What up? What is going on? We are here for an episode of Late Night Confessions. And my first confession of the night is there was a crumble cookie on the counter and it was supposed to be for my wife and I ate probably a lot more of the cookie than I should have. That is, that is my late night confession. She's probably not going to be happy because she's pregnant. With the amount of the cookie that I ate, I. I tried to save half of it. I really did. And it just. The cookie got the better of me. And it's unfortunate because I didn't do it on just one cookie. I did it on two. Really not good. But, you know, it is what it is. Anyways, tonight we're going to build some. Cool. Let me go ahead and jump right in. Let's go. All right, let's get after it. Okay, so I'm gonna be pushing out like an earth shattering feature here that is really going to change the game and I'm really excited for it. But right now it's not working. Let's see. All right, so why work so hard to get leads when you can just have leads sent to you? That's the idea here. So if you're a pml, a tc, an operator, a credit sponsor, whatever your role is, there's going to be an opportunity for you to get matched to people's deals. If I can get this to work, that's going to be our goal, is to get this to work. All right, let me log out of this. Log into here. Oh, I forgot my. Oh no, I have my headphones. We're gonna do some jamming tonight. This is really going to be a game changing feature. If I can get this dialed in here. So we're going to go to my deals. So right here we're going to have resources and this is going to. Right now it's just spinning. This is going to give you A list of TCs, PMLs, credit sponsors, operators, literally all the resources you need. They're going to be matched right here and people are going to have their buy box and you're going to be able to see, oh, PML already approves this deal in terms of the deal. Right. They still got to vet the borrower, you as the borrower. But in terms of the underwriting of the deal, it will give you their match on the deal that you're underwriting. So you already have a leg up and knowing that it's probably going to be a good fit.
So.
If we go to the buy boxes here on this location, you can go and select all the roles that you want to play per state. So if I look at the state of Indiana, which you would logically think this would be in alphabetical order, here it is. You can see I selected. I'll be a consultant for equity and a tc. And that's what I'm testing right now. I want to make sure that this actually shows up, which is the part that I'm having trouble getting to work. But don't worry, we're going to get that figured out here soon. All right. We must have some security issue going on. Resource tab is still failing. See what it says. In the meantime, I'm going to get the other one I'm working on right now, rolling out in the next day or two. Heck, if we can roll it out tonight, that'd be awesome. I want to roll out the multifamily underwriting calculator. So that's the one I'm working on. It's kind of turning into a beast. Like it's. I'm trying to make it as simple as possible, but it is pretty complicated still. So that's what I'm working on. As far as getting this going. Specifically multifamily for Morbi methods, that's the one I'm starting off with because I like to start off with the hardest things first. So I'm going to compare that to the single family Morbi method deal. And we're going to check that out. So we're going to do 50. Okay, all that looks good. And on my other screen, I'm just comparing apples to apples here. Okay, so this tab looks good. I don't love this. That's not. That's not correct. So let's change that. Total capital stack percentage is taking into consideration cash to seller. And it should not be. It really should be adding bank financing percentage plus seller financing percentage. All right, fixed. This one's going to be. Let's see it. For the. You mentioned related. Related to resources tab, this is. No, just throw that in there for now. Since we're pretty quiet at the moment. I'm going to throw in some tunes here. Oh, shoot. I got to respond to some videos or some comments. I forgot about that. Let's go ahead and do that while we're waiting. We're going to do some morey method Q and A here. All right, where do I start? First question, I got. First question, how do you structure it so the lender is okay with what you are doing, or do you keep them in the dark? Hey, what's up, man? I never keep the lender in the dark. I want to make sure that they approve. Or I guess a better way to put it is make sure they don't restrict second position liens. That is a big critical factor. I don't want to do a deal with the lender where I know they restrict second position liens and it'll be stated in their mortgage documents. So before you choose a lender, try to get their standard mortgage document. That will give you a pretty good indication if they restrict second positions or not. It'll usually say something about junior lien positions or no, subordinate liens allowed something to that effect. And a lot of times your point of contact with the lender is more like a, like a, like a sales agent almost. And they don't really know the underwriting guidelines very well or the underwriting guidelines change so often that there's a lot of disconnect between the underwriting group and, you know, the people in the sales office. Right. So even though they work for the same lender, there's often a disconnect. So don't trust that the sales agent is going to be giving you the right information. And it's usually when surprises come up the last minute before closing. So always find a lender that does not restrict second positions. They are out there. But I definitely would avoid using any sort of phrasing around hiding things from the lender because that can obviously get you into trouble. Boom. We're going to post that. Hopefully that video uploads. Okay, cool. What's going on here? Still waiting on that to get fixed. I'm like chomping at the bits to get this resources tab going. It's going to be game changer. I'm so excited. Imagine you're a TC and someone's underwriting a deal and they come over to this resources tab and they literally right there, this whole list of things, of resources, of people that they need to connect with to help them get the deal done. It's right there in front of them. Imagine how much business you would get with that AI web builder tool. I. I don't like the phrasing of that, but I get what you're saying. Yeah, I mean, in a way. I mean, it's essentially software development through AI. Basically AI web building tool. Sounds like a. A really crappy extension. Chrome Extension. It's. It's a lot better than that. Way better. Let me see if this posted.
Hey, what's up, man? I never keep the lender in the dark.
Okay, cool.
Make sure that they approve.
All right. This guy said. Stupid question. How exactly do you make money on these mor. How do you structure your fee? Why don't you just buy all of them if they are zero down? That's. This is a lot of questions. Why should I just. Why should I be using my acquisition skills to be utilizing this strategy? I see people doing them all the time, but I just don't quite get how to best get on board. Holy cow. I don't know if I can remember all that in one video. Let me pull this up here. My squirrel brain can only remember like two things at a time. Pull this up on my computer. That's still cranking away. Okay, well, at least it's not spinning now. That's. Well, never mind. Spoke too soon. All right, man, that's taking freaking forever. Okay, next video. Can the second lean position be extinguished completely and only have the first lean? I'm so confused by this. At 75 to 80%, I think I got a DM on this. Hold on. Okay, can we not have a second lead position seller careback at all? Okay, I think I can answer this. Oh, I didn't answer the one. That was 17 questions. See, I told you I have a squirrel brain. Second lean position. Okay. Hey. Yeah, you absolutely can do a more view method without a second lien position. It's called a silent second. So my assumption is you still want the seller to carry back that 25 or 20% seller financing that you're talking about, but just not have a second lien position recorded. Totally doable. You just have to get the seller on board to essentially be unsecured in their position. I personally would never do that as a seller. I would never be in an unsecured position. But if that's what you want to negotiate, you know, go for it. Another way to secure the seller is by making them a member of your llc. That gives them some form of security because they're secured in title. The challenge to that is they're no longer a lender, they're your partner. And that's a different kind of relationship. I don't ever talk to my lenders, my sellers that are lenders, you know, in some. Some form of traditional seller financing where they just get a monthly payment. Like, I don't ever talk to them and they don't ever want to talk to me. Probably they just get their mailbox money. I just pay them every month and that's it. Obviously, if you didn't pay them, you're probably going to be getting a phone call. But I never get those phone calls because I always pay my bills, obviously. But if they're your partner, that's a whole different ball game. Now you have to have communication with them. And honestly, a lot of times it's probably going to be more painful than a benefit because the seller is not really going to want to be involved, which means they're not really going to provide any value. All they're going to do is really be a burden and ask you for a bunch of reporting, a bunch of updates, and they're going to be in your business. It's just I've done both ways, so just something to consider, you know, as you kind of navigate through that option. But to answer your question, yes, it can be done.
Hey.
Hang tight.
Looks like it's we can do a more view method.
Okay, cool. Are you kidding me? This thing still is loading. Surely that can't be right. Oh, cool, now it's broken. Good times. How do you pitch this to a seller without making their head explode? That's a valid question. I don't know if I should answer that question. I feel like that's like too much of the secret sauce with that one. At least we have the page back, but we've definitely broken some stuff. I understand how it works, but have not personally done a mor stack. I am curious how you qualify for the DSCR lender. Oh boy, this is a long one. Let's see. Thanks, David. Appreciate it. I'm not really. Wasn't. Sorry, wasn't paying attention to the comments. I'm reading through this. Let's see. All right, let's read through this. Wow, there's a lot more questions than I thought. Yes, I need the steps. No, I already know. Okay. Wow, I'm confused. No, I already know the steps. Just find wholesalers. I have deals under contract that are willing to pass them to me to bring them to my. I don't even know if that was English. Moving on. I understand how it works, but have not done one. Personally, I'm curious how you qualify for the DSCR lender. Okay, DSCR lender, they still want to see funds to close, so I guess if you have that liquidity, no problem. You just have to show it but not use it. Can you do the do these if you don't have the liquidity for the down payment, closing costs and reserves? I found a couple deals that would work great for this, but the liquidity we required is 1 million, which I don't have, nor do I know anyone. Oh, My gosh, it or literally going to go into this free school community. What is up with all these errors? Who has 1 million in liquidity? Man, I don't feel like I should be doing this. I feel like that's a little overkill. Who are the other transactional lenders in here? All right, who's the transactional lender? I wish there was roles in here. That would be cool. Oh wait, I think I know a couple other people. Transactional. Here is your 1 million in the liquidity. Okay, now what is he saying? 17 years later this gets resolved. Okay, let's go to the financing, the capital stack. This would be 120% capital. Yeah, that makes sense. Perfect. Okay, cool. All right, let's keep comparing. I'm going to run into software issues first because I know it takes forever for those to get worked out. Explain to me why the resources uses RLS when it's the same. When I am asking you to do a very similar task as the matches which already has RLS applied, wouldn't it be the same RLS question? Hey, what's up man? So qualifying for a DSCR loan is pretty easy. So you have to have a decent credit score. Every lender has different credit score requirements. I would say on average it's probably 680 and above is going to get you qualified for 80% of lenders. There's a few lenders that'll go to 660 and then I think bottom tier is 640. Like your interest rate is going to be pretty high but you may find some specialty lenders that will go as low as 640. I'm sure there's some out there that may even go lower but usually that's kind of the cutoff. So they're looking at your credit score. The second thing they're looking at is the dser, the performance of the property itself. As long as it's above 1, you can usually find a lender that will provide financing. And then the third requirement is that you have a heartbeat. Those are usually really the three requirements. It's pretty easy to get DSCR loan qualification. Obviously. The fourth one I didn't even mention, it's just kind of assumed, as you said in your post, you have to have the liquidity, right? You have to have the funds to be able to prove that you could purchase the property. If you don't have the funds to qualify, you need to bring in a partner that does and that solves the question. You know, use their funds to qualify. They partner with you on the deal. That's the resource that they're bringing to the table, so I hope that helps. All right.
Foreign hey, what's up, man?
So, qualifying for a dscr. Okay, where are we at here? Excellent question. Matches. When you view matches, the system's comparing your deal against a publicly visible buy box. Dude, I'm telling you to do the same thing. The resources are also part of that same buy box that has the same exact. So it is still no different to me. All right.
Foreign.
Hey, what's going on, man? I'm right here. If you got a specific question, feel free to ask. Happy to answer. I've been answering other questions in the chat. If you want some more free resources, go to www.yeah, www.mundo's playbook.com. it's got four hours of morbi Method resources, absolutely free. And I'll have a link to the school community that I have that's also free. And it's got a ton of resources in there for you that you could check out. I usually have calls maybe like twice a week that's also free that you can check out and learn more, too. Okay, where we at the nuances? Let's clarify the difference. Here's a breakdown. So it's. I mean, it's pretty cool using AI to develop, but you. You really still need to know what you're doing because you could really mess a lot of things up if you don't. So the Buy Box entity entirely has Rollo security runs. It takes your deal. Comparing against publicly visible. The user entity by default has strict. No. The resources tab should be finding roles that are attached to the buy box, which is a publicly available entity, if the user chooses that. So in my mind, that is not attached to the user. I could have swore I uploaded my video. Why did that not show up? Okay, let's check this out. You're right to question this. Even if a buy box is publicly visible, there are two main reasons. The resource. The resource tabs isn't meant to show all users publicly defined rules. Specifically Match Pro. The Match Pro is meant to be a filter on the page or on the back end before results. Actually, it's meant to be a filter on the back end before results are displayed. That should not have to do with the front end. Okay. Okay. It's pretty clear that my video did not save.
I'm right here.
I'm right here.
If you got a specific question, feel free to ask.
Hey, what's going on, man? Okay. The core difference is very strict. The back end okay, so how are you going to achieve what I want? By displaying the search results and match scores in the resources tab.
So qualifying for a DSER loan is pretty easy. Every lender has different credit requirements. I would say on average it's probably.
Let me refactor by starting publicly visible, then filter on subscription status, yada yada yada.
I'm sure there's some out there that may even go lower, but usually so we're looking at your credit score. The second thing. Hey, what's up, man? So qualifying for a DSCR loan is pretty easy, so you have to have a decent credit score. Every lender has different credit score requirements.
All right, come on, let's work. No resources available. Let's publish this. Let's see if we can get this to show up. Dang it. Well, that's clearly not working. Okay, back to multifamily. All right, we really got to get this multi family down. The financing. We got 50%, 70%. Let's do seven. Was that changing six and a half? Yep, yep. Okay, seven. I'm going to have to double cross reference this. So we got. If the purchase price is this, that's not helpful to. Let's get rid of all that stuff. Okay. Purchase price is that. We're doing 70. Yeah, I doubt this actually works, but let's just give it a shot. Come on, man. Come on. Oh, I like that. I like that. I like that. Looks better. Except I don't like that. That's ugly. Fix it. Oh, yes. That's what I'm talking about. That is what I am talking. Heck yeah. Okay. Okay, now I know what we need to change. Because someone could say they want to be a credit sponsor, but it could be a credit sponsor for themselves, not for other people. Okay, so how do we delineate that problem? For the roles on my buy box, someone will select the roles that they are open to playing at the individual state level. However, we need to have a way to delineate. I don't even know how to spell that. Delineate. That's terrible. Sure. Delineate the difference between roles they are willing to play play for themselves as the buyer and roles they are willing to play for other people. Okay, so for the user experience, how would I build that out in a way that's not confusing? So if I click on this.
If.
I click on a state solution. See screenshot for this pop up. Let's put a tab. Let's put two tabs. One called for my deals. Let's put two tabs called for my deals for other people. Is that clear enough? I mean, I think that's clear enough. To me that makes sense. For my deals for other people. Yeah, that should be clear. Both tabs will have the same options of roles, however, we need it to be saved differently. This is a big change in the buy box. Big change. I got to word this very carefully or I'm going to break things. Both tabs will have the same options of roles, however, we need it to be saved differently. For each tab option, when the matches does a search against buy boxes, if the creator if the deals creator is themselves, then the match score would be searching for a match of roles for the section called for my deals. If the user is. If the deals creator is. If the deals creator is not the current user, then for the match results it will be searching for the tab roles of for other people. I feel like this is going to get so butchered. We may need to throw this in ChatGPT to clean this up. Oh man, it's incredibly hard. I've. I've spent many days cussing at this thing, trying to. Trying to get it figured out, but it is a skill for sure. It is definitely not like, hey, copy paste, build this for me. Like, it's. It's for sure a learned skill which I'm still learning. For other people. If the deal is for other people example, I underwrite a deal, I navigate to matches and I see other people's match scores. When the system is looking up those matches for the for the other people that are not me, it should be searching for their roles that are saved on the other on the for other people section task Breaking change. Since this is a new feature request and for other people section does not exist, I want you how do I do this? How do I do this? How do I do this? If I do it this way, it's going to break all the results. No one's going to be matched. Oh, wait, no, I'm thinking about this wrong. Okay, I underwrite a deal, I navigate to the matches, I see other people's match scores. When the system is looking up those matches for the other people that are not me, it should be searching their roles saved on the for my deals section. Since this is a new feature and for my deals section does not exist, I want you to First I want you to. I want you to. As your first action does not exist, your first action should be to save all the existing roles on buy boxes to the section. For all user profiles of for my deals and for other and for the existing Buy Buy boxes for other people, you can leave those blank and let people manually go in and update. Update that for going forward. Example, when I navigate over to the Resources tab to see the matches, I should see a list of resources where people have indicated their desired roles saved in the For Other People tab. But the scoring logic in terms of the match score should be the same. Wow, we're about to break some. I created a chat GPT. Don't judge me. It's called Base Daddy specifically for communicating to base 44. I don't use it a ton, but I use it when I have stuff like this where I'm about to break this. Restructure this prompt to be more clear and help me mitigate issues. Do not suggest code changes. Now I got to read this to make sure they're not. It's not going to do something stupid. Yes. I want you to create a prompt in human readable form that gives base 44 clear instructions and helps it mitigate breaking changes as part of my request. Okay. We need to distinguish between roles a user is willing to play for their own Buy boxes versus other users Buy boxes while maintaining backward compatibility and preventing data loss. Love that current behavior. Each user currently selects roles per state they're open to playing. These roles are universal. There's no distinction between their own roles, their own deals and other deals. All matching and scoring logic uses the single set of roles. Perfect. And what are you confused about? Because I'm just as confused as you are probably. Why can't I get this Stream yard thing to do? I have this stupid streamyard banner like on my screen. I hope not. That'd be really annoying if it is. Is it because it shows up on my screen? I have this like streamyard banner across. Let me check Facebook. It is on there. How do I get rid of this stupid thing? It's still on there. Why? Okay. All right, cool. I don't know why that Stream yard banner was there, but I love that it's gone now. Okay. Okay. Add two roles. Add two role selection categories under the Buy box Role Pop up tab A Form Ideals Roles the user will play for their own Buy boxes Tab B for other people Roles the user will play for other users shows the same list. Save a selection. Each user now stores two roles per state. Form roles for my deal Roles for other people when on format update only Roles for my deals migration plan copy all existing role selections Roles for my deals for every user. Leave roles for other people blank. This ensures. Dude, chatgpt killed it. I Underwrite a deal. I'm the creator. So System compares my deal against other users roles for my deals. I view the resources tab for deals. Wait, example 2. I view the resources tab for deals not created by me. System displays users who have roles saved under. This is not right. We need to change that. Confirm every user's previous roles appear under for my deals. Confirm four other people. Confirm one tabs did not affect the other. Confirm match deployment, dry run run migration, validate deliverables. Okay, cool. I can mess with this. You did good, base daddy. You did good. Get rid of my stupid confusing prompt. Okay, we just need to change one thing that that was confusing. I view the resources tab. Boom. Okay, I need a brain break from that one. Let me go answer some really complicated questions as my brain break. Dude, there's so many questions. Hey. So the way that you make money in morbi methods is simply you're over leveraging the deal. You are structuring the capital stack in a way that you are funding more than 100% in terms of where you're getting the debt from. You know, normally you're getting let's say a 75% LTV loan and you're bringing 25% equity cash to close, right? That's 100%. Funds are received well, you still have to come out of pocket, you know, 5 or 6%. Right? On a morbi method, it's usually like 8 or 9% that you have to fund. So even if you were closing a transaction traditionally with a 75% LTV, 25% down payment, you're still going to need 9% on top of that. You're going to need to have 109%. Right? So the way that you get money back at closing is let's just say the total all in entry for all funding is 109%. Say you got financing for 115%. So you're 6% over what the actual cost of funding is. The way you achieve that in simple terms without getting too complicated in the math, is you are getting more seller financing than the than really what you need, right? You're getting 6% extra seller financing from the seller directly on top of what you're already getting to cover for that 25%, if that makes sense. I know it's really hard to walk through, but that essentially is how people are getting paid at closing. So I use Buy Box Club. It has. Let me just pull this up actually. So it will break down exactly the capital structure for getting those kind of deals locked up and getting you know, essentially getting paid for that. So if I pull this up actually. Damn it, I just broke something. Now I gotta delete this recording and do it all over again. That sucks. Ugh. Okay, we just had a major. Oh my gosh. Oh, wait, I was looking at the wrong tab. What an idiot. Okay, now I'm gonna have to edit this video. What a dummy. That's annoying. All right, now I'm gonna go to TikTok studio. That's what I like to use to edit videos. I'm gonna edit. Let's go to the part where I was having a mini panic attack inside.
Exactly. It has let me just essentially is how people are getting paid at closing. So I use getting paid at closing.
Split that. Delete the shit show that I had re record. Let's pull up a deal so that we're not fumbling around. Let's pull up a deal. That was actually makes sense. This one. So I use a software called Buy Box Club and it has all the Morbi method underwriting logic built into it. And I'll just go ahead and show you. So if you look, if you can see my screen, this shows the breakdown of how I'm getting the leverage. And then at the end of the day, I'm getting $28,000 back as part of that closing because of how I structure the debt. And if you look at that, hopefully you can see that that's how I'm structuring the debt. And it breaks it all down for you. But it's really all about how you structure the debt. But you have to be very careful with that. You don't want to over leverage yourself to the point where you can't refinance out of the loan. So it's really, really critical that you underwrite for your exit, which I do. You can see here I underwrote this for 10 years. So it's super critical to make sure you're not like truly over leveraged when it comes to time to refinance out of that loan. Okay, now I can pull that back into TikTok studio and slap that dude on there.
So I use a software called so. So I use Getting paid at closing. So use a software called Buy Box to pay that closure.
Delete that part.
Getting paid at closing, use a software called Buy Box Club and getting paid at closing. So I use the software paid at closing. So I use the software hit that closing. So I use a software called Buy Box Club and it has all.
Super annoying that I have to do this. Okay. Oh boy. What do we got here? Okay, so wow. Oh, that was my input. I'll implement this now. Update the edit buy box now. I need this for this. Perfect. I've implemented created migrated functions, admin only access for safety. Updated Updated. To activate the migration, go to dashboard code functions migrate buybacks rules. Click Invoke. Bro, there is no invoke. There is no invoke option. What do you mean do I hit test function.
It?
Okay, yeah, that's what I wanted to do.
Sam.
That one's going to take a while to upload. Watch. Every user is going to message me, tell me it's broken. That's going to be hilarious. Okay, so let's check this out. Let's see if I broke everything. I'm still seeing matches, so I think that's a good sign. Nothing available here.
Foreign.
Let's go to my buy box. Let's edit my buy box for Morby methods. Go to location for my deals for other people. Okay, here we go. I want to say I'm going to be a tc. Ooh. Okay. How do I do this? Deselect. Okay. For all red states. I want to be that, that for other people. That, that and that. I really don't. But actually I'm going to leave that blank. Okay, so it just kicked me out. I guess that's fine. So now I want to go into Indiana specifically. Okay, so it kicked. It's forcing me. Okay. I mean I'm okay with that as long as it actually saves, which it appears it does. Okay, cool. Love this publish. Let's see if we broke anything. I don't like how long this is taking. No Match Pro members offer services in Indiana yet. Well, we know that's not true. Is saying this on the resources tab. Thanks man. Appreciate it. So the concept is to have on all deals on this tab for all deals, a list of resources. PMLs, TCS operators, credit sponsors, you name it. You got a list of resources of people that want to do deals there. Once I get it working. Is saying this is on the resources tab. No Match Pro members offers. This is not correct because I know that Mundo@dealswithmundo.com has in his buy box for single family LTR that he is willing to be a TC as one of his roles and it's not showing up. Hey Roger. Change cash to seller to $50,000. Gangster didn't even touch it. Hey Roger. Change monthly rent to 2,000. Roger. Roger, you naughty boy. You did not perform that action. What do you mean? How are you populating the database so I have, I'm kind of like in beta testing right now, but I have like actual users on the platform. So, like, if you look, these are all the people with like real buy boxes on the platform. So everyone that has their buy boxes would get matched in real time too, which. Why is it only there's actually a lot more users on the platform than this. So I'm wondering why is this list not. That's concerning. There may be a bug there. I'll have to check that out. Let me write that down. It's not the most important one, but Marketplace, even agents could use this. Like imagine you just got a deal. Like if you were an agent and you creatively were going to underwrite the property for what your client. You could sit down. Oh my gosh, why am I not even talking about this? You could sit down with your client. I need to write this down too. This is too, too good. Agents sit down with client, underwrite the deal based on the terms that you would take and you would get matched with buyers, people willing to buy those deals. It's freaking genius. That is a good idea. Okay, what am I doing? This copy migrate buy boxes. Can you confirm that is Match Pro member? Is that part of the issue? Yeah. So users are like underwriting properties and then they're getting matched in real time with buy boxes on the platform.
It.
All right, what other answers?
It.
Saying is Match Pro fault. Oh, wow. What is this? That's a very long object. Why is it saying Match Pro false? I should have an active subscription and be in Founders Club. What's the easiest way to structure Morbi Method with the seller so it doesn't get too complex? Okay, so the easiest way to structure Morbi method so that way it's simple for the seller to understand, is you ask them to do seller financing. You just make sure they know that they're not going to be in first position. Start with that. Don't over complicate it. Then when they are okay with that concept, you can move to the contracts. I personally like to get all the contracts drafted up front, including the promissory note and everything involved. And when I present that to the seller, when I get it under contract, then they understand the mechanics of the transaction once they can see all the paperwork. But first, I don't want to start spewing, you know, double close, yada, yada, yada, all this stuff out of my mouth. Right? You're going to lose them. Just get them to carry, you know, get them to agree to terms. You're going to bring a large down payment. They're going to carry back the rest. Once they agree to that, then you can start to layer in the explanation of how that's being done. But before that, you want to make sure that they understand they're not going to be in first position because you're going to get a DSCR loan. So that's how I would structure that. Okay, what we got here? Would it be easier to update with. I don't know what what you're telling me here. Okay, can you make is Match Pro true and also keep the Founders Club status?
It.
One of my friends is clowning me on this post. She said how do you actually close them? Talk about Morbi Methods. When she closes like a bajillion of these, I'm going to respond in a funny way. First we need to get this going. You'll immediately. Okay, let's see. I can see the issue fix. We have a function literally called that. We gotta. We gotta delete that function once it works. Admin fix Muto. Okay. Founders Club Match Pro Active. Active. Active. Active. Okay, that appears. Well, let's test first. I should see my name show up on resources. Don't do this to me. Oh, Roger let me down. Previously, Roger could not update monthly rent. Also, Roger history is not showing in AI logs. Okay, what is up with this? That worked. Look at this screenshot. I am not sure why you made this green. Keep the branding the same throughout the application. My normal profile picture does not look like this. That's awesome. Okay, so you got a deal. You found some matches. You need resources. Here's a TC boom right there. Post that to my stories there. Amazing. Perfect. Oh yeah, I got to respond to that video. This is going to be funny. I got to think of a really smart ass response. How do you close these deals? Okay, so if you want to learn how to close Morbi Methods, the first thing you do is you find the lead and then you get it under contract. And then somewhere in between all that you like figure out how to do this deal with the paperwork and stuff. I don't know what that's called. Maybe a contract I think is what it's called. And then you use a title company. Oh yeah, you. I think you need to get a loan. I'm not sure. I don't know. You get a lender involved and then you have to have some money and then you can close. And once you close, they like give you the property and it's like yours. That's pretty much how you do it. See if she likes it. So.
The first thing you do is find the lead and then you get it under contract and then somewhere in between all that you.
That's hilarious. Okay, I want to see that they fix this profile picture because that was hideous. I don't love how it takes a few seconds to load and you didn't do anything. Okay, cool. Nothing changed. Please make sure you implement what I asked. Also, what can we do to optimize search results on resources? Because it is taking about five to seven seconds to load and the user is sitting there waiting it.
Okay, so the first thing you do is you find the lead and then you get it under contract. And then somewhere in between all that.
Okay. Is frozen. Okay. Oh, we need to go back and freeze all these files. Deals is not frozen. Edit my buy box needs to be frozen. What are you doing to me? Okay, apparently we're not fixing that. Deals page is not frozen file. They have to be a partner on your deal in most cases. There are some transactional lenders, slash capital partners that have some lending relationships where they will allow the individual with the liquidity the funds to to essentially fund the purchase knowing that there's going to be a carryback on the back end. But it's very, very difficult to find. Most cases you're going to be finding a DSCR lender that is going to require the capital partner to be on the operating agreement and then they're going to use their funds to qualify for that loan even though they're not really going to be a guarantor on that loan. But those are definitely. You can definitely find those options pretty easily in that scenario. Okay, your profile now displays. Let's publish that. Love it. Okay, go ahead and announce this update. Need at need ATC a PML operator, capital partner, etc. Where it will be. There were serious changes to made to the buy box profile. So now when you go. Let's see. Let me drop a screenshot of that. Each state you will see two tabs. The tab that is for that is for my deals is for your buy box to show up for other people's match score results so they can send you deals. The other tab of for other people is for you to be listed as a resource for people if you are willing to provide a service such as consulting operating PML, capital partner, TC etc. How does getting deep. It will also provide your match score on these two. So if you are a TC and you don't want to represent a client with a shitty deal now you don't have to. How does getting clients sent to you. How does getting clients with high quality deals sent to you? How does getting clients with high quality. Boom. That one's a big deal. Actually, I should just recreate this post because I feel like other people need to see that. Where was that? Right here.
It.
Okay, back to the multifamily calculator which I've been trying to work on for forever. All right. Output. How do I disconnect my headphones? Come on, man. Come on. Sometimes technology is not my friend. Okay, whatever. I guess we're not listening to tunes. Why do you keep doing this to me? It's freaking annoying. All right. Okay, let's do this. All right, we're going to compare the debt structure. Ew. What happened here? I don't like that. I don't like that. Staging only financing structure. The card, the summary card displayed at the bottom of each column is dynamically showing at different heights. It needs to be at the same height on each card displayed at the bottom always. So all three columns are aligned at all times with this summary. Cash to seller or cash amount. Summary card also needs to be expanded. Even though doesn't have a second row, it should still be the same height as the other cards. Task for underwriting. I asked Roger to change the monthly rent. Roger did not comply with that request. Roger is also not storing his logs of commands in the AI tab. Previously this was working. Go back and lock all these files. Underwriting staging. No, no, no. We need that admin utilities. I don't know what this deal collaboration is. Oh, shoot. I forgot about that. We need to get rid of that or we need to do something with that. I'll call those files for all users except for admin. Hide the collaborations page from the menu because this is something that still needs testing for its made available. Okay, all that looks right. Let's do 7% interest. Let's leave that there. The units on this deal. Oh. Oh my gosh. Dude. I had all this built out and it deleted. All got erased. That's fantastic. Well, on that note, we are definitely not doing that tonight. Staging only. The following tabs are all blank and everything I had disappeared. Where? Why did you remove this? All the tabs are blank and just say placeholder units. Other income expenses pro forma exit. Wow.
It.
That's painful. We gotta wait till that's finished.
It.
Frozen files. Roger issue files are now on frozen. I really hope it can bring back all my work because that's going to make me sad. We're always Empty placeholders. What? Don't. Don't lie to me and tell me that you they were always empty. I know for a fact you're lying to me. We're about to have a heart to heart here in a second. It bro you and I both know there was content in all these tabs. We worked very hard. We worked very hard on this together. There are definitely prior versions with this code in all the tabs and I need it restored immediately or I will lose my sanity. You don't have the content. How hilarious is that? Oh my gosh. Oh. Oh my gosh. That's hilarious. That is hilarious. Okay. All right. You don't have this. No problem.
It.
Are you able to look at the code from a prior version? This was the last time that it had all of the appropriate tabs. I don't want to restore my version entirely. I just want to pull out the missing tabs from this. The universe is really testing me today. Really testing me to see how bad I want this. All of that work was deleted. Okay. Capital stack and resources okay we're going to view the code we what files would I need to pull from that version in the code to provide that info? Here you pages staging Pages staging. Holy cow. That's a lot of code, bro. That's 3,000 lines of code. Wow. Here it is. Oh great. That didn't help. Here it is.
It.
But it's for incompletely IT base 44 is inadvertently without my permission changing code all the time how can I All right we're going to call this by my box club what kind of bash tools back well let's hope this works in the meantime GitHub that's gonna take some time to.
It.
Okay since your file saves away pushes prefer native close a tight copy paste regularly backup all codes so I gotta see yeah you you should be fire yes. Things taking forever okay.
It.
All right waiting on this to load still not there yet and I'm paying some bills in the meantime.
So.
Okay. Still waiting on that file to completely build so pay Juniper capital utilities HH results Oh my gosh. Transition sheet okay so that file is still building. This is taking a long time to rebuild all that stuff that got lost. In the meantime close out of that oh shoot book okay so Mormon method workshop schedule 11:30 so that would be let's see on the 23rd, November 23rd I'm gonna say six people so that would be 11:30, 12:31 30. That be two hours. All right well you don't need to see that any Lefties? I don't know. How am I supposed to know that clubs are provided? Will you need clubs? Yes. 6276. So this would be November. Wait, November. November 23rd. So 1130, 1231 30. Let me get back at 2.
It.
Okay, so that's November 23rd. Yeah. Let's book it. Okay, so that's booked. Boom. Perfect. Wow, that's still building that file. Roger. Change rent to 1800. Roger. Enter Indianapolis for the city, Indiana for the state. 46208 for the zip code. Okay, cool. You didn't do any of that. Roger. Ayers City, state, zip code. Roger. Update the year built to 2000. Air it out on your built. I'm really jacking this deal up. Roger. Update rent to 2000. Let's just go one by one. Roger. Update agent name to Jason Bourne an agent email to jason bournest.com agent name, agent email, agent phone, square feet. Update property taxes to 2000 and annual insurance to 1600. Interesting. Update lawn care to 100. Update cleaning expenses to $100. Update cash to seller to $80,000. Update cash to seller percentage to 45%. Update bank financing to 70% LTV and 7% interest rate.
It.
Update closing cost to 3% and partner exit fee to 1.5%. Default assumptions. Yeah, no problem man. I'm about to wrap up for the night. But absolutely adjust re. Nevermind. Adjust years to refinance to eight years. That was wrong. Yeah, it really jacked up the bank loan and the seller finance payoff logs. It's really struggling on that. It's been going on for like 30 minutes. Different asset class. Single family or. Interesting. 81%.
Three three six was 29th street.
All. What else needs work. We got training. The event that needs to be removed. Multifamily deal versions. Change purchase price to 245,000. Okay, well that works. Implement. Roger. App wide. What would be needed here for CRM? Contract Generator TC checklist. Test 1, 2, 3 test 3, 4, 5. Notes. Notes section looks shitty. Change underwriting status. Well, that button doesn't work. Deal status doesn't work. Button still not building. Okay, what do we do about this? My box, my matches. Doesn't refresh. Let's go take a look at this. Okay, so what should we change? Investor profile page. Nice. Okay, let's compare what I have today. Bio. Okay. Custom buttons would be helpful. Yeah, that would be a good idea. Okay. Investor profile. Give user custom buttons to add their own URL redirect. How would we be able to do that? I feel like that'd be pretty difficult to achieve. Probably a down the road feature give them ability to capture contact info for their own newsletter Contact about Home program okay Single family Indiana it does not say TC TC Roles missing on Profile Public Buy Box that's still going huh? It's been like 40 minutes. All right, well I am going to probably call it a night at that since it is midnight and I need to get up early and go work out. So I will see you next time.
