real estate deals and generating income through various strategies. The speaker discusses budgeting, lead generation, deal negotiations, setbacks, and the use of AI to enhance their profile for networking. The video is a personal journey and motivational business update rather than a multi-speaker conversation.
I'm about to do something extremely crazy to close on as many deals as possible. Alright, So I have two goals that I'm looking to accomplish over the next 30 days. The first goal being I have to earn my way to Squadup Summit by.
Closing as many deals as possible.
So I have to take massive action just to be able to get the right to show up to the conference. If you want to learn a little bit more about that challenge, see the video down below. I go into a lot more detail about why I'm doing this challenge. But the second reason is we are trying to create brand awareness for this campaign that we're doing, which is marketing ourselves as a person that takes massive amounts of action. So we are starting with a blank canvas and our goal is to take.
This blank canvas and create a masterpiece like this. We want to take massive action and.
We have to do that by creating brand awareness. And this is the definition of massive action. I'm going to be putting a sign like this in front of thousands of people, letting them know exactly what I'm doing and how I need to get back home and fund my way to do it. So if you want to see how I earn my way to Squad Up Summit and how I fund my way back home, do me a favor, go ahead and subscribe to my channel and we'll be posting those videos shortly. I am super excited to share this journey with you. So I'll see you then.
All right, so we got to create our budget. That's the first step. How are we going to get to Squad Up Summit? How are we going to fund Squad Up Summit if we don't even know how much it costs?
Right?
So first step, plane ticket, that's about $150. Car rental, that's about $250. Why do I need a car rental? Canada, Just Uber. Well, I've done that in the past and it hasn't worked out for me in terms of an roi. I thought I could just, you know, do some rideshares here. There. I'm not going to go that many places. I don't know what I'm going to do in Dallas. I have to have a car because I know that one of the first things I'm going to do when I land is I'm going to go to Walmart and I'm going to buy a poster board so that way I can write on there and tell people about what I'm trying to do to get the word out there while I'm there. So I'm Just going to need a car the whole time. I can't be worrying about uber trips back and forth because they can actually eat your lunch pretty quick.
So the next thing I need to.
Do, which is the biggest budget is, is the hotel. So that's going to be about twelve hundred dollars. And then I also need to budget for, let's say about $500 on food. So we have those big major items. In between all that, we have our total budget about $2,100. So that is what we are looking to generate over the next 30 days in this challenge. That's a very important step. We have to measure exactly what we're trying to achieve in order to achieve it. And then we must track us throughout the time to see how far away we are, to see how much action we need to take or if we need to let off the pedal or whatnot. Hopefully we just need to push on through. So that's the first step is we need to track what our budget is so we can achieve it.
I need cash fast. All right, so let's take a look at this. I need to assess my fastest route to cash. What are the skill sets that I have within the context of real estate that will allow me to generate income immediately? Now is not the time for me to start experimenting. So the things that I'm not good at or I haven't tried yet, those need to get crossed off the list immediately. First thing that goes wholesaling. I've never wholesaled a deal. I'm not going to start trying now. Bird dogging. I don't have time to be a bird dog. I have to create immediate value and it's really not an effective use of my time based upon my skill sets. Underwriting. I underwrite all the time, but I've never monetized it. Now is not the time for me to create a new business model. I need to tap into the resources I have immediately because I need cash fast and I need it today. Alright, so day three. Now that we've assessed the skills that I have for this challenge, we, we're going to talk about how we actually generate leads. It is super easy. Honestly. Once you see it, you're going to be blown away how easy it is to generate leads. So let's go ahead and dive in. All right, watch this, guys. Let me show you how easy it is. We're going to go check out these searches. What are we looking for? Fastest route to cash. I'm going to look at low equities. Sub 2, because sub twos close way faster than any other normal transaction where you're getting a loan or I don't have 45 days to wait to get a loan in my name and close and have everything torn apart and source all my funds and do all this crazy stuff. I don't have time for that high loan to value. We're just the filters already made for us, right? This is too easy. Too easy. I'm going to search Indianapolis because that's, you know, that's where I'm at. I'm going to make some slight adjustments to this. I don't want a condo. I don't want to deal with hoas. I want active on market. I want something that cash flows. Indianapolis is not a good STR market. So I need to find, I don't want to look at anything above 325,000. Actually we need to change our perspective here because we could be looking at some sort of wrap situation or co living as our exit strategy. We need to change things up because we need cash, we need it now. So I got 65 results here. Here's what I'm going to do. I'm going to clear all this, add all these to my leads. I'm just going to select all this. You know what I should have done here? Let's go back and fix this because we want low equity. We need to put a cap on this low equity. So let's get rid of this stuff. Actually, let's reset this because there, there could be large portfolio loans where it looks like they're underwater, but they really have, you know, equity or they have debt tied to one property that covers, you know, a huge blanket portfolio of properties. So when you look at that one property, let's see if we can find one like this. 206, there's probably more. This is saying that there's over 200% leverage on this property. There's probably other properties tied to this. So we don't want to look at just this one. We want to look at other ones. There could be like five or six properties tied to this. So his LTV relative to what his package is on this loan could be pretty low. We don't know. So we don't want to waste our time sending out deals that don't make sense. So I'm going to put a cap of 106 and you can see it. Change our results down to 30. All right, so we're going to add all 30 now. We're going to download them. So we got 30 leads right here. All these Low equity on market. It's that easy. Now we just got to put in the work and start hitting these people up. All right, so it's day four, and I already got a deal under contract. So how did I find this deal? I actually started going through old Facebook messages and old emails and old leads and started looking at, okay, how many of these messages did I not respond to? Why did I not respond to them? Did I just miss them? Was I not doing a good job of effectively cleaning up my mailbox? Or did I just pass on them for other reasons? Why didn't I document it? So, like, just going through all that stuff, right? So I actually found a. What appeared to be a dead lead, and I just reached back out to the wholesaler and like, yeah, I actually still have this deal available, and I haven't really been shopping it. The seller's been kind of going back and forth for several months. And so we just started engaging in conversations and got it under contract. So that's $5,000 of potential income coming in for this challenge. Now, how is that $5,000? Well, if I'm raising capital, I can take a success fee up front, right. If I'm going to be operating the property, and let's say I'm not charging any property management fee, for example, but. Well, I'm going to take my property management fee up front, and that's going to be my success fee, my property management fee, whatever it is. Right? That's what I'm negotiating upfront as part of the deal, and that's what I'm doing with this contract. So super, super easy. And again, I had a previous relationship that I just tapped right into. It was something that I had not been doing, but after going through all my relationships, reach back out to see if there was still an opportunity and. And capitalize on that opportunity. All right, so little bit of a problem. Did the inspection and the inspection found some foundation issues, so unfortunately, I had to cancel the contract, which sucks. So we're back to zero, and we gotta keep moving on. We gotta keep generating leads. That's what this game's about. There's going to be so many times there are going to be generating opportunities, and those deals don't pan out. So you can't just bank on one single deal. That one deal right there, that $5,000 would have paid for my trip three times over. Right. But you have to keep on hustling because you never know what's going to happen. Stuff like this is going to happen, and it probably could happen. Again. Right. That's why you have to continuously push. So we're back to zero. We got to start over and get back at it. All right, day eight and I generated $600.
Can you put up six, six, six, $600?
How did I do that? So I landed ATC deal. So for the longest time, I've had people reaching out to me to do transaction coordination work and consulting, and I've been saying no in turning that down. Well, for this challenge, we have to fund our way to squad up summit. So we're saying yes to any opportunity that is generating revenue. So I was able to lock $600 on a sub 2 deal. And essentially we had a transaction where the person was already living in the property and the person already subdued the property, basically. But they didn't do it legally. They didn't transfer the deed. They. They didn't do a closing or anything like that. So they want me to help them kind of walk them through the process of doing that, start to finish and making sure it's done legally. So we got $600 as a down payment. This transaction is going to give us a total opportunity of twelve hundred dollars. So at least we're capturing that deposit now and we're going to capture the rest hopefully before squad up summit. On to the next one waiting. Let's go. We are ready to rock and roll. Let's do it. We're headed to Dallas, right? So we booked it. That's how much we have.
All right. So we've had so many ups and downs throughout this whole process so far. It's been a crazy journey. You can tell that if you want to get deals done in real estate, you have to constantly be sourcing leads because things fall apart all the time. And that's what people don't realize when they look at people doing deals. They see all the celebrations of the deals they made, but they don't see the behind the scenes of the 10 deals that fell apart in order for them to get that one deal. So going through this journey so far, we've had points where we got a deal under contract that fell through. Then we had another $10,000 opportunity for some consulting on a big seller finance deal that fell through. Then we had ups and downs of, you know, up to 1500, down to 3000 and back to zero, up and down the whole time. So you have to constantly be sourcing deals. We got to get back to work.
All right, so day 25 and I'm running out of time. You can look at my bank account. I only have $263 still in my bank account. So that's a problem. Right. But we cannot get super caught up in that issue. We also have to focus on, on our tomorrow's problem, which is at Squadup Summit. So what I'm doing right now is I'm going through and updating my profile. So you can see the Squadup Summit. There is an application where you can put in your contact information and put a little bit of profile and you can see a lot of the other profiles that other people have in the background here. And I need to update my description. You can see I told people in here that I booked a one way ticket. One thing I want to change is I want to change my banner. I want to make it very, very visible that people know about my one way ticket challenge. So that way people can easily find me and follow me. If you look at some of the other profiles that don't have backgrounds, let's see if we can find some that do. See the ones that do have backgrounds, they really stand out. So we want to really, really stand out from the rest of the crowd. You see these look really, really nice. So I'm going to be editing my profile. But one thing I noticed, I was clear with my intentions about booking my one way squad up ticket. But what I actually wasn't super clear at is talking about the value, the tools, the resources, the skill sets that I bring to the table to someone at Squadup Summit. So everybody is using this application to network with each other and I want to demonstrate to anyone that's browsing profiles that I can add a ton of value because what that's going to do is that's going to enhance their desire to contact me and to network with me. So I really need to articulate my key strengths in my profile while summarizing my challenge. So what I'm going to do is I'm going to jump into my AI here and this is the program that I use use to do pretty much everything. Now I cancel my Chat gbt. This is what I use exclusively because it's like Chat GPT on steroids. It does everything that Chat GPT does, but it actually remembers your information. So it knows things about me. So I'm going to show you right now. We're going to take a look at this. Do you know anything about my squad up challenge? Let's see what it says. Yes, I'm pretty familiar. You purchased a one way ticket, you've given yourself 30 days, you've committed to Documenting your entire journey and then it talks about the other goals that I have because it knows my goals. It's already saved those goals because I've already told my AI what my goals are. So. So, by the way, there's a lot of mess back there. We're just going to pretend that doesn't exist. One day we'll clean the office, but we don't have time for that because we're trying to close deals. Okay? So don't judge me. All right, so we need AI's help on our profile. So I'm going to feed that into my AI. Help me craft a better profile. I want everyone to know about my challenge in my profile, but I also want to highlight the skills that I have that would make someone want to network with me, talk about my accolades. Keep it concise in paragraph form. Let's see what it says. All right, so we're done crafting our bio. Let's take a look. Two time CFO of the year and Forbes feature entrepreneur 200 plus unit portfolio. 100 plus creative deals closed as TC and buyer booked a one way ticket to Dallas. Watch me earn my way back home by closing a deal live at the summit. Putting everything on the line. Eyes fire. Let's go. So a big part of having a successful outcome is branding social media and telling everybody what you're doing and what your intentions are. So I'm about to make a post in the Squad Up Summit Facebook group page and just tell people where I'm at in my journey and it's going to summarize everything. So you can see here I'm talking about my whole journey over the 25 days, how busy I've been and the ups and downs of all the wins or potential wins that I will all fell through and what that looks like and what I'm doing is I'm getting this out there so that way people can see this journey in real time and they could be thinking in their head, hey, how can I help this guy get to the next level? And that is exactly what I want so people can help me get to the next level. And that is how you do really anything in business. If you want to grow, you need to be telling people what you want to do and tell people the value that you can bring to the table. That works. I think I can write that up and then. Okay, so what do you want to do on like partnership wise or what are your thoughts?
Okay, tell me. This is, this is how I the thinking of it. Tell me if you got something Different. Okay, I. This is, this is like, it's, it's mine, it's yours. 50, 50. I'm gonna come back to that in a second. But 50, 50. And then I literally will do like everything. Like, and then you're in it and it's like a, like you have the equity, you have the cash flow split. And it's like, anytime I need you and I'm like, dude, I don't know what I'm doing in this situation. Come help. Like, that's like, that's really what all I would ask for as a sense of like, this is my first LTR long term rental got filled. In my business, if you like, if you're like, hey, I want more responsibility just to like make sure everything's going good, we can, we can talk more about that. But on my end, I'm kind of like, there's no way I'd be able to do this deal. Like, I'm sure I could figure it out and add even more hurdles along the way. But the fact that you're in it with me, like, allows me to be like, help if I don't know what's going on or I'm. I'm confused. In a certain space, you're part of it. But literally from like maintenance to management, which, which I would like to do your model of like in house, right? And then use connections for boots on the ground stuff rather than go like hire out a property management company, try to get, try to get that going. And so that's kind of how I see it breaking down. As far as the 5050 goes, I'm usually typically good at 50 50, but I was just, I just watched something that was like, never do a 50. Those are where my two options went. But like, I mean, if you want to get paid now, tell me how we can do something where I can give you some cash, you know, so you can put that in your sub two fund or your SWAT up fund that is like beneficial, whatever. Like if it's, if it's a small TCP or whatever, like, how can we, how can up that right now?
Yeah, I'd be down to do something like, I mean, whatever you would want to do, whatever that amount is. Let's say it's. I'm just throwing out a number. Let's say it's $1,000. And let's say I get paid that up front as like a TC deposit fee, consulting fee, or whatever you want to call it. And then you get a 50% return on that at closing. So you kind of do a gator, a gator return similar to that. If I actually complete the work that you would deem equivalent to earn that $1,000, then it's kind of like a hard cost, right. If I think about if the transaction failed, like what happened if it failed and then it never happened. Right. But if I took a fee of $1,000, like right now, today, and maybe all I did was three or four hours of the contract, and that doesn't equate to $1,000, I would personally guarantee the return of whatever you think is fair as far as that refund if it were to cancel.
So it's almost like a thousand dollar deposit TCP right now. If it cancels in a certain amount of time, then it's a refund or a partial refund. If it doesn't, like if we go farther into the deal, then that would become hard, is what you're saying, correct? Yeah, yeah, yeah, I'm good. That sounds great.
And if I don't do any work, then I'm just like, hey, you gave me the cash up front, I'm giving it back to you. I'm personally guaranteeing the fact that you're gonna get that capital back if there was no work, you know, performed. All right, so we were able to capture another 600 related to the prior consulting deal we did as a TC to finish out our challenge. So now we have a final balance of 18, 63, 69. So we made it, we have enough to get to Squad up Summit and lots of ups and downs throughout this whole journey over the past 30 days. And I'll be quite honest, there wasn't, There was probably 15 of those days that I couldn't focus on the challenge because I have all these other businesses, all these other properties that I have to manage. And so the amount of action and the available time that I have when I'm focusing on it has to be so high because I couldn't focus on this for 30 days. I only had, you know, pockets of time to really drive action, which means that my level of effort had to be even higher because I know that my time was limited. So any type of challenge, any type of goal you have, you're going to have other things going on as well. It's not like you can just drop everything and focus solely on whatever your mission is. You have to take that into consideration when you are trying to achieve something. So that way you can just take massive action when you have the available time to, to do that. So I'm super excited to head to Dallas and take on this next challenge. And if you want to see how that plays out, subscribe to the channel. Do me a favor, go ahead and leave a comment down below. Tell me some things that you liked about this video. Tell me some things that you would like to see. I really want to hear your feedback. I want to hear maybe some things that you would have done differently if you were in my shoes throughout this whole journey. All right, So I will see you in Dallas.
