Subto Underwriting - Buy Box Club

This is a live YouTube demo (Mundo Sanchez) showing development of a subject-to ("sub2") underwriting calculator inside Buy Box Club. The speaker walks through funding inputs (PITI, property management, capex, payment), aggregates cash-to-close (cash to seller, EMD, assignment fee, closing costs, operating capital) and observes the tool reporting $75,500 needed to close for the example deal. He demonstrates auto-calculation of seller financing from a $400,000 purchase price and discusses required override inputs (outstanding balance, PI) when auto-calculation is incorrect. Product goals mentioned include batch underwriting via spreadsheet upload, multi-family and business underwriting in future, recruiting beta users, and a 30-day trial URL. The speaker also claims the tool helped him save others from over $3M in bad deals recently and iterates rapidly while fixing calculation and UX issues during the live stream.
What's going on? We are going to be building out the sub 2 underwriting calculator today. I actually have a deal that has been resuscitated 10 times and has died 10 times over the past year. And the wholesaler came back to me today and said, hey, the last terms that you negotiated, I think the seller is willing to accept those terms now. Does this deal still work for you? This was February of this year. Very, very, very long. I've already had kids since then, basically, not quite, but in the process. So we're going to be building out the underwriting calculator for sub 2, and I'm underwriting as I'm. So here you can see the PITI have all that built out. I got property management, capex, PML payment. So that's under the funding section. I'm basically taking all of the funding requirements, which is going to be, what's the cash to seller, what's the emd, what's the assignment fee, what's the closing cost, what operating capital do I need? And that's giving me my total. So a lot of times people get into deals and they're just like, clueless in terms of how much capital they actually need. This is adding it up all for you. So this is saying, I need 75,500 to close. There's nothing that's worse than you going to raise private capital. And you don't even know how much money you need to raise. You just, you know, look really bad when you start raising capital and you don't know the exact dollar amount or you have to go back to them and tell them that the amount increased by $10,000 and you didn't account for that. That's not good. So I already know this deal doesn't work in its current form, but I'm trying to build all these things in here first, verify the seller knowledge. Okay, so we're waiting on that to calculate. All right, so let's see if this accomplished what we were looking to do. Okay. Chino, my man. What do you mean? My OC badge. I'm not cool enough like you, man. I didn't get a founder's jacket. I'm so jealous. I didn't get a founder's jacket. If I had a founder's jacket, I'd be wearing it right now. That thing's so cool. I'd be wearing it, you know, sleeping at night. All right, so let's see if this is calculated. I wanted to auto calculate the seller finance amount based on the values so we Have a seller finance or. I'm sorry, we got a $400,000 purchase price. I'm just taking out the good old fancy calculator. Now we need to back out the current estimated balance which is 22896873 minus 3000 for EMD because that gets applied towards equity minus 27,000. So that's 141-03-127. Look at that bad boy. Okay, now we need to fix some logic here. Okay, so if I override that, if I override that, if someone's going to override this calculation, we need them to also override the current estimated payoff. Because I don't want this is doing an auto calculation and if for some reason it's not right, can't get it aligned, then $70,000 jacket. That is the world's most expensive jacket. That is very true. Yeah, I guess if you are a founder and you were in year one owners club and didn't renew in year two, I think that would be correct that it is a seventy thousand dollar jacket. Because I don't think you would have got your jacket. That's funny. One day. Okay, so if we're going to override, if the user is going to select the override option, there also needs to be an override input for outstanding balance. Same with the PI. Yes, for either. For both options. Then this overridden outstanding balance will be the new outstanding balance that needs to be calculated elsewhere or subtitute calculator only. I don't know who Joe Bolo is, but that sounds like a cool name. Okay, what changed about this deal? Oh, the piti. Get over it. Okay, cool. Yeah, so this is not a good deal right now where it's structured, but we're going to restructure this. But first I want to get this working appropriately so we got the cash required at maturity is definitely not right. We need to fix that. Which is pretty obvious why it's not calculating a bank loan payoff or the seller financing payoff. This thing is going to be so cool. Once it's done, I'm gonna make so much money I'm going to be printing money. Literally printing money. Especially with this button right here. You can just upload a spreadsheet. Once I have this fully built out, upload a spreadsheet of deals, of addresses and just select the creative strategy and it's just gonna boop. Underwrite all them all at the same time. Imagine if you had like a hundred leads and you just click a button and then it just underwrites a hundred deals at the same time and then you send out 100. Lois, that's. That's the direction we're headed. I think I'll be there in like less than two weeks. Hell yeah. We got people networking on the live. Let's go. I love it. Do you know anything about this housing alchemy? Is this like a co living mentorship or something? Gilbert, I don't know if Chino's gonna respond because you don't have the seventy thousand dollar jacket, but I hope he does. I don't have the jacket either. What's going on? You're talking like Jamil Damji, right? Not Damon. I don't know who Jamil Damon is. What am I waiting on this calculation? Hold on. Oh yeah, yeah. The override logic. That makes sense. I'm pretty impressed that it was actually able to calculate the seller finance on that first try. It's impressive. Okay. But I need to know the monthly payment. It's kind of important. That's awesome. You have to let me know how it goes. I'm interested in seeing what that looks like. How much is that, if you don't mind me asking? I'm gonna guess $6,000. That's my guess. And is it monthly or is it lifetime? Okay. Apparently we have some big time for the Jamil Co Living thing. If you guys know any high volume wholesalers in creative finance. I really need some beta users because that'll help me build this thing faster. The more volume that's transacting. That's going to help me identify issues and be able to make this thing skyrocket pretty soon. If all else it's going to skyrocket for me. So I don't even care if there's other users. But I know I'm going to make a bunch of money out of this. Okay. Is that annual or is that lifetime? Interesting. How do I not have any deals here? Oh, I'm logged into the wrong person. That makes a lot of sense. Just really anything, someone that's, you know, slinging, you know, it could be, you know, 2, 3, 4, 5. Just. I just need. I need buyers posted with their buy box and I need wholesalers posting deals. Really need both ends to kind of make sure that matches and everything are working. Because the concept is that you're under. You're using this. You're using this. Yeah, it will absolutely. It will. It will be focused on multi family. It would actually have buying businesses too. It will underwrite businesses that'll be down the road. I'm trying not to get the cart in front of the horse. Awesome. That would be amazing. The URL is in underneath my name here, buybox club IO and then that code right there is a 30 day free trial. And if I have people that are like really going hard on beta testing and helping me out, you know, I'm happy to just keep extending that until we get this thing doubted and you know, keep giving you free premium usage. I've saved so many people from bad deals in this past week with this, like over $3 million. It's been crazy. I really didn't realize how much of a need this was and just like knowing how to underwrite. I'll put the URL in there. Just be prepared for things to break like often. But I'm fixing them just as quickly as things are breaking, FYI. So it's, it's moving pretty quick. I have to manually go. I'm on Streamyard broadcasting to YouTube and Facebook. So what I have to do to actually comment in Facebook, I have to go into.
